Our home is open, bright, and comfortable with great views and all the amenities to make your stay in Big Bear Lake both fun and relaxing. Living room/Dining room:
Wood-burning fireplace, flat screen Smart tv with Roku, panoramic windows, vaulted wood ceilings, direct access to a large outdoor deck, fully-stocked board game cabinet, comfy sectional sofa.

2 decks:
Step out of the living room onto a large elevated front deck with an amazing and peaceful view of the surrounding trees and mountain landscape. There is a new propane BBQ and plenty of seating. Another large deck in the back features a spectacular view of the Bear Mountain ski slopes and a retractable sunshade. Perfect for for watching sunsets and star-gazing with family & friends.

Kitchen:
Modern and well-appointed kitchen with all the bakeware and dishes your family will need for great meals during your stay. There are new stainless steel appliances throughout, chef’s oven, large refrigerator with ice maker, granite countertops, coffee maker, toaster, microwave, fully-stocked spice rack, crockpot, and much more.

Game Room:
A large dedicated game room downstairs features a full-size pool table, an arcade game machine with 412 classic games, comfortable seating throughout, electric fireplace heater, wet bar with mini-fridge and keurig machine, jumbo-sized Jenga, bluetooth speaker, and additional board games.

4 Bedrooms:
Brand new beds and mattresses in all 4 bedrooms, Smart tv’s with Rokus in each bedroom,

Upstairs master bedroom: King-sized Sleepnumber bed, Smart tv with Roku, desk, ceiling fan, closet, dresser, and sliding-door access to the back deck. A view of the slopes from the bed!

Upstairs 2nd Bedroom: 2 Twin beds, RokuTV, ceiling fan, closet, and plenty of toys for the kiddos.

Downstairs Master Bedroom: 1 Queen bed, Smart tv with Roku, ceiling fan, and closet

Downstairs Bunk Bedroom: 1 Twin-over-Full Bunk Bed & 1 Twin Bed. TV with DVD player with Roku, ceiling fan.

Bathrooms:
Two full bathrooms with shower, bathtub, hair dryers. We provide toilet paper and some light toiletries. A continuous hot water heater is installed on our house that creates instant hot water…so no waiting for the shower to heat up!

Laundry room:
Washer and dryer. Laundry detergent is provided.

Parking:
There is parking for 3 cars in the long paved driveway, plus 1 additional space on the street.

Access:
Guests have full access to the home except the garage, 1 closet, and 2 cabinets.

Other things to note:
This is our family’s home away from home that we love to share with other families. Our preferred guests are families and couples. NO PARTIES, No smoking in our home of any kind and NO open flames inside our outside our property per our house rules and city of big bear lake fire code. Our home is licensed with the city of Big Bear lake

per city of big bear lake we have in person check in at the house. At which time you will get the door code and final ID check with our property check in person. If other arrangements are to be made please contact me and we will work with you.

*Person making the booking shall be the 1st person at the house to meet our in peson check in , with ID. if other arrangements need to be made please contact host.
please add all adult guest to the reservation after booking, first and last name.

** Any fines issued to the homeowner during guest stay, caused by guest breaking city, state , county rules will be billed back to the guest. If the sheriff is called to the home for a complaint during guest stay and a violation is found by the guest , the guest will be evicted, no refund will be issued and security deposit will be held to cover any fines imposed by the city.

1. PARKING
Per Big Bear regulation, we legally have parking for 4 cars - 3 in the driveway and 1 in the upper street-level space . Unfortunately, there is NO street parking allowed anywhere in Big Bear when there is snow on the ground, per city laws. You will get a ticket, or be towed. (Guests are responsible for paying their own fines, towing, storage and other fees if they violate the City of Big Bear Lake parking laws.) Please check road and weather conditions. No refunds will be issued due to weather.

