To ensure your stay is as enjoyable and safe as possible, here is some friendly but important professional guidance regarding our beautiful winter conditions:
❄️ General Winter Travel & Conditions
Winter in Crested Butte requires flexibility and preparedness. Heavy snow can impact travel timelines significantly. Please keep the following in mind:
• Road Conditions: Roads and driveways will become icy. Mountain passes (like Monarch Pass) may close temporarily during severe weather.
• Air Travel: Flights into and out of nearby airports can be delayed or canceled. We strongly recommend guests remain flexible with their travel plans and be prepared for potential changes.
🏠 The Overlook: Property Specific Winter Notes
The deep mountain snow creates unique conditions specific to our property that we ask you to be aware of:
• Snow Plowing & Driveway Access: We contract with a reliable, high-volume plowing company. However, during heavy storms, their schedule is subject to major delays.
• The plow may arrive early (e.g., 5 AM) or be delayed for a couple of days after a large accumulation.
• The driveway can accumulate deep snow and may be icy, especially where it meets the road.
• The plow will create snow berms at the end of the driveway, and you may need to shovel around your vehicle to clear a path.
• Crucially: Please be careful not to block the plow and be prepared to temporarily shuffle vehicles while the crew is working.
• Property Hazards:
• Deck Access: The deck can be covered in snow for days or even weeks until crews can safely clear it.
• Roof Snow & Ice: The roof will naturally shed snow and ice. Please be aware of falling snow/ice when walking near the house, even on sunny days.
• Fencing: Snow accumulation can be very high, potentially allowing pets to walk right over the fence. Please monitor your pets closely.
• Steep Embankment: DO NOT attempt to walk or ski down the steep embankment to the fields below. This area is prone to avalanches and is extremely dangerous for both people and pets.

While the challenges of winter make this environment special, safety must always be taken seriously.
• Slippery Surfaces: Walking on paths and in town can be very slippery. Always watch your step.
• Hidden Obstacles: Deep snow can quickly cover and hide objects, uneven terrain, or holes.
• Vehicle Safety: Vehicles can slide off the road very easily on ice and snow—always drive slowly and cautiously.

Inside, you’ll find updated finishes throughout: a newly remodeled bathroom, new floors, modern appliances, and a wood stove to keep things cozy on cooler mountain nights. The trails are right outside your door, making it easy to explore the best of Crested Butte without even getting in your car.
While the home sits near the highway—which means you may hear some traffic from the deck or through open windows—the house is equipped with new insulated windows that help keep things quiet when closed.
Pet Policy – Because We Love Dogs, Too!
We understand how important it is to bring your furry family member along on vacation. This home is pet friendly, but it’s important to know that it isn’t designed for all dogs. Please include the number of dogs and their sizes in your booking request.
We’ve made many efforts to accommodate pets (especially since over 80% of rentals in the area don’t allow them), but to ensure a positive experience for everyone—including guests in the other half of the duplex—please make sure your dog is a good fit for this space:
🐾 Dogs must not be left alone if they tend to bark—constant barking will disturb neighbors.
🐾 The yard is not fenced and the home is near a road, so dogs must be kept on leash or under reliable voice command at all times.
🐾 Please pick up after your dog. The home’s water well is nearby, and it’s important to keep the area clean.
🐾 As a responsible pet owner, we ask that you clean up any messes and keep your dog’s behavior respectful of others staying nearby.
Helpful Extras
There is a Ring doorbell by the front door—used solely to help manage check-ins, monitor snow removal, and communicate with cleaners. It’s also a fun way to catch a glimpse of the occasional visiting wildlife!

Everything on the south side of the home is available for parking. Deck is private and no interior shared spaces. There is no shared space with other renters. The property line goes south to the middle of the driveway and the whole area is available for parking as long as you do not block access.
I am usually within a half hour of the house during your stay.
There is only 1 neighbor maybe 400' away and the other side of the duplex may have renters too.
There is a public trail through the property. The trail down to it is steep. Use at your own risk. It is similar to other steep trails in the area. Wear sturdy shoes and only use if you are confident walking on loose steep trails.
This rental is a duplex so please respect quiet hours from 10pm to 8am. Do not bang on walls or slam doors so others can also enjoy their stay. I ask the same thing from other renters.
