Welcome to The Nashville Nest — a cute, thoughtfully designed East Nashville studio, and part of the ComeVisitNashville collection. Tucked privately above our detached home office near the Fatherland District and Five Points, it's built for the way you'll actually spend a Nashville weekend: a genuinely comfortable king bed to come home to, sunlight pouring through the windows all morning, and dinner, coffee, and live music a short walk out the back. It's a smart-value base for couples, solo travelers, and anyone in town for a show — Nissan Stadium is about a mile away, and Broadway is a quick rideshare from the door.

As the mornings turn crisp, the neighborhood is at its best: coffee in the golden light, a walk down to Five Points, a Titans game or a fall concert at Nissan Stadium, and a cozy studio to settle back into after.

The Nashville Nest is a simple, comfortable, and genuinely well-designed home base in one of Nashville's most-loved neighborhoods — and what you see in the photos is exactly what you'll walk into.

HOUSE RULES
We want every guest to have a great experience. These house rules help us keep things safe, respectful, and running smoothly. Failure to follow them may result in extra charges—or, in rare cases, early termination of your stay without a refund.

📝 Rental Agreement
Please sign the digital agreement within 48 hours of booking—or right away if you’re arriving within 5 days. If it isn’t signed, your stay may be canceled as a guest-initiated cancellation under the agreed policy.

🏡 Be Thoughtful
Treat the home like it belongs to your favorite aunt and uncle. Clean up after yourself, and leave things as you found them.

🚫 No Shenanigans
No drugs, illegal activity, unregistered guests, or parties. Breaking this rule may result in immediate cancellation with no refund. Let’s not go there.

🚭 No Smoking or Vaping
Smoking or vaping is permitted only off-property—in the alley or beyond. Absolutely no lighting up indoors.

🏘️ Be a Good Neighbor
Keep noise down after dark and save the party vibes for Broadway. Nashville's quiet hours are 11 pm to 7 am.

🐾 Be a Responsible Pet Owner
Up to 2 well-behaved, potty-trained dogs are welcome for $25 each per night—just let us know in advance. There is no yard access at the property. Keep your pups leashed outside the home and clean up after them. Furniture must stay pet-free unless covered with sheets you bring. No other animals allowed.

💁🏻‍♀️ Guests Count + Age Requirement
The primary guest must be 21+, stay the entire time, and take responsibility for the stay. Max occupancy is firm at 2, and only those listed on the reservation are allowed on the property. No additional visitors for any length of time. Middle TN residents must request approval before booking or are subject to cancellation. Families and kids are welcome, but the home is not child-proofed.

Planning to decorate? Please use wall-safe tape only, and remove all decorations before checkout. Any damage to walls, ceilings, or paint will be charged to the guest.

🛠️ Keep Us in the Loop
Accidents happen. Let us know right away if something breaks or gets damaged so we can take care of it quickly. We appreciate your honesty.

🧰 Maintenance and Repairs
We’ll handle repairs as quickly as possible. If something can’t be restored to livable standards (as determined by us), we’ll do our best to relocate you or refund unused nights. However, we’re not responsible for covering alternate accommodations.

💼 Liability Disclaimer
We’re not responsible for accidents, injuries, illnesses, or lost items. Guests accept all risk during their stay and are liable for any damage they cause.
