Our 5,112 sqft, 5-bedroom, 5-bath house with 13-beds offers incredible unobstructed views of Crested Butte and the West Elk Mountain Range. Perched above downtown CB on a 36+ acre lot in a private, gated neighborhood only 10 minutes from town, this newly remodeled and professionally decorated home was designed to provide guests with the ultimate luxury mountain experience. Come enjoy everything Crested Butte has to offer during any season in a modern-mountain getaway that is perfect for entertaining 2-3 large families with kids. Recently listed to VRBO in late 2018.

The huge 360-degree wrap-around porch includes an outdoor gas grill and a hot tub with amazing views surrounded by trees. Each of the 4 bedrooms upstairs have an en-suite bathroom, and an exterior door with direct access to the wrap-around porch. These bedrooms include the master with jacuzzi, mini-master, king room and twin room. The floating chefs kitchen has mountain views with two Jenn-Air ovens, an over-sized Sub Zero refrigerator/freezer, and all the required cooking appliance/utensils to ensure a fantastic in-home dinning experience. Other amenities upstairs include remote-controlled gas fireplace in the living room, with a 75" 4k TV mounted above, iPad with Sonos multi-room audio control, and beautiful 30 foot high ceilings in the living room, kitchen, and dining room with skylights and custom beam work.

Also located upstairs is the office. The office has a printer/scanner, 30" monitor, keyboard, and mouse for easy hookup to your laptop. Fiber Internet with super-fast WiFi throughout the entire house. In addition, fantastic 4G/LTE cellphone service throughout the house and property.

The 5th bedroom is located downstairs and is the bunkroom. This is perfect for the kids and has 8 total beds (4 fulls and 4 twins), and a full bath. Also downstairs is a gameroom lounge for the kids with video games and a 65” 4K TV, as well as a large laundry room, and a 1,400 sqft heated garage with room to park 1 vehicle during your stay.

A great summertime perk of this location is hiking access to Green Lake Trail right from the house. This is a beautiful 7 mile, 3 hour, round-trip hike from the front door that ends at a beautiful lake at the base of Mount Axtell. If you would like to walk to downtown Crested Butte from the house, it takes one hour and is a 3 mile downhill walk on the Green Lake Trail.

Amenities for kids - 2 highchairs, 1 booster seat, 1 pack-and-play crib, tons of toys, books, board games, video games, movies, 3 pair of snow-shoes, miscellaneous sporting goods - tennis racquets, basketball, football, volleyball, frisbees, yard games, etc.

- Maximum amount of people is 10 adults and 8 kids (18 total). This is strictly enforced. If you exceed this number due to a few extra children, please send me a message when requesting to book and we can work something out.
- Only confirmed registered guests are permitted in our home. No extra guests or visitors after booking unless prior written approval from host.
- 4 vehicles maximum allowed on the property. No trailers or campers allowed.
- No animals/pets allowed.
- No smoking allowed.
- No parties or events. This is a family-friendly quiet house.
- No public transportation is available for this house.
- The ski-mountain base area is a +/- 22 minute drive from the house. It takes 10 minutes to get to downtown CB and then another 12 minutes to get to the base area.
- In the wintertime you need to have a 4-wheel drive vehicle to manage the snow/ice, but in the summertime a 2-wheel drive vehicle is fine.
- In the wintertime our property managers handle all snow removal for the road and driveway free of charge for our guests.
- We have multiple exterior surveillance cameras and additional surveillance cameras in the garage and mechanical room.
- Guests must use the stairs to access the living quarters on the second level. Not ADA accessible.
- You SAVE 9.5% on taxes when booking this property compared to downtown CB properties that have an additional short-term rental tax.

