Our rental is set up for 2 person occupancy. We are not able to accommodate families, parties, or gatherings. You may visit with friends family over the age of 25 on our outside entertainment deck by the ship store during business hours, or off site.

Our cottages comfortably sleep 2 adults. All guests must be over the age of 25 as we are surrounded by adult activities (tiki bars, swim up pool bars, restaurant and bar, etc). We do not make exceptions. 2 Adults max occupancy. Not set up to accommodate children of any age.
House Rules
COTTAGE HOUSE RULES

*We provide an experience outside that of a hotel. We are a working marina, and we are welcoming guests to come and experience our beautiful property. We strive to provide an off-season more peaceful and tranquil stay and during the season we offer a weekend tiki bar, outdoor kitchen, and live music. This is OUR five-star experience. Unique to our property. We are not a hotel, nor are we striving to be so. If you are okay with a clean beautiful, cottage, cozy bed, waterfront views; wildlife, boats, a friendly marina dog, and amazing sunsets, this may be what you are looking for. As well, there is a lot of work that goes into hosting our cottages. Outside of a thorough cleaning, we provide fresh clean linens, coffee, tea, climate control and towels. If this sounds good, we look forward to hosting you.
Below we have put together a few house rules, and some tips on how to navigate our marina/restaurant.

*See LINENS and cleaning fee for refundable fee information.

*No 3rd party bookings. Guest that books, must be the guest that checks in.

*Beds – there is ONE (1) king size bed. There aren’t any other beds in the cottage nor is there a pull out loveseat/sofa.

*2 adult person occupancy per cottage. If you are preparing to entertain other guests while visiting, you should plan to do so on our 14,000sq ft deck during business hours, at our full-service restaurant during business hours or off site. Deck is 21+ Years or older (no children).

*Guests may invite friends 21 years and older to join them on the seasonal entertainment deck near the ship store during the season and during business hours. However, parties inside or out of the cottage are not permitted. If guests are interested in exclusive large gatherings of friends and family, they may reach out to our events coordinator to aid them in coordinating a group event.

*Cottages and property are not suitable for children of any age. These are cottages set up specifically as an adult couples getaway, surrounded by adults and adult entertainment (i.e. 2 tiki bars, outdoor kitchen, and pool bar).

*Trip Insurance - Please be sure to book your dates accurately. We have staff scheduled according to our bookings, and refunds cannot be arranged during or after your stay. Trip insurance is advised to assist you with any unforeseen emergencies that may arise. We will not be refunding for personal emergencies, travel interruptions, or any other issues outside of natural disasters which will need to be verified.

*Questions regarding the property should be addressed prior to booking (i.e. do not instabook if you have questions or concerns). Questions regarding personal health (i.e. other guest smoking on the property, or if you are allergic to dogs, etc) are of utmost important. Our property may not be suited for every guest, and we are unable to address these issues once you’ve arrived.

*Check in is at 2pm or later. You will be checking in directly at your rented cottage. The key will be in a lockbox next to your cottage door. When checking in, please take a few minutes to walk through the cottage and let us know if anything needs to be addressed within the first thirty minutes of checkin.

*Check out is at 10am. It is important to check out on time so that the housekeepers can refresh the cottage for the next guest.

*Smoking on the deck or patio is allowed. Please discard of your refuse and clean the ash tray receptacle upon vacating the cottage. Place receptacle back on back porch. ASH TRAYS – If you take the ashtray, or otherwise throw it away, or put it where it can’t be found, please be sure to reimburse for the cost of the ashtray which is $30.00.

*Tiki bar – The tiki bar, outdoor kitchen, and live music is open on Fridays, Saturdays and Sundays through the season. Our outdoor season is from mid-April to mid-October. We are weather dependent so if we are experiencing wet weather or cold temperatures the outdoor entertainment may be canceled.

*Entertainment deck: Entertainment deck is seasonal. It offers a staffed outdoor kitchen and 2 tiki bars on Thursday, Friday, Saturday and Sunday. Along with live music, and the saltwater pool bar. This is a shared entertainment deck. All guests should behave appropriately, and treat others on the deck with kindness. More than likely you'll go home having met some new friends. - Our entertainment deck is also staffed with security and there are security cameras on the premises. The entertainment deck is seasonal. As well, it is only open on Fridays, Saturdays and Sundays (pool is open 7 days a week).

*Pool – 10am to 8pm Monday to Thursday, and 10am to 9pm on Friday, Saturday and Sundays during the season. The pool is 21 years and older. No outside food or drink at the pool. You may purchase food and drinks from the ship store, or the restaurant. Remember to bring a beach towel for pool and beach use. NO PETS IN THE POOL.

*Beach – the beach is a small man-made small craft beach. It is not a large beach at all. People do swim from it, and they do launch kayaks from it. It however is not a large walking or strolling beach. After visiting the beach or any other loose dirt surface, please take your shoes off before entering the cottage, and wash pet paws at our outdoor shower before taking them back into the cottage.


*Scents: No scents of any kind. That includes candles, sprays, incense, etc.

*Decorations: No confetti, no glitter, (not even makeup glitter) no taped decorations, no tied decorations.

*Fireworks: NO FIREWORKS OF ANY KIND.

*Hair Dyes, and other treatments: No hair dye in the cottage, or cottage showers.

*Wifi: Our wifi performs well with emails, and simple net surfing. It is not set up for gaming of any kind.

*Quiet time 8pm to 8am

*Glass doors and windows - please use the door handles to slide open and closed.

*Toiletries and Complimentary supplies: We offer STARTER quantities of coffee, tea, water, toilet paper, makeup wipes, shampoo, conditioner, and body soap. If you should need more than what we offer, there is a store less than a mile away. As well, please do not take extra home with you.

