This rental property is managed by us, not by a rental agency listing hundreds of cabins. We are very detail-oriented and dedicated to ensuring your enjoyment of our home. You will have 24/7 access to us remotely via email or phone/text during your stay. However, I believe most questions can be answered by reading the house manual on the coffee table. We will make every attempt to address issues and concerns that may arise and can arrange for onsite services as necessary. Our home is meticulously cleaned after each guest by the same crew who know our home well and are trusted and consistently provide excellent service. Our home is not serviced by a cleaning company who sends someone different each time with little awareness of things that may be broken, missing, or out of place. We believe these things set us apart from other rental properties in Big Bear.

Hi, my name is Stu and welcome to It's 5 O'clock Somewhere. Everyone needs some time to get away and decompress. Many years ago we found that it was just too easy to get in the car and drive to Big Bear for just that. Not too long ago we found "our happy place" and we want to share it with you. Here it may only be half-past twelve, but you won't care: It's 5 O'clock Somewhere!

Enjoy your stay!!

I am sure the following does not apply to you and your guests but the need to put this in print has come about. I know it is alot, please read in it's entirety. Thanks.

Rule #1.......PLEASE ENJOY YOURSELVES AND HAVE FUN!

*****Until further notice I can only accomodate single families (living together), no groups*****

********** Maximum occupancy of 6 guests, of any age, which will be verified at check in. The city of Big Bear Lake sets the limit. The penalty for not adhering to the 6 person max will be a complete forfeit of your rent, security deposit, eviction, $1000 payable to the city of Big Bear Lake and $300 per night per guest over the maximum of 6 (of any age).

**********Maximum of 3 cars. Failure to comply and you will be asked to leave. DO NOT park on the street as you will be ticketed and possibly towed at your expense.

**********This is a pet/animal free home. We have a family member who has severe allergies. Guests found in violation during check in or at anytime during the stay will be asked to leave, forfeit their rent, deposit and pay an additional cleaning fee. The health and safety of my family and future guests is paramount. This is not up for debate.

**********Please be respectful to our neighbors and treat our vacation home as you would your own. We have put a lot of time and effort into our home to provide you and your family a wonderful Big Bear vacation.

**********CHECK IN IS 3 PM, CHECK OUT (cabin departure time) IS 11 AM –Arriving slightly earlier, or want that extra hour of sleep? Should be fine, but please check with us first. Requests must be made through the airbnb email app. Checking out after 11 AM, without coordinating with me, puts my cleaning crew behind and may affect the next guests check in and the crews next assignment. You will be charged 100% of that night's nightly rate.

**********This is not a party house. Mature families and mature adults only. Due to our insurance, the minimum age to rent our cabin is 25. All guests must be 25 years and older, unless they are children accompanied by their parents/guardians. The financial party also needs to be present for the entire stay. Failure of this rule will forfeit your rent, security deposit and you will be asked to leave.

**********Close and lock all doors and windows anytime you leave the home.

**********We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too. Please DO NOT attempt to fix anything yourself.

**********Absolutely no smoking/vaping inside the cabin or anywhere on the property due to the extreme fire danger. If found in violation you will forfeit your rent, entire deposit, charged an additional cleaning fee and be asked to leave.

**********To be considerate to our neighbors we kindly ask you to keep things on the quieter-side between 9 PM and 8 AM. This is not a party house.

**********The hot tub is serviced and cleaned prior to check in. When not in use, please cover and lock the hot tub. Other than setting the temperature, please DO NOT change the settings on the hot tub. No lotions, potions, bubbles, other substances, eating or drinking in the hot tub. Kids under the age of 18 need to be supervised, at all times, while in the hot tub. Please remove any snow from the cover before bending it over the support bar. If any damage is done to the hot tub or if the tech deems it necessary to drain and refill after your stay, you will be charged for that service.

**********Hot tub hours are 7AM - 10 PM, if the authorities are called out there is a $1000 fine payable to the city of Big Bear Lake (there rule, not mine)

**********If you use the grill, please clean it with the provided brush. Housekeeping charges $25 to clean the grill, that will be deducted from your deposit. Should you run out of propane please contact me as the cabin has a spare.

**********The cabin is advertised in good faith with all amenities in good working order. I will not be held finacially responsible for any such items failure but will make all reasonable efforts to correct any reported issues. Understand the repairs may be less timely in Big Bear and may not be completed during your stay.

**********Please DO NOT rearrange any furniture or the shuffleboard game. Furniture can be easily damaged when moving. Please supervise your children and do not allow them to smash the discs on the table. Moving of the shuffleboard game will forfeit your entire security deposit.

**********Due to family allergies, no animals / pets of any kind are allowed. You will forfeit your rent, entire deposit, be charged an additional cleaning fee and asked to leave.

**********Please DO NOT disconnect or rearrange any wiring to or from the TV's. If you have any problems, please refer to the House Manual.

********** Please clean and put away your dishes, house keeping charges $25 if you fail to do so.

**********We remove our shoes when we enter the cabin, especially in the winter with wet / muddy shoes. There are trays provided just inside the door or possibly under the rear of the sofa. You will not be rewarded but it is greatly appreciated.

********** Absolutely no drugs or illegal activity.

***********Please report ANY issues or damage immediately

**********Please remove your food from the fridge and take the trash to the Clean Bear sites listed in the check out information below. Housekeeping charges $25 per bag left at the cabin.

**********If the police are called out to the cabin you will be asked to leave and forfeit your rent. This is NOT a party cabin.

************Homeowner and or their agents may enter the cabin for repairs/inspections with notice provided to renter
