Why We Now Report Engaged Sessions

Google Analytics 4 already filters out known bots, but not every automated or low-quality visit identifies itself. In September, direct sessions jumped to around 21,000 on a single day (18 September), against roughly 4,300 expected, driven by Chrome traffic from the United States. Those direct visits averaged 20 seconds, and fewer than one in five engaged with the site.

Counting those visits would have produced a headline of 292,041 sessions, up 6.8% on August. That number would not describe real travelers or hosts, so we are not leading with it. Engaged sessions filter out most of that noise while still counting every visitor who spends real time on Houfy. Both months below are measured the same way, from the same GA4 pull, so they compare directly.

Traffic is only useful if it turns into stays, so from this edition we also report how the booking side moved. These figures come from Houfy's own database, not from analytics, so the direct-traffic surge described above does not touch them.

Bookings went down month on month, and that is normal for September. Confirmed bookings fell 10.1% from August. The same thing happened last year, when September 2025 came in 11.4% below August 2025, so the drop is the end of the summer season rather than a change in demand. Against September 2025, bookings were up 27.7%. Late-September requests have had only days to confirm, so the September figure will edge up a little as those mature.

Booking value was flat, and we would not read much into it either way. Value was 0.4% below August and 6.1% above September 2025. A handful of very large reservations move this line by tens of points: strip out every booking above $20,000 in all three months and the year-on-year figure becomes +39.1%, while the month-on-month figure barely changes at −5.1%. Booking count is the more honest growth measure, and it is the one we track.

Host growth was the strongest line of the month. Hosts creating their first listing rose 9.1% on August and 166% on September 2025. Verified listings stood at 82.3% of all listings at month end, up from roughly 70.6% a year earlier. (The database keeps only the current verification flag, so the year-ago share is a reconstruction and should be read as a direction, not a precise figure.)

What we are not reporting yet. We are not publishing how many listings were verified during the month, because most verification records in our database carry no date and the true figure cannot be narrowed down. We are also leaving out total sign-ups: unlike bookings, account records are not yet screened for test or automated sign-ups, and after a month of bot-like direct traffic we are not going to publish a figure we cannot stand behind. Both are on the engineering list; once the data is clean, they go into this report.
