You will be as comfortable as you are at home but you'll have the luxury of only being steps away from Lake Champlain's refreshing water. Swim, float, splash, fish! Bring your own toys to play in the lake or on the grassy lawn. Our home is the perfect spot to use your kayaks, floating toys, corn hole or croquet sets. Between Memorial Day and Labor Day use our dock to fish from or to tie up your own boat for easy access.

After a day of outdoor fun and sunshine, you'll find everything you need to prepare family meals in our fully-equipped kitchen. Enjoy family dinners on the large outside deck table where you can listen to the lake breeze rustling the leaves of our wonderful shade trees. End your fabulous days sitting around the fire on our lakeside patio. Find constellations in the sky overhead, roast marshmallows for s'mores and share laughs and memories of the day.

Our family has enjoyed this beautiful, special spot on Lake Champlain for over 50 years. We are sure your family will love it too.

Vermont Rooms Tax (applies to stays < 30 days) 9%

Security/Damage Deposit ; $500, refundable when all rental agreement terms are met.

First Payment: When received, secures reservation dates. Includes Security/Damage Deposit and signed Rental Agreement (RA).

Second Payment: Due 30 days before arrival and includes 50% Rental Fee + VT Rooms Tax

Final (Third) Payment: Due 14 days before arrival and includes 50% rental fee and 9% VT

Rooms Tax. Optional Linen and Towel rental fee ($100) + tax due with this payment too.

Accepted Payment Options: Bank/personal check (preferred); Visa, MasterCard, Discover via e-invoicing

Cleaning Fee: There is no cleaning fee or maid service. Home must be left in broom-swept condition at check-out.

Cancellation/Refund Policy: Refunds issued only when reserved dates are re-booked. Refund adjusted by any new rents received and expenses incurred.

ADA Compliance: Our home is not ADA compliant

Pets? No pets.

Smoking? No smoking in our home or any adjoining decks. Smoking permitted away from the house.
