Welcome to Dyer's Cottage Yorkshire, a spacious, beautifully presented 17c historic character cottage which is an ideal base for exploring Calderdale and beyond. The area is buzzing with fans of 'Gentleman Jack', 'Last Tango in Halifax' and 'Happy Valley' all of which were written by local lady Sally Wainwright.

What makes it really unusual is the family history of the cottage which has been occupied by the owners family for 250 years but possibly longer. Originally a farmhouse, it was subdivided into cottages for Master Dyers, hence its name. The one bedroom accommodation, with super king size zip and link bed, is fabulous with lots of character features like exposed beams, a mullioned window dating from 1650 and a superb fireplace with gas fire which looks like a woodburner but provides instant clean heat. It has been sympathetically renovated to create a delightful place to relax. Come and stay here to indulge yourselves in your own personal and private space. Chill in the sunny, secluded garden or enjoy a Spa day nearby to ease away the stresses of modern day life. Then discover Yorkshire hospitality by enjoying a meal out at one of the many excellent dining opportunities in the area. There's even an award winning CAMRA pub, also listed in the Good Beer Guide, which serves good value homecooked food close to us. There’s so much history around us as the cottage is in the Wainhouse area of Halifax and we are actually part of the guided heritage walk called the Wainhouse Trail which takes place a few times a year but if you miss it, we have a copy you can follow on your own. Or you may be into outdoor pursuits and canals. Walking, cycling and angling are very popular and bikes can be rented locally.
Dyer's Cottage was lovingly restored during 2105 to an extremely high standard of comfort with a modern feel, yet keeping all the character features. We are very pleased to have been awarded a 2018 Trip Advisor Certificate of Excellence. Unusual for a cottage, the rooms are spacious and the ceilings are high so tall people are well suited though do be aware that a couple of doors are on the small side. Taking pride of place in the bedroom is the super king Hypnos bed which is so comfortable and can be configured as 2 twins if required. The mood lighting, restored Victorian cast iron feature fireplace and old original gas light ooze character. Don't forget the moorland view from the bedroom window which can be enjoyed from bed too. The contemporary bathroom next door has pale grey porcelain wall and floor tiles and white gloss units in which are found the gas central heating boiler and washer/dryer. Relax in the long bath (with handheld shower) with a glass of wine or rejuvenate yourself under the Aqualisa rain shower where the bath widens at one end. The large sunny living room, like the bedroom above, has a beautiful view across the Calder Valley towards Norland. It has an old inglenook fireplace with a gas powered woodburner to provide instant heat, a beamed ceiling and restored doors with traditional door furniture. The seating is comfortable enabling you to enjoy an evening in watching the 40 inch Smart TV with freeview or a DVD. The sofa can extend to form a bed on a metal base with a comfortable mattress so this is useful if you have an extra guest for a night or two. The wall decorations are carefully chosen to reflect the history of the cottage and area. The Shaker style, fully equipped kitchen, with electric oven and ceramic hob, has oak worktops, a small dishwasher, fridge with small freezer, microwave and Dolce Gusto coffee machine. A modern roof light compliments the original mullioned window dating from 1650 and exposed stone wall. A rear door leads into a small courtyard with a washing line.
The cottage is an ideal base for 2/3 people (plus child) if you are a romantic, interested in history or an outdoor or canal enthusiast who wishes to explore the walking or cycling trails of the West Yorks/Lancs border area of the South Pennines, Bronte Country or the Yorkshire Dales National Park. It is also close to the amazing art and music culture found in the renovated textile mills, alongside bars and restaurants and is easily accessible to Leeds, York and Manchester. Public transport is excellent. Halifax is a great base but also is a fabulous tourist destination of its own. The 19c town centre and industrial architecture rivals that of Manchester but the must see destination is the magnificent Grade 1 listed Piece Hall. Built in 1770 for handloom cottage weavers to sell their pieces of worsted cloth on a Saturday, it is an amazing double storey building arranged around a huge square. After a long restoration, it re-opened in 2017 as a vibrant shopping and entertainment centre. Housing individual shops, art galleries, bars, restaurants and cafes, as well as a modern museum and tourist information centre, it regularly hosts cultural events.

If you have children, don’t forget to visit Eureka! which is the National Children’s Museum and interactive learning centre for children aged 1 to 12.

