Urban Vista Retreat is a spacious 4-bedroom, 2.5-bath home designed for families and groups of up to 12 guests. All four bedrooms are located upstairs, leaving the main floor open for gathering, dining and entertainment.

INDOOR SPACES

The home features a fully stocked kitchen, large dining table for group meals, comfortable living areas and plenty of entertainment. The game area includes a full-size pool table, foosball and arcade games. Fast Wi-Fi and Roku Smart TVs are available throughout the home.

BACKYARD & ENTERTAINMENT

Enjoy the private fenced backyard featuring a pool and spa, putting green, outdoor movie screen, covered patio, fire table, grill and outdoor seating. The custom GRAND PRAIRIE TX mural provides a fun backdrop for group photos.

Pool heating is available for an additional fee with advance notice.

LOCATION

The home is located in a residential neighborhood directly across from a public park and playground. AT&T Stadium, Globe Life Field, Six Flags Over Texas and Epic Waters are all nearby, making the home especially convenient for sporting events, family trips and group getaways.

PARKING

Parking is limited to 2 vehicles in the driveway. The garage is not available for guest use, and street parking is not permitted for short-term rental guests. Please make sure everyone in your group is aware of the parking restriction before arrival.

Guests have private access to the home and backyard amenities during their stay. The garage is excluded from guest access.

POOL & SPA
Swim at your own risk. There is no lifeguard on duty. Children must be supervised at all times around the pool and spa. No glass is permitted in or around the pool/spa area. No running or diving.

POOL HEATING
Pool heating is available for $150 per day with a 2-day minimum and must be requested at least 24 hours in advance. When heating is purchased, the pool is heated to approximately 88°F. Pool heating is weather-dependent and may be unavailable or less effective during certain weather conditions.

SPA
The spa may be heated to approximately 104°F. Please follow the provided operating instructions and turn the spa off when finished.

POOL MAINTENANCE
The pool is professionally serviced every Monday. Because this is an uncovered outdoor pool, leaves and other outdoor debris may occasionally enter the water despite regular maintenance. A pool net is provided for guest use.

PROPANE GRILL
A propane grill is provided for guest use. We do our best to keep the propane tank filled, but occasionally it may run out between stays. If you need to exchange an empty propane tank during your stay, simply send us a photo of the receipt and we will reimburse you for the propane exchange.

PARKING — PLEASE READ
Parking is limited to 2 vehicles in the driveway only. The garage is not accessible to guests. Street parking, parking on the grass, and blocking sidewalks are not permitted for short-term rental guests. Please make sure everyone in your group and any approved visitors understands the parking restrictions before arrival.

RESIDENTIAL NEIGHBORHOOD
This home is located in a quiet residential neighborhood directly across from a public park and playground. Quiet hours are 10 PM to 9 AM. Please respect our neighbors and keep outdoor noise to a minimum.

TRASH SERVICE
Trash pickup is Monday and Thursday. Please securely tie all trash bags and place them next to the blue mailbox the night before pickup. Grand Prairie does not provide official trash bins for this property, so please do not leave loose trash outside.

PEST NOTICE
The property receives routine professional pest-control treatment. Texas has a warm climate where insects and other outdoor pests are common, and occasional sightings may occur despite preventative treatment. Please keep exterior doors and windows closed to help prevent insects from entering the home.

STARTER SUPPLIES
We provide a starter supply of essentials, including toiletries, toilet paper, paper towels, trash bags, dish supplies and laundry supplies. These are starter quantities and guests may need to replenish them during longer stays.

SECURITY CAMERAS
Exterior security cameras are located around the outside of the home and at the doorbell. Cameras monitor exterior areas only and are continuously capable of recording. There are no cameras inside the home.

IMPORTANT
• Maximum occupancy is 12 registered guests.
• No pets.
• No parties or events.
• Garage access is not included.
• Check-in is after 4 PM and checkout is by 11 AM.
