How to Connect Airbnb to Houfy

Important: This feature Does NOT work with smart pricing enabled on Airbnb, and does NOT import promotions or discounts set up on Airbnb.

Who this is for

• Hosts who list on Airbnb and Houfy

• Hosts who want automatic syncing of prices and availability to avoid double bookings

Before you start

1. Make sure you have an active Airbnb account.

2. Make sure your listing is already created on Houfy.

3. Have your Airbnb login details ready.

4. Make sure your pricing is not using Airbnb Smart Pricing (this must be turned off for syncing to work).

Steps

1. Go to Channel Managers

• Open Houfy → Channel Managers

• Click Connect with Airbnb

• In the side menu the item is called Software partners. The page it opens is headed Channel Managers.

2. Authorize the Airbnb connection

• You’ll be redirected to the Hospitable authentication page

• Click Connect my Airbnb account

• You’ll be taken to the Airbnb login page → sign in and approve access

• After success, click Take me back to Houfy on Hospitable to complete the connection

3. Map Your Listings

• On the Channel Managers page press Pull New Listings. Your Airbnb properties appear below it as cards, one per property. If no cards appear, your Airbnb authorisation did not finish - the green "New listings pulled successfully" message is shown whether or not anything was found, so judge it by the cards. Go to https://www.houfy.com/channel-managers?channel=hsa&step=1, press Connect with Airbnb, and sign in to Airbnb and approve access. Then return to this page and press Pull New Listings again.

• In the Channel Managers page you will see Airbnb listed as a "Connected Account"

• Match each Houfy listing to the correct Airbnb listing

• Select what you want to sync (or both):

• Pricing

• Availability

4. Sync Behavior

• Availability: Updated instantly from Airbnb to Houfy

• Pricing: Updated twice a day

5. Enable Payments on Houfy

Go to Connected payments at https://www.houfy.com/settings/payment-settings and connect Stripe, Square or PayPal to start accepting bookings and payouts.

Your Airbnb calendar and nightly prices will now update automatically in Houfy.

Troubleshooting

My calendar is not updating on Houfy

• Refresh your browser and wait a few minutes.

• Confirm your listings are correctly mapped.

• Check that the Airbnb account connection is still active in Channel Managers.

My prices are not updating

• Turn off Smart Pricing in Airbnb.

• Wait: prices refresh twice a day rather than continuously, so a change you make on Airbnb can take until the next refresh to appear on Houfy. If a price is still wrong after that, contact support.

I switched off Listing Rates but Houfy still shows my Airbnb prices

• Unticking Listing Rates stops new prices arriving from Airbnb. It does not remove the nightly prices that were already imported.

• Guest quotes use the nightly price on your calendar ahead of your base price, so the imported prices keep showing until you change them.

• To set your own prices, keep Listing Rates off and enter new nightly prices on your Houfy calendar.

Can I keep syncing but make Houfy cheaper than Airbnb?

• Yes. Open Edit listing > Pricing > Pricing Offset, choose Percentage, enter the discount, and click the Markup button so it reads Markdown. Save.

• Then tick Listing Rates on the Airbnb row and press Pull new changes.

• Every synced night becomes the Airbnb price less your percentage. Nights you priced yourself on the Houfy calendar are not overwritten.

My listings will not map correctly

• Double-check that the correct Houfy listing is matched to the correct Airbnb listing.

• Re-run the mapping process if needed.

The connection stopped working

• Go back to Channel Managers and disconnect/reconnect Airbnb.

• Sign back into your Airbnb account when asked to re-authorize.

No listings appear when I try to map them

• Press Pull New Listings on the Channel Managers page. Your Airbnb properties should appear as cards, one per property.

• If no cards appear, your Airbnb authorisation did not finish. The green "New listings pulled successfully" message is shown whether or not anything was found, so judge it by the cards.

• Go to https://www.houfy.com/channel-managers?channel=hsa&step=1, press Connect with Airbnb, sign in to Airbnb and approve access. Then return to Channel Managers and press Pull New Listings again.
