1. Rental Party: The rental party shall consist of the amount of adults and children per your initial email. 2. Maximum Occupancy: The maximum number of guests is limited to 8 persons. An additional charge or $20 per person per night for guests in addition to 8 will be assessed. 3. Term of the Lease. The lease begins at 4 p.m. on arrival date of the reservation acceptance email and ends at 10 a.m. on the departure date from your reservation acceptance email. 4. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. 5. Rental Rules: All guest agree to abide by the Rental Rules attached as Exhibit A at all times while at the property. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Exhibit A RENTAL RULES 1. Smoking is NOT allowed in the cabin, but you can smoke outside. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. Our cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are NOT allowed. 7. Parking: Vehicles are to be parked in designated parking areas. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8. Housekeeping: There is no daily housekeeping service. Linens and bath towels are included in the cabin. We do not permit towels or linens to be taken from the cabin. 9. Hot Tub: No children under the age of 13 permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. 10. Fireplace: The fireplace is a logged fireplace. Please do not throw any paper or other combustible materials in the fireplace. The renter is responsible for buying the fire wood and starter kindling for the fireplace. Fireplaces are to be turned off when you are not in the cabin. Fireplaces are not to be used during the months of April – September. The Damper must be fully open before building a fire, and the screen shall be closed at all time. 11. Outdoor Fire pit The renter is responsible for buying the firewood and the starter kindling for the outdoor fire pit. In order to avoid debris from flying in the air and hurting our guests, we do not allow leaves or loose kindling to be used to start a fire. 12. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged for the damages that result. 13. Storms: No refunds will be given for winter storms. During the winter months when driving up the mountain, it is recommended to have a four wheel drive and/or chains during the snow months. However; our cabin is on level flat parking at the bottom of the mountain with the gravel roads being well maintained and cleared. We do not refund due to road conditions. 14. Movies Movies are not to be charged to the owner’s cable provider or application on the media players. If movies are charged to the owner of the property, the renter will be charged these fees. 15. Changing Reservations To change a confirmed reservation, you must give at least a 30 day notice and stay within 6 months of original arrival date. When a reservation is changed, it can only be changed once. No credit will be issued for unused portions of time in case of late arrival or early departure. 16. Suggestions of items to bring: Coffee filters, paper towels, sponge, Kleenex, charcoal and lighter fluid for the grill if you intend to BBQ, laundry detergent and fabric softener for washer and dryer in cabin, starter wood for wood burning fireplaces and outdoor firepit in season, extra toilet tissue, bars of soap, trash bags and dishwashing liquid or dishwasher tabs.
