There's also a writing desk where you can be inspired by the likes of Steinbeck and Twain. There's also a white, vintage-look log stove to keep you extra toasty at night.
KITCHEN, MAIN COTTAGE
The kitchen is newly redone in vintage style charm: new 4-burner stove + oven (apartment-size), new dishwasher, refrigerator and lots of new butcher block countertop space for prep. We have a coffee maker that also boils water, toaster and lots of pots and pans for cooking.
LIVING ROOM, MAIN COTTAGE
There's a love seat and pub chair with foot stool to relax in around the flat screen TV. The vintage chest has extra blankets and cushions for your comfort. The gas heater here keeps the main cottage toasty. You will hear ticking and the fan, as it comes on to circulate air throughout.
(The loveseat can be set up as a pull-out with linens for an extra $25.)

The bathroom has a small tub with shower and new, modern fixtures with vintage charm.

There's a new high-efficiency washer and gas dryer.

We have a mini-pool table with foos ball and slide hockey table-tops. There are loads of games, books, and other fun things to do on the shelves of the games room.

This bathroom features the original claw foot bathtub. Watch your step, as it's a big on to get in. There's a brand new vintage faucet as well as modern fixtures throughout.
COURTYARD
One of the best features of our PG home is the large courtyard that lies between the two cottages. We have a lounge set and gas fire pit. We also have a pergola with custom redwood dining table and a double-glider.
At the front of the main cottage there's a 5-burner gas grill and another patio table and two chairs for relaxing.
The patio furniture has removable covers that you can take off and replace when you leave or if it rains.
The 100-year-old Coast Live Oak tree has a swing in it that the kids love to play on. And we have our signature, three majestic Canary date palm trees. The yard is fully fenced, but please keep your pet inside and crated when you're not at home, as the city issues noise citations for barking dogs.
PETS
We allow a well-behaved and crated dog with prior approval and our pet fee is $50 per week and $150 per month. Two small dogs are okay with a pet fee for each. That can be set up as a special offer or separately.
We have had cats visit, but I like to speak with cat owners first about their temperament.
If you use Instant Book, we can connect afterwards about special arrangements for your pet.
I will provide you with a code to the key pads on both cottage doors.
I am available by text, call or email at any time to answer questions, be a guide or offer suggestions. Our local caretaker, Frank, is also available within 5 minutes, 24 hours a day, 7 days a week, if needed.
The Retreat area of Pacific Grove is a community of quaint cottages that are steps from the ocean, steps to the Monterey Bay Aquarium and minutes away by car from Pebble Beach, the world famous Concours d'Elegance, a US Open golf course, Carmel by the Sea, the 17-Mile Drive and just a half-hour drive to Big Sur.
The walkability score of this neighborhood is high! Sights, restaurants and shopping are within 10-15 minutes walking distance: including the Monterey Bay Aquarium, Cannery Row, downtown Pacific Grove, and Lovers Point beach.
Suitable for quiet retreat: Pacific Grove's "Retreat" area is known for it's quaint cottages and cozy streets.
Even though our home has a secluded, treed courtyard, it is still within ear-shot of neighbors. So please enjoy your outdoor time quietly and observe strict hush-hush hours after 8pm during the week and 10pm on weekends.
AGREEMENT
The maximum number of cars per rental period cannot exceed 2, and Tenant must park only on the street in front of the premises OR on adjacent streets, Pine Avenue or Spruce Avenue. Under no circumstances can the Tenant park in front of houses neighboring the Property.
Terms of the Agreement:
1. The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenant waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
2. The Tenant shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Tenant shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenant shall pay for maintenance and repairs should the premises be left in a lesser condition. The Tenant agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
3. The Tenant shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the recycling bins on the south side of the house. Garbage pick-up is on Friday morning. Tenant is cautioned not to leave trash unsecured outside or inside because it attracts raccoons and mice.
4. The Tenant shall pay for any damage done to the premises over and above normal wear and tear.
5. One well-behaved and supervised dog is allowed on the premises during the stay.
6. The Tenants shall not sublet the property.
7. The Tenants shall have no more than 5 (five) adults reside or sleep on the premises.
8. The Tenants shall park only on the street in front of the premises, as indicated in instructions from the Landlord. If street parking is not available at the curb fronting the property, the Tenants shall park on adjacent streets, either Pine Ave, Spruce Ave or other. Tenants shall not park in front of neighboring residences on 7th Street.
9. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 8 PM on weekdays and 10 PM on weekend nights (Friday and Saturday) and all outdoor noise should be kept to a minimum.
10. There shall be no smoking inside the premises. Tenant must dispose of any cigarettes or matches securely due to extreme dry conditions in the area and the wooded surroundings.
11. Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Landlord’s family. Toilet paper, soap, dish detergent, laundry soap, and shampoos are available as a courtesy. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives the Tenant is free to use them.
12. The Tenant and Tenant’s Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenant’s expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant, and that Tenant should purchase their own insurance for Tenants and Guests if such coverage is desired.
13. Rental Amount minus $1,000 deposit is fully refundable up to 1 (one) week prior to the beginning of the rental period. After one week prior to the rental period the Landlord shall have the right to retain the initial Rental Amount at the Landlord' discretion.
14. Tenant agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement.
15. Tenant expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
16. We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
17. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
18. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
19. Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
20. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
21. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits.
22. Tenant agrees not to access the “Landlord’s/Owner’s closets and cupboards”, which contain cleaning supplies and chemicals that could be hazardous to children and adults. Landlords/Owners closets are at the back of the games room in the Carriage House.
23. Tenant is advised that the property contains a gas grill, and other gas powered items and will seek help from the landlord if the proper operation of such items is not fully understood.
24. The property has a fire extinguisher installed under the kitchen sink. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies.
25. The property has fire alarms installed and they are believed to function properly at the time of rental. Tennant will notify management without delay if a fire alarm “chirps” or has a low battery condition.
26. The property has a carbon monoxide detector.
27. Tenant shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so.
28. Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the Tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. The Landlord shall not be help liable for condition of said items.
29. Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.
30. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

I refund the security deposit after confirming the cottages have been left according to agreement, via check or the original method of payment.

Please keep the noise outside to a minimum to avoid disturbing neighbors. Please park only in front of our cottages. If those 3 spots are not available, then park on the side streets, Spruce or Pine, which are only a few houses away. Thanks!
