HOUSE RULES:

✅Check-in time: 4PM
✅Check-out time is before 10:00 am.

Checkout is strictly before 10:00 AM.
Early check in and late checkout requests must be made in advance and are subject to host approval and a $100 additional fee. This helps us ensure our cleaning team has enough time and support to prepare the space for the next guest. Thank you for your understanding!

*Please be respectful of the neighbors. Do not disturb or use neighbor's driveway. Please be quiet and respectful on driveway. No loitering on driveway or front lawn.

*Adult supervision of children on the property at ALL times, in ALL areas indoor and outdoor, especially around the pool and hot tub

* Any indication of additional guest will incur a fee of $100 per additional guest per night

*Quiet hours start at 9:00pm
❌No loud noise or music BETWEEN 10:00 PM - 7:00 AM, indoors and outdoors. After 10:00 PM we kindly ask all conversation and activity be moved in indoors to respect our neighbors.
❌Backyard gatherings are not allowed past 10:00 PM
❌No parties, events, birthdays, bachelor or bachelorette stays. Right to cancel reservation without refund and a minimum fine of $1500 will be imposed if evidence is detected.
‼️Any noise complaints from our neighbors will result in early termination of your stay. We will dispatch our local security team to escort guests off the premises. In the event our security team is called out due to a noise complaint, guests are liable for any associated costs and expenses.

❌No smoking or vaping or use of illicit substances of any kind inside or outside the house. A $1,500 fee will be applied if any evidence is present to treat air and clean carpets and scrub walls.
❌No firearms
❌No pets allowed on this property. Any violation of this rule will result in a $750 penalty per pet, per night, a double cleaning fee, and additional charges for any deep cleaning, repairs, or replacements required due to damage or soiling caused by the pet.
❌No mail / packages delivered to the property. Please send it to a nearby pick up.
❌No moving / Rearranging of the furniture except for the modular couch.
❌No unplugging of the electronics like TVs, cable boxes, lamps, etc.
❌No pre-checking bag storage
❌A $500-$1000 charge (per item) will be applied for any items removed from the property
❌No BLOCKING OF NEIGHBOR’S DRIVEWAY PARKING anywhere other than assigned driveway space. $500 penalty fee will be imposed as a violation or car will be towed. Please check street cleaning signs and schedule and park at your own risk
❌Do NOT adjust or tamper the pool and spa— $1000 fee with repair or replacement costs
❌Do not flush anything other than toilet paper down the toilet. We have a septic system.
❌Keep the drains clog-free by removing hair every time after using the shower.
A plumber fee of $500 will be applied if one needs to be called.

🔌Please be sure to unplug all unused appliances, hair curler, laptop chargers from socket when leaving the home. As well as turn off stove and oven.

💡 To help conserve energy, please ensure all indoor lights (including indoor garage lights) are turned off whenever you leave the house.

Optional pool heating is available for $100/day. Guests must request pool heating at least 48 hours prior to arrival. Payment is collected via the Airbnb Resolution Center.

Hot Tub Rules & Safety:
• No lifeguard on duty. All guests use the hot tub at their own risk.
• Adult supervision is required for children under 18.
• Keep the hot tub running and covered when not in use to maintain temperature and cleanliness. Do not adjust the preset temperature.
• SHOWER or RINSE OFF before use to keep the water fresh and clean.
• No glass containers in or around the hot tub to prevent breakage and injury.
• Do NOT add soaps, oils, or bath products—these can damage the system and make the water unsanitary.
• No food or drinks inside the hot tub to prevent spills and contamination.
• No spray tan or self-tanning products—these stain the tub and contaminate the water.
• Do not enter the hot tub if you are sick or have open wounds to avoid spreading bacteria.
• Limit soak time to 15-30 minutes to prevent overheating or dehydration.
• Do not use the hot tub under the influence of alcohol or drugs.

Pool and Hot Tub Disclosure:
By booking and/or using the pool and hot tub and surrounding area, Guest(s) acknowledge that swimming and related activities involve inherent risks, including injury or death, and agree to use the Pool and Hot Tub entirely at their own risk. Guest(s) understand there is no lifeguard on duty, and children or non-swimmers must be supervised at all times. Guest(s) agree to follow all rules and safety guidelines and to assume full responsibility for themselves and their guests. To the fullest extent permitted by law, Guest(s) hereby release, waive, and hold harmless the Property Owner, Host, and their agents from any and all claims, injuries, damages, or losses arising out of or related to the use of the Pool and Hot Tub, and agree to indemnify and defend them against any resulting liabilities or expenses.

Pool Safety:
- NO lifeguard on duty. All guests swim at their own risk.
- Adult supervision required for all children who use the pool

Other things to note:

The pool is an outdoor pool. Debris from the surrounding landscaping will make its way into the pool. It is impossible to prevent plant debris from getting into the pool. The pool is not considered dirty when plant debris is in the pool between our weekly cleanings which can be due to wind or other factors outside our control. We provide tools such as a net if guest would like to clear any leaves and debris during their stay. The presence of such debris is not grounds for cancellation, refunds, or discounts.

~Maintenance: While we regularly maintain the property, things may occasionally break. Any issues will be addressed within 24 hours, and are not grounds for refunds.

‼️⚠️In the event of early termination due to violation of House Rules, your reservation will be non-refundable. Additionally, if we discover that house rules have been broken, we reserve the right to file a claim with Airbnb.‼️⚠️

These HOUSE RULES enable us to upkeep the highest quality stay for our guests. 😊

Property Disclosures:
We have 2 actively recording cameras overlooking the outside of the house and backyard which record video and audio of live motion movement in the area. There are also smart home decibel monitors in the backyard which actively record noise decibel levels. The decibel monitors do not record audio or video. All camera devices are on the exterior of the property and in no way shape or form point inside the house to protect your privacy. Devices are on 24/7. There are no indoor cameras.

Release of Liability:
This home is privately owned; the owners/hosts are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners/hosts are not responsible for the loss of personal belongings or valuables of the guest. By accepting a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

We reserve the right to cancel your reservation and enforce fines if these rules are broken. Booking of this property is an acceptance of house rules.

By confirming your stay, you agree to our Guest Agreement and Safety Waiver covering the use of amenities (pool, hot tub, fire pit, etc), house rules (no parties, quiet hours 10:00 PM-7 AM), and general safety

Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.

Our smart lock system provides guests with the convenience of keyless access throughout their stay. This means that you can enter the entire home, including the backyard, front, and side yards without any hassle.
