You walk five minutes to coffee at Loyal and dinner on Tejon, spend the day out at Garden of the Gods or the foot of Pikes Peak, and come home to a fenced backyard that is yours alone, the grill ready and the fireplace waiting inside.

A few honest things, because this is an older building: the floors creak, the window AC runs loud, and there is no central air. Spotless and well run, just not a luxury build.

Parking is the part worth reading twice: you have free parking on site, plus free street parking out front using the city permit that hangs on the hook in the living room (please put it back at checkout).

If the front spaces are taken, the lot directly west of the property needs no permit at all, so you are never stuck circling.

Check-in is a keypad code, so you arrive on your own time. We answer fast through the app and fix things in person: a bathroom blind was repaired mid-stay, and when a long-stay guest hit a health emergency, our team stepped in.

You are two blocks off the downtown core, just south of S Tejon Street and directly across from the police headquarters, which is what makes leaving a car out overnight a non-issue.

Walk to Loyal Coffee, Phantom Canyon Brewing, the COATI food hall, and Poor Richard's, with 420 Pizza close by for an easy dinner and the Pioneers Museum about a block away. The sights are a short drive: the U.S. Olympic and Paralympic Museum about 5 minutes, Pikes Peak Center 6, Garden of the Gods about 12, and Old Colorado City, Red Rock Canyon, and Seven Falls about 15. The Pikes Peak Highway entrance is about 30 minutes.

You are close enough to leave the car parked: the downtown core is two blocks away and Tejon Street dining is about a 5 minute walk. You have free parking on site and free street parking with the city permit, plus the no-permit lot directly west as backup. For the sights you will drive: Garden of the Gods is about 12 minutes, Old Colorado City and Red Rock Canyon about 15, and the Colorado Springs Airport (COS) about 25. Bus stops and quick rideshare pickups are nearby, and major highways are minutes out.

A few honest things up front. This is an older building: floors and bed frames creak, the windows show their age, and the shower takes a moment to find its temperature. Cooling is a window AC unit plus portable and ceiling fans, not central air.

The window unit works but runs loud, so switch it on when you arrive rather than waiting, since more than one guest did not spot it at first.

Heat is central.

No laundry in the unit, though a laundromat is on the block, and a travel crib is available on request for an extra fee.

The ice maker is not hooked up, so we leave ice trays.

Quiet hours are 10 PM, out of respect for the neighbors and the other half of the duplex.

Comfortable and well kept, just not a luxury build.
