Our home features Contactless Check-in: An e-pass will be sent to you to present to the guards at the gate for checking into the community. A pin pad number will be provided to you to gain access to the house. Check-out: 10:00 a.m. (check-out list will be provided once final payment received)

**SECURITY DEPOSIT – Security deposit hold (not charged) of $500 is due by 14 days prior to check-in. Automatically held from the card provided. Failure to return this rental agreement within 72 hours of booking and security deposit may result in cancellation of the booking. The deposit is refundable within 1 week of departure, pending inspection by property management. If any amounts are subtracted from deposit refund, a complete invoice will be provided to Guest along with any partial deposit refund.
**ANY DRIVER ENTERING WINDSOR HILLS MUST PRESENT A VALID DRIVER’S LICENSE OR ACCESS WILL NOT BE GRANTED**
Occupants: Guest strictly limits access to the property to those listed on this Rental Agreement except by special arrangement with Host. Maximum number of occupants is 10. No parties or events allowed.
Security: Lock doors when you are away, napping or sleeping.
Utilities: If you are going to be away from the premises for the day, please ensure all blinds/curtains are closed, and all lights, fans and electronic devices are turned off before leaving, to help reduce unnecessarily high utility costs.
Self-Catering: We provide a dishwasher pod, a garbage bag plus one extra, a laundry pod, two toilet paper rolls in each bathroom, paper towel roll and shower essentials to get the Guest started. Apart from those start up items, the Guest is to provide their own groceries and household goods eg. soaps, shampoo, detergents, toilet paper, etc. All linens/bedding are provided, including pool towels.
Smoking: No smoking of any substance (including vaping) is permitted inside the House or lanai; please restrict smoking to spaces outside of the building. Remediation of smoke of any kind as well as any damage will be charged at full remediation/replacement cost to the Guest.
Cancellation Policy: We understand that changes happen and circumstances arise, so you may cancel at any time. However, any payments made will be subject to the cancellation policy stated below. Please consider adding travel insurance to your reservation, so you are covered in the event of an unforeseen illness, injury or other circumstance that the optional insurance protects against. For the greatest flexibility, consider Cancel For Any Reason (CFAR) coverage as it will provide the best protection. CFAR includes all of the coverages that a standard policy includes and 100% reimbursement should you cancel for a non-covered event. Here are a couple of websites where you can look at a travel protection policy.
Travel Insurance: The use of the accommodation and amenities offered are on the condition that they are used entirely at the Guests’ own risk. The Host cannot accept responsibility for accidents, injuries, illness, death or loss or damage to Guests property or belongings, including motor vehicles, however caused. It is strongly suggested that the Guest purchase insurance to protect the Guest, the Guest’s personal property and any person on the Property during the rental agreement, as the Host’s insurance will not cover these items.
Damage and Cleaning: Any damage or cleaning issues noticed upon arrival should be reported to the Property Management Company immediately. All general maintenance issues should also be reported so the house can be kept in good repair.
Cleaning Protocols: We have always focused on superior cleaning and care of our house. Our goal continues to be around the care and confidence of our guests. As a result of Covid-19 we have optimized our cleaning program to be among the best in the vacation rental industry. We have expanded upon the previous cleaning standards to include the following. Check-in will be after 4pm to allow appropriate time for the linens to be washed and all surfaces and touch points to be cleaned and treated with EPA approved disinfectant.
Exposure: By visiting our Magic Disney Memory Home, you voluntarily assume all risks related to exposure to Covid-19.
HVAC: The air conditioning lower limit is 71 degrees Fahrenheit and heat shall not be set above 76 degrees Fahrenheit. The fan setting is on Auto. If these temperatures are not comfortable during your stay, the Guest must contact the Property Management Company or owner to make any adjustments. Doors and windows shall be closed when either heat or air conditioning is in operation.
