***The home is accessible for both 2WD and 4WD drive vehicles with proper ground clearance although AWD/4WD is recommended. Low profile, sports car vehicles are not suitable for the mountainous gravel roads. Weather can greatly impact the accessibility if not using a 4WD/AWD vehicle.***

Any requests for less will not be granted and you may asked to change your dates.

Policies and rules:
***Please reflect the accurate amount of guests/pets with your reservation. We do not charge per person but this is how we make sure there are enough towels/linens out for our guests.***

Although all children are more than welcome and we provide some toys for many ages, please remember this is a mountain home with multiple levels. Please be advised many aspects of this home may not be suitable for very young children. There are second story decks, steep terrain, no child safety features, a hot tub, and a hot free standing wood burning stove.

ABSOLUTELY NO SMOKING/VAPING INSIDE OR ON THE DECK PORTIONS. We do not smoke and don't wish for our house to smell as such. We have provided and area where smoking is acceptable at a picnic table near carport. Please dispose of the cigarette butts in a proper green cigarette receptacle and not the ground. Cigarette butts found on the ground will result of forfeiture of security deposit.

Up to 2 DOGS only with nonrefundable paid pet fee of $120. Exceptions over 2 DOGS may be granted on case by case basis with increased fees. Dogs must be fully house trained. We kindly ask you have your dogs groomed before coming to help decrease the amount of hair that is shed in our home. We also ask you to please not leave pet unattended in the household unless crated. A crate is not provided. Recommended to keep on leash when outside - terrain is steep and there are many wild predators.
**No other animals are allowed!**

We have an outdoor fire pit for responsible use. Please be mindful to keep fires under control and small. Please do not set the mountain on fire. That is highly frowned upon, people and animals may get hurt or die, and then we would have to tell the authorities who did it, you would be publicly shamed and have fines to pay or worse, etc etc....so just be responsible when enjoying the fire pit.

For your protection and ours, this property has an outdoor video monitoring system in the driveway of the property only. Any tampering with the outdoor camera or its components/signal will result in immediate eviction and forfeit of all dues. NO REFUNDS will be given!

Other rules to note:
** Please keep our gate closed at ALL times including when entering and exiting- this helps keep people that don't belong there from exploring**

*No parties or events.

*Please no food or beverage other than water in the bedrooms. Help us keep the bed sheets/comforters white.

* Do not do laundry if temperatures fall below freezing. The drain freezes and you WILL flood the laundry room. Trust us. We’ve done it- don’t repeat it… You will be responsible for any water damage caused due to this.

*We are on a well and septic - flush only toilet paper and whatever comes out of you!

*We’re in the woods and there WILL be bugs and snakes. We have the house treated for bugs/pests monthly, but they still get into the house on occasion. Sometimes there are ladybug and/or stinkbug swarms. If the ladybugs and stinkbugs are in the house and are bothersome, you may vacuum them up with the hand vacuum located downstairs. DO NOT let them out as they will just find their way back in. We will empty the vacuum between cleanings.

*Always wash your dishes/glasses/silverware and small appliances before returning them to their place in the cabinets or counter tops. Our cleaners can’t take everything out of the cabinets each time and wash everything. Please “treat others the way you want to be treated”.

*Clean the grill after you use it to how you found it. Leave the tools under the grill (next to the propane canister) and re-cover it. Let us know if you change the propane canister so we can provide another.

*You will have access to the entire home and outdoors except the road farther up the mountain which is private property.
