Hill Country Views and Guadalupe River Access on one of the prettiest country roads in Texas
Hunt Vacation House is a beautiful family sized home with easy and private Guadalupe River access. This is the perfect place to enjoy the beauty and serenity of the Texas Hill Country. We’re ten minutes west of Hunt along one of the prettiest stretches of country road in Texas – convenient to summer camps and off-season activities.

We're high enough on the hill to have tree top views of the Guadalupe River Valley and just a short hike down the trail to the home owner association river park with canoes, kayaks, barbecue and rope swing. There is a private dam just below the park so the water stays high even in the driest summers.

The house will sleep nine: There is a queen bed and private bathroom with tub in the master. The upstairs bedroom has its own balcony and private bathroom with shower. The middle two bedrooms have a trundle bed (2 singles - great for kids), a single and double bed and share a bath with laundry room.

The dining area seats eight – six at the table and two at the breakfast bar, but one of the highlights is the outdoor dining space. The family room has a high beam ceiling and a glass door with sidelights to enjoy the view and let the breeze in. If you can’t leave your technology at home there is wireless internet and satellite TV. The house has every amenity needed for a comfortable stay (oven, fridge, dishwasher, fresh linens, etc). Nothing extra is needed; just bring some groceries, a bathing suit and free time to enjoy it!

Outside we have two spacious decks with Hill Country views. Drink your morning coffee on the side deck and watch the sun rise. Enjoy an evening glass of wine while star gazing on the front deck. Guests often see deer and fox passing through the yard. There is a hammock, a porch swing, and outside eating area with gas grill.

Small dogs considered individually. Dogs weighing less than 20 pounds will be allowed on prior approval only with a pet charge of $10 per day per pet, $500 refundable pet deposit, and a non-refundable pet cleaning fee of $50. No cats as the owner is severely allergic.

We just got a wireless extender - Verizon & ATT cell service is good at the house, but not at the river park or on the road to the house. No guarantee though, this is the country.

We send a detailed pdf with house instructions and access info via email about one week prior to the first day of your stay. Check in is after 4 pm and check out is before 11 am. Note that cell and data coverage does not work much of the drive to the house, so print and bring access info and driving directions with you.

Suitability
Pets Allowed
We allow small dogs on a case by case basis with a nightly fee of $10/pet/night, $50 non-refundable cleaning fee, and $500 damage deposit. You must agree not to leave the pet in the house alone unless crated and they must not bother or bark at anyone using the trail that goes past our house.
Smoking Allowed
There is no smoking allowed in the house or on the wood decks. Please respect the fact that our area is dry and often under a burn ban. If you must smoke at our home, do it on the concrete patio and dispose of cigarettes in a safe manner.
Family/Kid Friendly
There is not really room for pack & plays and our max is 9 people including children & infants. We have a great yard for kids to play in with a natural brushy barrier that seems to contain them. Highway 39 is just down the hill though and we ask guests to not allow children to cross the road or use the river park without a responsible adult to oversee them.

Our house is not wheel chair accessible and there are stairs to all bedrooms and bathrooms. The stairs are steep and not manageable by all (including my own mother). Same with the trail to the river park - not manageable by all.
Suitable for Events
You're welcome to request special events like birthday parties or bridal showers (we even had a small wedding once). Anything more than 15 people for more than 3 hours will over fill our septic tank though so we require guests to rent and use a port a potty. These events are approved on a case by case basis and anyone not disclosed on the rental agreement can be removed for trespass if necessary. We charge $300 per person for undisclosed overlimit overnight guests. We will never agree to more than 9 people overnight.
Parking Included
We have outdoor parking and one covered carport spot to park motorcycles or a single car during a thunderstorm. There is room for multiple cars.

What we supply
We have just about everything you need. TP, papertowels, napkins, a collection of hotel soaps & shampoos if you forget yours. There is dishwashing soap provided. The laundry soap is provided because it needs to be the biodegradable kind since we have septic system and are so close to the river.

If you can't leave your technology at home, we should have you covered. Michelle often works at the dining room table while we are there, so the internet access is good for emails and uploading & downloading files, but not good enough for streaming movies.

We love to cook & grill, so we have all the kitchen tools we use on a regular basis. I always tell folks we have everything you need but a turkey roasting pan, but then someone will ask me where the chip clips are.... If you want to roast a turkey or put clips on your bags of chips bring those. We don't supply zip lock bags, aluminum foil or saran wrap, but there is often some there another guest has left behind. Same thing for spices & seasonings. We throw out anything left in the fridge after every guest however.

We don't have a first aid kit, but some random first aid supplies are available in the kitchen cabinet above the coffee maker.
Shared spaces
One of the best features about our house is the access to our homeowner association owned river park. We have a gated access only 250 feet of Guadalupe River frontage. The river is accessed via a trail that goes along the fence line in front of our house, so don't be surprised to see people on the trail. There are other rental in our neighborhood now, so though it used to be rare to see anyone on the trail (except a couple of neighbors who walk a loop around the neighborhood daily), it now gets more frequent use in the summer time. The trail goes down the hill quite steeply & is not maintained, so if anyone in your group has health, balance or mobility issues - you can drive them around & park inside the fenced access to the park.

Michelle and Danny bought this house in 2011. Michelle will be your primary contact and you'll likely only need to talk to Danny if there is an issue related to the TV.

Danny grew up in Del Rio and San Antonio and has family in and around Kerrville. He introduced Michelle to Texas Hill Country in Hunt. The area is a great reminder of Michelle's ranching roots in western South Dakota. We both fell in love with Hunt and the beautiful cypress tree canopy along the Guadalupe on one of Michelle's first visits to Texas.

We stayed at many vacation rentals in the area before we decided we could really retire here. The accessibility of the river park without the riverside price was what drew us to this particular house. It feels so private - other riverside rentals we stayed in have neighbors right next door or multiple rentals on-site. In this house, even though we're in a subdivision, it feels like we're out in the country.

We live full time in Anchorage, Alaska and plan to spend more time each year at our home in Hunt. We have just a few years to go before we can start being full time snowbirds!

Getting around

We are 10 minutes west of Hunt on the hill above the river. The road follows the river so cell coverage is spotty most of the way from Ingram to Hunt, and barely works from Hunt to the house. Download or print driving directions before you leave and don't rely on your cell phone for a map! It's the country, remember?
