PROPERTY SECURITY/SAFETY:

Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.

If you’re looking for a party house, please DO NOT BOOK. Property is ideal for family vacations. MAX of 8 people including children and 4 cars parking on the driveway. No street parking available. Must observe QUIET HOURS 11PM-8AM

Guest access

Check in info will be emailed 1 week prior to your arrival with door code sent the day of arrival approximately 1 hour before check in

Guests will have access to entire house except garage and owner closet

Other things to note

- For your peace of mind, surveillance cameras are located around exterior of the house (front garage and side garage) but no inside camera to ensure our guests privacy.

- Our home is 3 levels. No bedrooms on the main floor

- Safety features: fire extinguisher, carbon monoxide detector, smoke detector, first aid kit

- MAX capacity allowed in this home is 8 unless prior approval from Katie An extra guest fee will be charged for any guest that exceed the 8 at $300 an evening for each guest over 8 and possible termination of the stay without rein bursment

- Driveway parking for up to 4 cars. No street parking available.

- NO pets allowed please

POOL AND HOTTUB

The pool is heated year round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s

Hot tub is set at 98 degrees and runs from 7-10.pm. Please reach out to Katie if different times are requested as she can remotely change these settings. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.

NOTE: for safety and security of our guests, each guest who enters the home at anytime during your stay MUST be listed on the reservation. Please make sure to register the correct number of guests.

Undisclosed guests not included in the official confirmation can place your stay at risk for early termination without refund

CANCELLATION POLICY:

Owners are not responsible for providing refunds due to circumstances beyond their control like travel disruptions, guest travel restrictions, work and school scheduling changes, etc. Weather, tropical storms, hurricane threats, environmental conditions like red-tide, construction, water, or beach conditions cannot be guaranteed.

All cancellation requests must be initiated by Registered Guest through the website in which they booked and/or be in writing via email. Cancellation requests will not be accepted via phone, text, or by a member of the party other than the main Registered Guest.

PENALTY-FREE 100% REFUND for Reservations Greater than 30 Days From Arrival: If cancelling entire or portion of reservation with an arrival date greater than 30 days from arrival a full 100% refund will be provided of all rental rates, fees and taxes.
