YOUR PRIVATE SUITE
ROOM 1 is one enclosed suite with two bedrooms and a private bathroom. No other guests pass through it. You reach the suite through the main villa’s shared entrance and guest areas.

SLEEPING UP TO SIX
• Main bedroom: a giant round king bed for two and an L-shaped sofa that opens into a double bed for two. Sheets, pillows and duvet are stored inside the sofa; our self check-in video shows how to open it.
• Second bedroom: a bunk bed for two.

CHARACTER AND COMFORT
Your single private bathroom features rare Italian pink marble over 100 years old, a spacious walk-in shower and a separate vintage bathtub overlooking the balcony and green mountain scenery. The bathtub does not have hydromassage. There are two fireplaces, in the main bedroom and bathroom, a desk with a Herman Miller chair, and a dining table for four. Alex and his wife lived happily in this suite for two years.

IN-SUITE APPLIANCES
Your suite has a mini fridge, microwave, kettle, ground-coffee and Nespresso machines, plates, glasses, bowls and cutlery. There is no oven or hob inside the suite. For cooking, you are welcome to use the main villa’s shared kitchen.

Outside your suite, enjoy the shared snooker table, piano, guitar, violin, library, patio, barbecue and wood fire pit. Please respect quiet hours and fire restrictions.

The two bedrooms and bathroom form one private, enclosed suite exclusively for your group, with no passage by other guests. You enter through the main villa’s shared areas before reaching your private suite. You are welcome to enjoy the shared kitchen, snooker table, piano, guitar, violin, library, patio, barbecue and wood fire pit. These shared facilities are outside your suite. Please respect other guests, quiet hours and fire restrictions.

We are a small family home and are happy to help through the booking platform. Your stay is self check-in. Please message us for assistance, food orders or special requests; requests depend on availability and confirmation.

Stay in Sintra’s historic centre, among old lanes, traditional cafés and green hills. Discover the National Palace of Sintra, Quinta da Regaleira and the town’s distinctive architecture, then return to a welcoming 17th-century family villa. The surrounding landscape is hilly, with slopes and steps; allow extra time for exploring and wear comfortable shoes.

Explore the historic centre on foot. Trains connect Sintra with Lisbon, and local buses and taxis serve the surrounding area. For attractions farther uphill, including Pena Palace and the Moorish Castle, plan transport and admission in advance. Driving and parking in the old town can be difficult. Read the arrival and parking instructions for your reservation before travelling and contact us if you need help planning your arrival.

Your two bedrooms and bathroom are private; the villa entrance, main kitchen and leisure spaces are shared. The suite has a mini fridge, microwave, kettle, two coffee machines and tableware, but no oven or hob. Self check-in is from 15:00 and checkout by 12:00. Access instructions and the video arrive the day before check-in. Breakfast, dinners, sandwiches, sangria and laundry are optional paid extras; breakfast requires at least 24 hours’ notice. New reservations from 17 October 2026 include a €25 cleaning fee per stay in the booking total. If travelling with pets, declare them when booking: a single €35 pet fee applies per stay, regardless of the number of pets or nights. Do not pay either fee again if already included in your reservation total. Service animals are exempt from pet fees. Existing reservations retain their original conditions. Smoking outdoors only; quiet hours 23:00–07:00. Events require prior host approval.