Peace/Order + Other: Pets are not allowed at any time - Smoking of any substance is not permitted in the villa or lanai under any circumstances - Firearms, bows and other weapons are not permitted on the premises - The guests agree to be good neighbors, respecting the rights of the surrounding property owners. Guests will not create noise or disturbances likely to disturb or annoy the surrounding property owners. Quiet time is 11:00 pm – 7:00 am. Creating a disturbance of the above nature will be grounds for immediate termination of this agreement and Guests will then immediately vacate the premises. - HOA stipulations: “properties found to be in violation of quiet hours, exhibiting excessive noise, unreasonably loud music or participating in lewd, lascivious or tumultuous behavior will be fined $100 per incident. The fine(s) will be levied against the owner of the property.” These fines will be deducted from the guest’s damage deposit.
Indemnification: The Guest and all persons listed on this agreement indemnify and hold harmless the Host, Property Management Company and the property, against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss.
Mechanical Failures: Owner attempts to properly maintain the Property. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, cable service, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair and inspection. Owner is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to failure of such items.
Property Access: Guest agrees that the Property Management Company reserves the right to enter the rental property anytime to investigate disturbances, check occupancy, check for damage, deliver household items, or have a scheduled service carried out to make such repairs, alterations or improvements thereto as the Property Management Company may deem appropriate. In the event that we need to schedule a repair or maintenance or enter the property for any reasons listed above, whenever possible the Property Management Company and/or Owner will attempt to provide Guest with a minimum of 12 hours advance notice and attempt to perform services between 9 am and 6pm, 7days a week. Pool maintenance is on a weekly basis and will announce their arrival before entry to the lanai area.
Parking: There is a 3-car maximum per property address. Do not block sidewalks and do not park on the streets or grass. Parking is limited to two vehicles in the driveway, additional parking is available in the oversize parking lot off Comrow street (next to the recreation park) and across from the front of the clubhouse by the townhomes. RV vehicles must be parked in the oversize car park and under NO circumstances may they be used for overnight sleeping arrangements. All over-sized vehicles must be approved by the general manager AND obtain an oversize parking permit at the front gate.
Trash: Will be collected every day after 10am, place in the bench-mate located outside the front door (use lock). Must be in 13-gallon trash bags, not in supermarket bags. Additional trash compactor is located on Dinville Street near the playground if you desire.
Video Surveillance: Your home has exterior cameras installed at the front door to monitor the entrance as well as on either side and over the garage. Any attempt at disabling, redirecting or obscuring the cameras (including Wi-Fi) is prohibited and will result in full forfeiture of the security deposit and may, at the owner’s discretion, result in the guest being evicted without refund of outstanding nights’ rent.
Wi-Fi: Guests are provided with high-speed Wi-Fi during their stay. BlueStream Fiber is the provider and may be reached at 1-407-904-0852 for technical support.
Pest Control - Homes are regularly pest controlled. However, it is PEST CONTROL, not PEST ELIMINATION, and occasionally a pest may enter your home. Please do not be alarmed, please call the Property Management Company and this will be dealt with efficiently and expediently.
Falsified Booking: If this agreement was entered into under false pretenses, or incorrect information was provided to the Host, eviction will be immediate and no funds will be returned to the Guest.
Fireworks: No Owners, tenants, or guests shall ignite, discharge or use any firework(s) or other type(s) of pyrotechnic(s) on the property or neighboring properties or common areas.
Governing Law: This agreement shall be governed under the laws of the State of Florida and bylaws of Osceola County.
Pool: If pool heating is required, this must be requested at the time of booking. There is an additional charge and this must be paid for within the final balance. In the event pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool as this will vary according to a number of factors, the main one being the prevailing weather conditions. Swimming pools are dangerous. **CHILDREN SHOULD NOT BE ALLOWED TO USE THE POOL UNDER ANY CIRCUMSTANCES WITHOUT ADULT SUPERVISION!**
Inventory Items: No inventory items are to be removed from the property. This includes linens and towels. Guests are asked to ensure that proper care and due attention are paid to the furniture in the home. We ask that guests use and treat it as they would their own property. Guests acknowledge that damage caused to these items and repair is their responsibility and may result in a deduction from their security/damage deposit.
Community Amenities: As our guest at Magic Disney Memory you are permitted access and are able to utilize the amenities at Windsor Hills Resort. Please see the main office in the clubhouse for wristbands and access codes to the community lagoon pool and water attractions. Fee’s may apply for some amenities.
