A non-heated pool (4 x 8m) sits at the centre of the garden — mornings by the water, afternoons in the shade, evenings around the fire: this is the space that turns a stay here into a retreat rather than just a base.

A well-maintained garden wraps around the pool, giving the whole group room to spread out outdoors, whether that's a quiet corner with a book or space for the kids to run.
Bedrooms
- Bedroom 1 (ground floor): a king bed with its own ensuite bathroom — a private, quiet spot for the primary couple in the group.
- Bedroom 2 (upstairs): one double bed and one single bed, suited to a family sharing a room or two friends travelling together.
- Bedroom 3 (upstairs): a single bed, ideal for a child, a solo traveller, or anyone wanting their own space within the group.
Three bathrooms in total — the ensuite off Bedroom 1, a second downstairs bathroom with a bathtub, and an upstairs bathroom with a shower — mean a full house never means a queue. Air conditioning covers the bedrooms and living room for both summer heat and winter chill.

Interaction with Guests
Our brand rests on one principle above all: independence, not absence. The smart lock removes the friction of a fixed handover — it doesn't remove the host. We live abroad and visit the property on a regular basis, hosting remotely by design, and we're always reachable through the Airbnb app, phone, or SMS.

NOT suited for parties or events — only registered guests (in the reservation) may stay in the house.
Additional Rules
The Obvious
Take care of the house exactly as you would your own, and leave everything where you found it. No smoking inside, and absolutely no cigarette butts in the garden (dispose of them in the outside containers). No food or drinks on the sofa. No unregistered guests or parties. House towels are for house use only — they aren't suitable for the pool or the beach, so please bring or buy separate towels for those.
Checking Out
Return furniture and décor to where you found them (the cleaning fee doesn't cover furniture rearrangement). Dispose of garbage in the containers and put all dirty dishes in the dishwasher, running it before you leave. Close all windows, gates, and doors.
Local Laws
As required by Portuguese law, we ask all guests for personal ID data, which is reported to the local authorities.
Post/Use of Address
This is a short-term rental — please don't use the address for post, correspondence, or official matters. Arrange deliveries through courier during your stay.
Long Stays
For stays of 30 days or more, please be mindful of electricity use. Consumption above 350 kWh/month is charged in addition to the monthly fee.
Pets
One dog only, subject to house rules (ground floor only, not in bedrooms, not on the sofa) and a pet fee.
Swimming Pool — Important Safety Notice
The pool is used entirely at guests' own risk. There is no lifeguard on duty. Guests are responsible for supervising children and non-swimmers at all times. The owner accepts no responsibility or liability for accidents, injuries, or loss arising from pool use. Bathroom/house towels aren't suitable for the pool — please bring or buy separate towels for pool use.
Garden & Pool Maintenance
Longstanding local partners maintain the pool and garden. We aim to schedule visits when guests are away — for longer stays and warmer months especially, that isn't always possible. Responsible use of house utilities is appreciated throughout: for longer stays, the fee includes electricity up to 200 kVA/month and water up to 50 m³/month, with any excess charged separately.
Insects & Wildlife
This warm, humid stretch of coast is full of life — mosquitoes, gnats, lovebugs, or other bugs can appear depending on the season. We run regular pest control but can't promise a guarantee — keeping doors closed and food stored away helps keep it that way.

Pinha da Praia runs on a smart lock rather than physical keys.
Primary guest, before arrival:

2. Activate the two links received after your confirmed reservation
At the house:
1. Casa de Colares – Front link opens the front door (closer to the gate)
2. Casa de Colares – Back link opens the door under the small roof (left of the front door)
Sharing keys: the primary guest sets up the account and installs the key; other guests download the app and sign in with the same email and password — everyone shares one key, and any adjustments carry through to all.
For smooth entry: keep Bluetooth on; keep your phone's OS and the Danalock app updated.

Welcome to Pinha da Praia — we've built the house to be as intuitive as an Apple device, but here are a few pointers.
Air Conditioning — turn it off when you leave the house or when windows are open. Breakages/Damages — please report immediately.
Coffee — Delta Q pods/powder provided to start; more available at local supermarkets.
Fireplace — the wood fireplace is fully functioning; use it freely on cooler evenings. Garden & Pool — both receive regular seasonal maintenance; we try to schedule it around guest stays, though that isn't always possible.
Parking — cars can be parked inside; the area is generally very safe.
Setting — a quiet, secluded spot near a creek, just 2.5km from the beach and 45 minutes from Lisbon airport — sea, mountain, and Sintra's monumental history all within easy reach.

- Bus: Scotturb regional buses (routes 441/440) connect Sintra to Colares and the Banzão area, though services can be infrequent, especially in the evening — check current timetables before relying on this option.
- Metro / Tram: None serve this area — Pinha da Praia is a countryside/coastal location best reached by car.
Given the rural setting, we recommend a rental car, taxi, or rideshare for this property rather than public transport, particularly for arrivals with luggage or in the evening.
Getting to/from the Airport (Humberto Delgado Airport, ~45km)
- Taxi/rideshare or rental car: About 45 minutes, via the A5 and IC19 — the most practical option for this house.
- Public transport: Technically possible (train to Sintra, then a local bus or taxi onward) but slow — budget 2 hours or more — so we'd steer most guests towards a car for this stretch.
