IMPORTANT INFORMATION

🚭 No smoking indoors. Outdoor smoking only—please keep doors closed and dispose of cigarette butts properly. A $250–$500 fee will apply if smoke is detected inside.

🚫 No parties or loud music (e.g., boom boxes). Disturbances may result in immediate termination of stay and applicable fines.

🔕 Quiet hours are from 10:00 PM to 7:00 AM.

♨️ Hot Tub Disclaimer: Use of the hot tub is at your own risk. The property owners, management, and staff are not liable for accidents, injuries, or illnesses arising from hot tub use. Guests acknowledge the following:
- Persons with medical conditions (including pregnancy, heart disease, diabetes, high/low blood pressure) should consult a physician before use.
- No children under 12 allowed at the hot tub
- Alcohol, drugs, or medications that impair judgment are prohibited during use.
- Limit use to 15–20 minutes to prevent overheating.
- No glass, oils, soaps, lotions, or foreign substances in or around the hot tub.
- If water appears unclean or equipment is not working, discontinue use immediately and notify host.
- A $50 hot tub fee per stay applies for additional cleaning and maintenance.
**Guests accept responsibility for any damage, misuse, or unsanitary conditions caused during their stay.**

🔥 BBQ Grill is available for use. Please clean after each use. Guests are responsible for charcoal and lighter fluid. Additional cleaning fees may apply if the grill is left dirty.

🌪️ In the event of a hurricane or tropical storm, we will follow all local evacuation mandates.

🌧️ Weather does not qualify for a refund. We strongly recommend travel insurance—Airbnb offers this option during booking.

🎥 Security cameras are installed at the front entry, back entry, and garage exterior for your safety.

🌿 The property is near water, trees, and wildlife. While rare, outdoor pests may occasionally appear, especially during certain weather conditions. We perform regular pest control and respond promptly to concerns.

🐶 Pets: Pre-approval is required. $100 per pet, per stay (max 2 pets under 30 lbs with minimal shedding).
Pet Guidelines:
• Pets must always be supervised
• No pets on furniture
• Use a crate/kennel if leaving your pet unattended
• Clean up after your pet—additional fees apply if waste is not removed