A few points to be aware of. Stairs (be aware that the top one is higher) between the 2 downstairs rooms lead to a spacious landing with a window and a desk. Please note that it is not possible to put a baby gate at the top of the stairs. There is room here for a travel cot or put you up Z single guest bed (suitable for a child) which we can provide on request, or either of these will also fit in the bedroom. High quality Egyptian cotton plain bed linen and towels are provided for your comfort.
The secluded, enclosed, sunny garden is a lovely feature of this property and seating is provided on the Yorkshire stone patio for you to enjoy the view. Please be aware that as the cottage is on the valley side, there is a drop from the top of the wall at the end of the garden to the pavement so a child or dog will need supervision. However, we have installed a fence too. There are steps leading from the gate to the cottage door which may prove tricky if you are not good on your feet and the path can be slippery at times.

On street parking is available.

One well behaved quiet dog (not puppy) may be welcome downstairs only with PRIOR PERMISSION from the owner. Please enquire before booking. An additional charge is payable. We ask that the dog owner will provide a dog bed and towels. The dog is not allowed in the bedroom. We provide covers for the furniture We ask you to ensure the dog does not cause any form of inconvenience,(which includes barking) damage or mess to any part of the property, inside or outside. The dog must NEVER be left alone in the cottage and as we are in a terrace, we are very respectful to our neighbours. They will advise us of any unacceptable noise caused by humans or dogs which will result in you being asked to vacate the property immediately. We are very fond of cats too so are willing to consider you bringing one, however we would like to discuss it’s habits first!!

No smoking or vaping inside the property.


It is expected that the cottage will be left clean and tidy on departure although a final tip top clean is included in the rental cost so that our high standards are maintained for the next visitor.

Superking bed is 2m long and 1.80m wide and by prior arrangement can also be configuered as 2 long single beds 2m long and 0.90m wide. High quality cotton bed linen with a high thread count is provided with a duvet and bed throw. However a blanket and top sheet can be provided with adequate notice.

Fully equipped with WC, hand basin, bbath 1.80m long with 0.70 width widening to 0.9 wide underneath the digital power rainshower. A hand held shower is also provided. Illuminated mirror, shaver point, radiator, gas central heating boiler and washer/dryer too.

Liquid soap, shampoo, conditioner, bath and shower cream, toilet paper, washing up liquid, cleaning products, kitchen roll, cling film, foil, tea and coffee and a small welome pack are all provided. There is also a cupboard of store items which can be used and replaced.

South facing, sunny, sheltered, enclosed and private garden with high hedges to 2 sides laid to gravel and flower beds is a charming feature of the property, perfect to relax after a day out. At the rear is a small shared courtyard with a washing line and dustbin.

Due to the age of the property, it is impossible to provide a stair gate, fireguard, cupboard locks or other child safety features so if we have younger guests, it is the responsibility of the adults to supervise them at all times.

Getting around

Dyer's Cottage is in an excellent location for public transport and a car is not required. A bus actually passes the gate every hour in the day and there are services every 12/15 minutes 200m away to both Halifax 2 miles and Sowerby Bridge 1 mile. 250m away are buses to other places like Rochdale and Burnley with all places between.
The nearest train stations are Halifax and Sowerby Bridge with frequest connections to London, Manchester, Leeds, Preston for Blackpool, York and beyond.

The cottage has been occupied by my family for over 200 years but the first proof of this is the 1841 census when John Kenyon born 1777 was listed as living in it with my great great great grandfather, William, his youngest son born 1824. His son James, my great great grandfather bought the property from the estate of John Edward Wainhouse,( who commissioned the building of the 77m high tower nearby) in 1887 and gave it to his daughter Julia, my great grandmother to live in with her husband and young son. My grandmother was born a little while later and lived in the cottage until her marriage. She was left the cottage by her father when he died in 1934 and decided to do a few improvements for her tenants. The cottage was then left to my mother and now it belongs to me. I then spent 6 months of 2015 supervising local tradespeople bringing it into the 21st century which involved creating drains for a bathroom, completely re plastering all the walls, laying floor coverings, re wiring the basic electricity there was, and creating a kitchen. I kept as many original features as possible in order to keep the character but added home comforts such as hot water, a gas powered logburner and gas central heating. I decorated it in neutral colours and have tried to blend modern decorations and furnishings into an old framework. It is truly a real "home from home" and was described by a guest in March 2018 as "exquisite"
I enjoy watching house programmes, thrillers and historical dramas on tv and particularly enjoy all those written by Sally Wainwright which are filmed locally like Last Tango, Happy Valley and the new for 2019 BBC production Gentleman Jack. I enjoy walking and have learnt many new skills whilst volunteering at a local hospice charity shop.

