Fully remodeled studio guest house/cottage in Findley Lake, NY. Completely detached, located at front of property of our much loved vacation home (which is also available for rent in a separate listing and sleeps 10). King sized bed with full size bed overtop and full size pullout couch. Ideal for couples or families with children. Firepit, grill and picnic area to enjoy the outdoors. Comfy, clean and cozy little cottage. Less than a 10 min drive to Peek'n Peak Resort! Although the listing states the space can accommodate up to 6 guests, it may be more suitable for comfort that those additional guests be children. 6 adults, although possible, may not be ideal.

We have always made it a high priority to provide a sparkling clean environment for your stay. Our standard of clean has now only been enhanced by following the CDC guidelines for disinfecting that include:

*Cleaning and disinfecting high-touch surfaces daily in household common areas (e.g. tables, hard-backed chairs, doorknobs, light switches, phones, tablets, touch screens, remote controls, keyboards, handles, desks, toilets, sinks)
*Use of EPA-registered household disinfectants
*Soft porous surfaces such as ben linens, duvet covers and towels are laundered with each stay according to CDC guidelines

This is the formal Rental Agreement. By booking our home you acknowledge and accept all the terms and conditions below. Acceptance of the House Rules, and the Liability Waiver incorporated therein, is a condition for booking a stay at our property. By booking a stay with us you acknowledge and agree to the terms of the waivers. If you have any questions about this Rental Agreement, please ask before booking. House Rules We welcome seasoned guests over the age of 25 . Arrival and Check-In: Check-in time is 4:00 PM, unless pre-approved for an earlier time. The lockbox code will be sent, at the latest, on the day of your arrival. Upon Check-In, Guests should inspect the Premises and immediately notify the Owner of any unsatisfactory condition. Furnishings and Supplies: Our home has a fully equipped kitchen, linens and bedding. 2-3 rolls of toilet paper will be supplied. Guests may purchase additional supplies at local supermarkets. Please bring your own charcoal for use of the grill. We have a traditional drip coffee maker. Pets: Absolutely no pets are allowed in home or on property. Evidence of pets may result in the immediate termination of the rental agreement and loss of your security deposit. Smoking: We do not allow smoking anywhere inside the home. Evidence of smoking in the home may result in the immediate termination of the rental agreement and loss of your security deposit. If smoking outside, please properly dispose of cigarette butts. Parking: A maximum of 2 cars are allowed and is restricted to the area in front of the cottage. There is no street parking. Please do not block the main driveway at any time. Snow Removal: If needed, the driveway will be plowed prior to arrival. Should there be a need for additional plow service during your stay, please contact us and plow service will be arranged. Beyond this, the Guest is responsible for snow and ice removal on driveway and walkways as needed. We highly recommend 4 wheel drive vehicles as the area can receive a large amount of snowfall in a short period of time. Garbage: At the end of your stay, please collect all garbage and dispose of it in the dumpster outside. Maximum Occupancy: The maximum occupancy is 16. This includes both adults and children who sleep in their own beds. Infants under the age of (1) not included. The exact amount of guests should be specified when booking. Exceeding the amount of guests as specified per your reservation will result in the immediate termination of the rental agreement and forfeiture of the entire rental amount and security deposit. Absolutely no parties or additional overnight guests. No outside guests allowed. Parties, Loud, or Unruly Behavior: Quiet time is from 10pm to 8am. The Premises may not be used for weddings, receptions, or large parties. Fireworks are not permitted by state law. Please do not disturb the neighbors. Please do not trespass on neighbors property. Please be courteous of any noise. Loud or unruly behavior is restricted by local ordinance and may result in citation or arrest by local law enforcement. Alcohol in the possession of minors is not permitted; as well as illegal possession of controlled substances by any guest. Breach of any of the above provisions could result in the immediate termination of the rental agreement and the forfeiture of rents and security deposit. Internet: We have high speed internet on our property but cannot guarantee that said Internet Service will be available for all or part of your stay due to unforeseen circumstances. We strive to maintain these connections but in the event internet service is not available at your chosen property no refunds or credits shall be given. Video Surveillance: There is a video surveillance device located on the exterior of the property. This device is not to be tampered with. Children: Although children are allowed, the home is not entirely child-proof. Please be careful, and ensure that your children are safe. Maintain close supervision at all times. Outside Firepit: An outdoor firepit is available for use at your own risk. Firewood may or may not be provided. Fires must be contained within the fire ring. Do not dispose of any ashes into the woods or garbage. Departure and Check-Out: Check-out time is 11:00 AM, unless pre-approved for a later time. The home is expected to be left in reasonably comparable condition as it was upon check-in. Check out procedures: Please return all items to their proper places Please remove all USED sheets from bed and place on floor (please leave mattress protector and duvet on the bed) Please place all USED towels on the bathroom floor Please deposit all trash in the dumpster outside Please load and run the dishwasher with all remaining dirty dishes Please remove all food from the refrigerator Please ensure lights are off, windows are closed and all doors are locked Please ensure AC is off in summer and Heat in winter is lowered to 60 on main unit and bathroom baseboard unit Please return key to lockbox All Guests shall vacate the Premises no later than check-out. Guests waive all rights to process if they fail to vacate the Premises upon check-out. If the Premises is not left in proper condition, guests shall pay for cleaning, maintenance and repairs to restore the Premises to check-in conditions and costs shall be deducted from the security deposit. Waiver of Liability and Hold Harmless Agreement 1. In consideration for receiving permission to rent, I hereby RELEASE, WAIVE, DISCHARGE and COVENANT NOT TO SUE the owner, their officers, agents, servants, or employees (hereinafter referred to as RELEASEES) from any and all liability, claims, demand, actions and causes of action whatsoever arising out of or related to any loss, damage, or injury, including death, that may be sustained by me, or any of the property belonging to me, whether caused by the negligence of the releasees, or otherwise, while in, on or upon the premises where the use is being conducted. 2. I further hereby AGREE TO INDEMNIFY AND HOLD HARMLESS the RELEASEES from any loss, liability, damage, or costs, including court costs and attorney fees, that they may incur due to my participation in renting, whether caused by negligence of releasees or otherwise. 3. It is my express intent that this Waiver of Liability and Hold Harmless Agreement shall bind the members of my family, spouse, and my guests. I hereby further agree that this Waiver of Liability and Hold Harmless Agreement shall be construed in accordance with the laws of the State of Ohio. 4. I accept this Liability Waiver incorporated in the House Rules, which I accepted when making this booking. I ACKNOWLEDGE AND REPRESENT THAT I have read the foregoing Waiver of Liability and Hold Harmless Agreement, understand it and accept it voluntarily as my own free act and deed; no oral representations, statements, or inducements, apart from the foregoing written agreement, have been made; I am at least eighteen (18) years of age and fully competent; and I execute this Release for full, adequate and complete consideration fully intending to be bound by same.