House Rules

1. General Requirements:
○ Have fun, relax, and enjoy the views!​ Please treat the house as if it was yours. This is
our family’s home so please be respectful of our furniture, art, amenities, etc. We hope
you enjoy the house and amenities as much as we do!
○ Please give us the opportunity to try and solve any problem you may have during your
stay. We are on call/email 24/7 and our property manager lives 10 min away.
○ NO FIRES OR CAMPFIRES!​ The only fire allowed is the remote controlled fireplace in the
living room. This is an HOA and Gunnison County rule for the entire neighborhood due
to the distance from the fire department.
○ Smoking/Vaping is NOT permitted at 2255 Wildcat. 100% of your security deposit will
be deducted.
○ Pets are NOT permitted at the 2255 Wildcat. 100% of your security deposit will be
○ Parties and/or large gatherings of any kind are strictly prohibited at 2255 Wildcat.
Immediate phone call to the police and eviction from the property will ensue if this rule
is broken.
○ Guests are fully responsible for the safety and security of themselves and their children
at all times.
○ Guests and visitors must keep noise to a minimum as not to disturb the occupants of
neighboring properties – especially during nighttime hours.
○ Locked owner’s closets, mechanical room, owner’s vehicles and greenhouse are OFF
LIMITS to guests.
○ No shoes in the house. Please leave your shoes in the garage.
○ All guests must comply with all House Rules and any other instructions from Jordon
Ringel (owner), Chelsea Cox (owner), or Ian Loeffler (Property Manager) during their stay. Only confirmed registered guests are permitted in our home who were approved at the time of booking. No extra guests or visitors after booking unless prior written approval from the host.
2. Damages and Breakages:
○ Guests agree to reimburse 2255 Wildcat CB, LLC for the damages or losses caused to 2255 Wildcat real and personal property or third persons or their property arising out of or related to the negligent act or omission or willful misconduct by the guests and/or visitors.
○ All damages and breakages must be reported to Jordon Ringel, Chelsea Cox, or Ian Loeffler immediately. Failure to report them will result in a penalty deduction from the security deposit.
○ To avoid damages and breakages, no furniture is to be moved from one room to another.
○ Nothing is to be removed from the property - towels/blankets/toys/iPad/phone chargers/etc. are to stay at the property at all times.
○ Guests are responsible for and shall reimburse Host within 7 business days of each stay for any purchases made through any medium for the duration of the stay, including but not limited to, movies ordered or other additional purchases made during each stay.
3. Vehicles:
○ 4 vehicles max at the property and we do not allow trailers or campers. No exceptions unless prior written approval from either Jordon Ringel or Chelsea Cox.
○ No cars should ever be left on Wildcat Trail which is the main road before the driveway. Cars are to only be parked on our paved driveway.
○ Guests and any visitors are to comply with the neighborhood speed limits and drive at a safe and courteous speed.
○ Guests shall not touch the owner's vehicles and other miscellaneous equipment in the garage.
4. Security:
○ Any time guests leave 2255 Wildcat, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain, snow, and water damage.
○ Guests must switch off lights/electronics/fireplace/etc. when not in use to promote energy saving.
○ We do have exterior surveillance cameras and also interior cameras in the garage, mechanical room, locked owners closets and locked greenhouse.
○ Do not lock the door knob in the garage so the smart lock works properly.
5. Hot Tub:
○ For safety reasons, it is not permitted to use any glassware in or around the hot tub area. Plastic and cans only in the hot tub.
○ Children under the age of 12 must have adult supervision while using the hot tub.
6. Balcony and Deck Areas:
○ Guests must supervise any babies and children at all times when using the deck areas.
○ Please make sure to shut off the propane after each use on the outdoor gas grill. Extra
propane can be found in the garage.
7. Garbage & Recycling:
○ Guests are to dispose of garbage and recycling in the allocated trash cans, and excess rubbish must not be left in living areas or outside.
○ Please take full garbage bags to the garage and leave the bags in the designated trash bins in the garage. We will dispose of the trash after you checkout.
○ We do have bears in the neighborhood so do not leave any trash/food outside. Do NOT bait bears!
8. Checkout Procedures - Please..
○ Be out of the house before 12pm (noon) on your checkout date.
○ Check drawers and under the beds to make sure none of your valuables are left behind.
○ Leave the garage door, gate openers, JBL Bluetooth speaker, and wine key on the
kitchen counter.
○ Plug in the iPad to charge.
○ Make sure all windows and doors are properly closed.
○ Make sure all lights, electronics, and the fireplace are turned off.
○ Strip all the beds that were used and leave the sheets in the laundry room.
○ Load all dishes and start the dishwasher.
○ Leave the trash and recycling in the garage containers.
○ Complete the feedback survey.
○ Add a comment in our guestbook located on the coffee table.
○ Remember to leave a 5-star review on AirBnB/VRBO if you enjoyed your stay.
9. Injury Incidents:
○ First-Aid kits are located in the cleaning closet next to the top of the stairs and the master closet.
○ Fire extinguishers are located in the garage, mechanical room, cleaning closet upstairs, and under the kitchen sink.
○ In the event of an emergency relating to the Vacation Rental, your emergency contacts are:

10. Compliance:
○ Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.
○ The owner and manager reserve the right to withhold the security deposit and/or evict guests/groups from the property who refuse to follow these House Rules.
