Overview

My husband and I personally own and manage three vacation rentals at Point East Ocean Front Condominium Resort, 3801 South Atlantic Ave., New Smyrna Beach, Florida in the preferred non-driving beach zone. We live right here in New Smyrna Beach so we would handle all of your needs during your stay. The resort has an on-site management office and security. This condo has a king size pillow top bed in the master suite and two FULL SIZE pillow top beds in the guest bedroom. so it's perfect for comfortable sleeping. It has cable TV and private wireless Internet throughout. The living room has two recliners and queen sleeper sofa. The kitchen has a pass thru bar to the dining area which seats up to six guests. The kitchen is well stocked with all major and smaller appliances.

The resort has an Olympic size seasonally heated swimming pool, kiddie pool, shuffleboard, and covered pavilion for activities. The resort is right next door to the beautiful 27th Avenue Ocean Front Park which also offers basketball and handball courts, a small playground, covered picnic area with charcoal grills, restrooms, and outdoor showers, with a lifeguard on duty. It's a perfect location for a family to enjoy both the resort amenities and the family friendly park next door.

My husband Ed and I are semi-retired and live just 20 minutes from our condos. We personally own and manage three condos a few doors away from each other on top third floor of this beautiful Pointeast Ocean Front Resort. We have been in the vacation rental business for over 25 years. We are licensed and insured. We enjoy our little rental business and have many returning and referral guests. New Smyrna Beach is a barrier island with the Atlantic Ocean on east side and Inter-Coastal waterway on West side. watch sun rises and sunsets every day. All of the restaurants on the island are privately owned and unique. Plenty of seafood as well as many other varieties to choose from. New Smyrna Beach is just one hour from Orlando. It is served by three airports: Orlando International (1-1/2 hour away), Sanford Orlando International (45 minutes away), and Daytona International (1/2 half hour away).

Policies and Rules

Check In: 2PM - 12AM (midnight)

Check in time is 2:00 PM. If you are checking in later just let me know. I have a Lock Box on the front door with a key inside to the condo. My confirmation letter will have the four digit code to the box in case you arrive late. You will be able to obtain the key for any late check in regardless of the hour. Quiet time starts at 10:00 so if you get in late, please try not to disturb over guests when unloading luggage.

House Rules

Absolutely no smoking and no pets allowed, strictly enforced. Do not leave sliding glass door open while running air conditioning or the system will freeze up and you will be without A/C until I can get serviceman to come out. Please wash off beach toys, chairs, etc. at outdoor shower to remove sand.

Refundable Damage Deposit

Damage deposit will be returned within 14 days from departure.

Cancellation Policy

I have a 30 day cancellation policy. If you cancel within 30 days of arrival you will receive a full refund. If later than 30 days, I will do my best to make a partial refund if I am able to rebook the property for all or part of the canceled dates.