2. NO SMOKING
Smoking of any kind is NOT allowed inside our home, or near any open doors or windows. Smoking in the house will result in an additional $500 cleaning fee, plus loss of your security deposit. If the Guest would like to smoke outside, please dispose of cigarette butts in the provided metal can ashtrays. Do not leave cigarette butts on the decks, yard, driveway or anywhere else outside. Guest will be charged an additional $300 minimum cleaning fee for cigarette butts left on the property.

3. TRASH AND RECYCLING
Per the City of Big Bear Lake municipal code, renters are responsible for the disposal of their own trash and recycling. Please, never leave trash outside! It will attract bears and other critters. There will be a fee for trash removal of $25 per bag, for any trash left in the house or outside.

4. HOUSEKEEPING
While linens and bath towels are provided, daily maid service is not. Please do not take towels or linens from the cabin.
CHECK-OUT DAY: a) Place all soiled towels in the laundry room hamper upon checking out. b) Leave slept in beds UN-MADE. c) Please either wash all dirty dishes and/or run a load in the dishwasher before you leave. Housekeeping will put away. If dirty dishes are left in the house, there will be a $50 charge. Any excessive or out of the ordinary cleaning will be billed back to the Guest. D)Please put all toys and games away were you found them.

During ALL MONTHS:
Please make sure all windows are closed and locked, fans, space heaters are turned off, indoor lights are turned off, front door and sliding door are all closed/locked.
-Please make sure fireplace is not still burning
-Please return all TV remote controls to the appropriate TV.

- deck awning is closed, all curtains and blinds are closed.
- VERY IMPORTANT Please lock the front door with the door code from the outside when you leave. Thank you!

5. FIREWOOD
Guests must provide their own firewood. Never leave the fireplaces unattended at any time. No one under 18 years of age shall use the Fireplaces. Use of any other material in the Fireplaces will result in the immediate termination of the Rental Agreement.
No open flames, candles or outside fires in or around our property.

6. BBQ
Guests assume all Liability if they choose to use the Outdoor BBQ. Guests should not leave the BBQ unattended at any time. Guests are responsible for all Damage (including Stains and Damage to the Patio Deck) as a result of their use of the Outdoor BBQ. Guest are responsible for turning the Gas off to the BBQ after each use.

7. ACCESS
Guests shall allow Homeowners and their agent (upon request) to enter the property at all times for purposes of repair, improvement, and inspection.

8. QUIET HOURS
Guests will respect the neighborhood at all times. Quiet hours are from 10:00 p.m. to 8:00 a.m. At no time shall Guests and their invitees cause any noise or other disturbance that could negatively affect the quiet enjoyment of all other neighborhood residents and guests. Guests may not use the residence for Events, Parties, Weddings, or any other uses that violate the City of Big Bear Lake's Development Code.

9. OCCUPANCY
The rental party shall consist of 9 or less Adults and Children. No additional guests shall Occupy the premises by law. Guests shall not assign the lease or sublet the Property. Total number of guests must be disclosed at time of booking. Any additional undisclosed guests will result in a $200 per person per night over-occupancy fee and Guest will face immediate eviction and loss of security deposit. The occupancy begins at 3:00 p.m. on the “Check-in Date" and ends at 10:00 a.m. on the “Check-out Date". No refunds are issued for late check-in or early departure.

10. RISK
Guests and their invitees personally assume all risks of property loss or damage and physical injury and death that exist or may exist in connection with the use and occupancy of the Property. Guests and their invitees release Homeowners of the Property from any claim for damage, accident, injury or death that the Guests and their invitees may sustain from use or occupancy of the Property during the term of this Agreement and agree to indemnify, hold harmless and defend Homeowners of the Property from any claim, action or proceeding by Guests and all members of the Rental Party, Guest's invitees, their family, estate, heirs or assigns related to a claim for damage, accident, injury and death during the use or occupancy of the Property. Please be responsible and safe.

11. LOSS
If anything is missing or damaged, Guest will be responsible for and billed for the replacement cost and/or repair.