*Cooking: No cooking at the cottages. There is a microwave to warm up food, a Keurig, and a mini fridge. Food may be ordered from the restaurant as take out or purchased off site.

*Fishing: Fishing off the public pier at the far side of the restaurant is fine. Fishing off the private dock in front of the cottages is fine. Be sure to clean up any mess that may be made. Fishing anywhere else is prohibited.

*Any fish caught and kept need to be cleaned at the fish cleaning station near the Ship Store, and stored in the guests personal cooler outside of the cottage (with ice). No fish in the cottages.

*Boats – Guests may book a transient slip reservation for their boat by contacting the host, but we do not have space for trailer parking. Transient slips have limited availability and are rated at $2.50 per foot per day plus a flat one time fee of $10 for power.

*Parking: We have space for each guest to park one vehicle (truck, car or motorcycle) at the cottages.

*Drugs: NO DRUGS. Illegal activity is not welcome on our property.

*Cleanliness and any other issue regarding your stay: Each cottage is thoroughly cleaned prior to each guest, each cottage is thoroughly reviewed prior to guests checking in. We check to make sure toilets, sinks and showers are in working condition. Tv, heating/ac, windows and doors are in good working condition. However, if you should see something that needs to be addressed, we would appreciate it if you would address it with us within the first 30 minutes of checkin for cleanliness, and as soon as possible for any issues regarding plumbing, climate control, etc. We welcome the opportunity to provide our guests with an exceptionally clean stay, and we can’t fix things we are not made aware of.

*Cleaning fee, and Linens Fee – there is a $100 refundable cleaning/linen fee. If towels and linens are left in good condition, and the cottage is left in tidy condition, we will refund $100.

*Laundry: There is one washer and dryer on site. It may be used upon request during booking. All guests must supply their own laundry detergent, and other laundry products that they wish to use.

*Turnovers / housekeeping: We do not provide housekeeping services on a daily basis. We will provide additional towels, and pick up our items that need laundered every 3 days or as needed. Unless you are an extended stay guest. Extended stay guests will have their cottage cleaned thoroughly every 7 days, with additional towels and linens provided as needed.

*PETS – there is a $75 pet fee for each dog. ALL PETS/SA/ESA animals MUST BE ANNOUNCED AT BOOKING, breed, age and behavior. No more than one well behaved, non destructive, flea treated, potty trained to go outside, healthy dogs per cottage. Pets should not be on the furniture, or in the beds. Guests should provide all necessities for their pets to include dog bowls, crates, bedding, towels, etc. ALL owners are expected to go above and beyond to keep our facility pet friendly. Other pets may be eligible upon approval. Unaltered females are not allowed, and heavy shedding dogs are highly discouraged. Pets must not be left for longer than two hours. No wet dogs in the cottages, and no dogs in our cottage showers. Dogs may be rinsed at the outdoor shower next to the pool. Owners may request that one other dog (total of two dogs) be allowed to stay. A second dog will be considered at the time of the request.

*Service Dogs and Emotional Support dogs: We do not charge extra for true service dogs. However, we do charge $75 per esa dog. All owners remain liable for any and all damage caused by people or dog. Under the ADA service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal’s work or the individual’s disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective means of control. The animal must be under control at all times and never left alone at any time.

If we discover that a guest has misrepresented a pet as a service or esa animal, we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and to evict the guest(s) without further notice. In latter case, there will be no right to a refund for unused rent.

As well, the marina dog will still have full run of the property so all animals must be people and dog friendly. Any service animal or esa in need of a muzzle due to aggression towards other animals or people will be considered a danger to the public and property.

*Marina dog - Bumpa is our marina dog, he wanders the property (the whole property to include the area around the cottages). You may see him. He is well mannered, and he is wearing a gps so we know where he is. He loves people and food. Please do not feed him. He is on a strict diet. Please treat him kindly. No riding on his back, chasing him, hitting, or otherwise taunting him in any way.

*Pests –We have a bi-weekly service plan for pests, and the cottages are almost brand new. That being said, you may still see an insect from time to time.

*Guests may book their own brunch, lunch or dinner reservations at our onsite full-service restaurant Decoy's Seafood Restaurant, or one of our sister restaurants like The Vintage Tavern, Amedeos, or River Stone Chophouse.

*UPON CHECKOUT -Please pile all dirty towels, on the clean tile floor in the restroom. *Leave bedding on the bed, but check the bed and covers for anything you may have left in it. -Place all trash in trash cans – Place tv remote on coffee table -Remove all personal items double check the cottage prior to checking out to be sure you've gotten all of your belongings. Check drawers, restroom, etc. -Place all dirty dishes in the bathroom sink -Put the key back in the lockbox -message the host and let her know that you've checked out and have a fantastic day.

*All guests booking this listing agree to our house rules. – Guests may be asked to leave without refund if house rules are broken. Guests need to keep in mind that all rules have developed and been designed to assist future guests from past experiences.

Refundable Damage Deposit
Guests are responsible for any and all damage above and beyond $100. However, we collect a $100 refundable deposit upfront. If the cottage is left clean and tidy, and nothing is damaged, we will refund the $100.
Cancellation Policy
Cancelations allowed 30 days prior to reservation. If you book your stay you are committed to the stay unless otherwise canceled by the property manager. You should consider travel insurance for any unforeseen circumstances.
Notes
Bennett's Creek Marina is a full service marina with a full service restaurant. We have a 14,000sq ft. deck, tiki bar, swim up bar, and 58 boat slips. We can accommodate up to 100amps of power, and a 90' boat. We typically require all guests to have prior host reviews before booking. However, we are open to new guests booking so long as they are responsible, and able to follow the rules.