Sometimes it is possible to meet and greet guests if they are able to confirm a definite arrival time. However we also have a keybox and your number for it will be provided by text or email shortly before arrival date. It is sometimes possible to provide a slightly early checkin time or a slightly later check out time but this is by request with the owner and depends on housekeeping arrangements. We aim to have the cottage prepared by 15.30 on day of arrival and usually work to a 10.30 departure.

A booking will not be accepted without receipt of a signed booking form and £100 deposit for each week or shorter stay if applicable
Full payment is due 8 weeks before arrival. Late payments will not be accepted and the booking will be deemed cancelled with loss of the £100 deposit also.
1 well behaved dog only and not in bedroom. Additional fee of £20 applies.

Payment Policy
A deposit of £100 per week or less than a week is required at the time of booking with the booking form from our website www.dyerscottageyorkshire.co.uk This is then held as a damage deposit until 14 days after departure when it will hopefully be refunded.
Full payment is required 8 weeks before arrival. Late payment means the booking is deemed cancelled by the guest and the owner will hold the £100 paid on booking and open the dates again.
We advise guests to take out holiday insurance which would cover them in the event of illness or any other reason to cancel the reservation.
As additional £100 is required as a dog deposit because sadly in the past, dog damage has occurred. We ask you to read the dog policy very carefully on the website very carefully before booking.

Refundable Damage Deposit
£100 in advance per week refunded within 14 days of departure as long as there has been no loss from or damage to the property or its contents. This includes blocked drains as ours are old and vulnerable so we ask for just pee, poo and a modest amount of paper to be put in the toilet.
We welcome 1 well behaved dog but request the bedroom is for humans only. The price is per week or less than a week if stay is longer and covers the cost of the additional laundry for the dog throws and towels which require a separate wash at the laundry. We hope you will remove all trace of its stay in the house and garden.
Please note that parties and events are not allowed; we ask for consideration to be given to our neighbours with no noise after 22.30.
We will ask for the names and contact details of all people staying and the person who books must be present for the duration of the booking.
Maximum occupancy is 3 adults and a child under 10 years.
The lead booker must be over 25 years.

Dog Policy is very clear. 1 well behaved dog only. Dog must NEVER go in the bedroom
Dog must not go on furniture in the living room unless the furniture has been covered with the throws provided. Dog must not be left alone in the property.
Dog must not be left in the garden or courtyard unattended. All dog mess must be disposed of in a dog bin provided in dog walking areas nearby.

Occupancy must not exceed 3 people and a baby/child. Over occupancy will deem an immmediate reomoval from the property with no refund for lost days and no refund of damage deposit.
The names and addresses of all guests and contact emails and phone numbers are required for all guests.
The lead booker must be over 25 years old.
No subletting of the property is allowed and will lead to immmediate removal of all occupants with no refund of any monies paid.
No illegal substances are to be consumed anywhere on the property and garden.
Smoking and vaping are not allowed in the property but may take place in the garden.
We have a very special relationship with our neighbours so request quiet at all times and silence after 22.30 and before 08.00

Any damage to any item of furniture, linen or towels will lead to partial or total loss of the damage deposit paid. We request that if you break any item of crockery, glasswear, or similar then you should replace it with an identical one

Damage caused to the drains through putting unacceptable items in the toilet or any other drain blockage is your responsibility to clear and pay for by contacting a specialist drains clearance company before the end of your stay. We have a strict Pee, Poo and Paper policy. Sanitary products, nappies and wipes are not acceptable and need to be disposed of in the outside waste bin having been tied in individual bags.

This is licensed as a short term hoilday let and legally you are obliged to vacate at or before 10.30 on the day of departure as stated on the booking form.

Guests are required to leave the property in a clean, neat and tidy condition though a final tip top clean is provided to ensure the property is sparkling for the next guests. If it is found that additional cleaning is required, then monies to pay for this will be deducted from the damage deposit.

It is expected that the property is kept secure and safe at all times. Doors & windows must be closed and locked if you leave the property and particular care must be taken to ensure all appliances and taps are turned off before going out
