My wife and I recently purchased a family-owned beach home from my parents in their retirement, in Ocean City, NJ. The rental season runs from about 1 June though 31 August, with only spotty business on the shoulders. The main clientele is suburban Philadelphia, Delaware, New Jersey, and to a lesser extent New York, Virginia, DC, and Western PA. The "culture" here is weekly rentals of the entire house, Saturday to Saturday, where clients bring their own bed and bath linens.

We have a beautiful house that is close to the beach. We love to stay in the house when it is not rented, and we are very picky about our guests. We are confident that you will love your stay in our house.

House Rules
House rules are detailed in the Rental Contract. Some are listed here.

Rental Rules and Policies: All members of the Rental Party agree to abide by the following Rental Rules and Policies at all times during the Rental Period. Violations may result in eviction, with no refund, and loss of the damage deposit.

No Smoking; No Vaping: Smoking of anything, vaping, or the use of e-cigarettes or other similar devices are not allowed anywhere on the Rental Property, including the outside decks.

No Pets: No pets of any kind are permitted in or on the Rental Property.

No illegal or commercial activities may be conducted in or on the Rental Property.

No Fireworks: Fireworks are not allowed anywhere in or on the property, including the outside decks.

No Ignited Mosquito Products: Mosquito coils, mosquito sticks, candles or other items that are designed to be burned or ignited are not allowed inside the house. Such items may only be used on the outside decks.

Off-Property Use of Homeowner’s Items: You are welcome to take the provided items in the ground-floor storage room (beach chairs, beach umbrella, boogie board, beach toys, etc.) to the beach. Please bring them back and use the garden hose (carport #2) to rinse off the sand.

Rinsing Off Sand: Before entering house, we ask that you please use the garden hose to rinse off items that come back from the beach, including your feet if you choose not to use the rinsing showers. VERY IMPORTANT: Please turn off the valve for the garden hose when finished. The hose has burst in the past when the hose valve was not closed.

Furniture: Please do not rearrange, move, or modify any furniture in the Rental Property.

Technology and Devices: Please do not modify or otherwise change the TVs, WiFi system, Apple TV settings, WiFi-enabled door lock, or any other technology in the house.

Subscription-Based TV and Streaming: Use of any subscription-bases streaming services or purchases is to be through the Rental Party’s account(s). Any unauthorized purchases by the Rental Party will be deducted from the damage/security deposit.

Security Camera Outside: There is a motion-activated, WiFi-enabled security camera on the outside of the house, near the entry door. Please do not touch, tamper with, cover, move, disconnect, de-power, or modify the camera or impede its operation. Violations may result in eviction, with no refund, and loss of the damage/security deposit.

Uses of Outside Security Camera: The Homeowner respects the privacy of the Rental Party. The Homeowner will not distribute audio, still images, or moving images to any third-party persons or entities, unless a properly executed search warrant is served to the Homeowner, or in the event of unlawful or other unauthorized activities. The Homeowner will use the outside security camera for these purposes:

a. To communicate with and assist Rental Party in the event of lock-outs or other problems with entry to the house;
b. To verify that the terms of this Rental Contract are not violated.

No Security Cameras Inside: Homeowner certifies that there are no cameras or listening devices installed inside the house.

Cleaning: Cleaning tools and supplies are provided at no cost. At the time of Check-Out, please return the Rental Property to the Homeowner in as clean and good condition as reasonable use will permit. Please keep the property and its contents in good order. Please return items to their storage place.

Loss, Breakage and Damage: If you lose, break or damage something, or inadvertently take it home with you in your luggage, please let us know and we can arrange for its return, replacement or repair.

Appliances and Furniture: Please use appliances and furniture only for their intended purpose, in their intended location. If you have any doubt, please ask us by phone, text or email.

Recycling: Ocean City (in Cape May County) is a single-stream recycling town. A separate recycling receptacle is provided in the kitchen and in the trash corral on the alley. The following items can be recycled: cardboard, magazines, newspapers, paper, steel (“tin” cans), aluminum, plastics, and glass. See www.cmcmua.com for more information.

Trash and Recycling Pick-Up: Please use plastic can liners (provided under kitchen sink) in kitchen trash can. Trash and recycling pick-up occur separately on both Tuesdays and Fridays for our area. There are three trash cans and one recycling can (labeled as such) located in the trash corral on the alley behind the house.

Parking: The 1st floor Rental Property has one included off-street parking spot on the stones, accessible from the alley, labeled “1.” In addition, there is almost always plenty of on-street parking available because we are a corner property, and there is a large city-owned lot on the corner directly North of the Rental Property. There are fewer demands for parking immediately surrounding the Rental Property.

Quiet Hours: Neighborhood quiet hours are 10 PM to 8 AM. The area around the house is generally quiet and peaceful. Please respect the tranquility and limit noise to a level that does not bother the neighbors. No loud parties or music played at excessive volumes.

Beach Towels and Swim Suits: We ask that you not drape beach towels and swim suits over the deck railings or out the windows. Clothes lines are provided in the back of the house, just to the South of your included carport (carport #1). Clothes pins are provided in the laundry room.

Windows and Screens: All windows have clean screens installed and all windows operate smoothly. All bedrooms have a ceiling fan that can be used to make sleeping more pleasant.

Toilet: Please do not flush anything other than toilet paper and human waste down the toilet. Do not flush feminine products at any time.

Payment Policy
We accept all credit major cards and PayPal. We do not accept personal checks. We will never ask you to wire any money, nor would we accept wired money. Prior to inviting a potential guest to rent our house we will need to see a government-issued photo ID such as a drivers license or passport.

A $300 refundable deposit can be put on your credit card. No checks accepted.