12. SECURITY CAMERAS/ALARM
Please be aware the property has Ring security cameras on the front door and the driveway and security cameras along the exterior and on all patios. Each camera faces outward. For your privacy the camera's on the patios are turned off during your stay. Please do not push the Ring doorbell as it will ring to us.
Alarm system, we have Ring alarm system that is turned off during your stay, it is attached to the windows and doors, please make sure to close and lock ALL WINDOWS and DOORS at check out.
13. SUN SHADE ON BACK DECK
This is not a toy. Always close the sunshade during high winds, rain, or snowfall. Please close the sunshade when you are not at the house. The sunshade is to help block the SUN during the summer time to help keep our house cool.

14.THEFT
Please enjoy our home and respect it. We hope you love the decor, games and housewares, they are there for you to use during your stay. However, please do not take anything with you that you did not bring into our home. We have a full inventory of everything and a check is done after every guest. If something is missing, the Guest will be charged a replacement fee.

15. PETS
Our home is PET FREE, however pets will be considered based on a per-request basis at time of booking only.
pet rules: The Guest shall be solely responsible for the pet while on the property. There will be a $100.00per pet flat rate.
1. All pets must be leashed when outside at all times.
2. Guest is responsible for cleaning up any/all pet refuse.
3. Pet are not allowed on furniture or beds at any time.
4. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage will be deducted from the security deposit.
5. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
6. Pet will not be left unattended for an undue length of time, either indoor or out. Pet will never be left unattended on balcony, patio, or porch.
7. Homeowner assumes no responsibility for illness to pets or humans while on the premises.
8. Guest must pick up after their pet or a $100.00 fee will be charged for pet waste pick up.
9. If a pet is brought into our house without homeowner consent Guest forfeit their security deposit and their booking will be terminated , all guest will be evicted immediately without any part of the trip refunded.

16. NO REFUNDS DUE TO ROAD CONDITIONS
We do not refund due to road conditions/closures due to storms or snow. Snow chains will be required during the snow season. Stay up-to-date on weather and road conditions as they will impact your drive to/from the mountain.

17. NO REFUNDS or credit for any features not working at times of stay , including WiFi , pool table , arcade machine , BBQ , washer/dryer , dish washer as these items along with any other luxury item can break quickly without notice and take time to repair.

18. Our home is located in the mountains where snow storms and high winds are common which can disrupt power for long periods of time , while we don’t anticipate this , it can happen and you should always be prepared when traveling in the mountains with food, water and flash lights as we do not refund for loss of power unless it is anticipated to be out for more than 24hrs , you will be credited for balance of time less cleaning , taxes and Airbnb fees .

The terms of this Agreement will be governed by and interpreted under the laws of the State of California, San Bernardino County. Refundable Damage Deposit
damage policy is for any damage to any part of our property or item in the home above normal wear and tear. Smoke or pet damages, leaving trash. please see house rules for fee breakdown. deposit will be refunded within 2-3 days post check out.
Cancellation Policy
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking. After that, 50% refund up to 7 days before check-in. No refund after that.
Notes
We do not refund due to road conditions/closures due to storms or snow. Snow chains will be required during the snow season. Stay up-to-date on weather and road conditions as they will impact your drive to/from the mountain. We do not refund due to your choice to cancel for any reason, including illness, chance of plans or changing your mind, please see our booking policy. We have in-person check in and the person booking our home must be the present with ID at time of check in.** unless other arrangements are made in advance. There are three ways to Big Bear Lake: Route 1: Hwy 330 / Hwy 18 – Running Springs - The shortest and quickest way for visitors coming from Los Angeles, Orange County, and other points west is Hwy 330 / Hwy 18. Please note that this route can become very congested on the weekends during peak season. Route 2: Hwy 38 Redlands - Though the drive on this route takes a bit longer, it is typically less congested than Hwy 330 / Hwy 18. Route 3: Hwy 18 – Lucerne Valley - Hwy 18 is the quickest way to/from Barstow, Las Vegas, and other high desert locations. This route has the least amount of mountain driving and is the best way to come up when the weather is bad.
