Wine and spirits is directly across the street. Riverfront is 3 short blocks away. Watch fireworks just blocks away.

SLEEPING ARRANGEMENTS

Master Bedroom: 1 Queen, en-suite full bathroom/shower

Front 2nd floor bedroom: 1 Queen, 1 twin

3rd Floor bedroom: 1 queen, 2 twins

Main floor living room: 2 sleeper sofas and one adult sized cot with mattress.

Finished basement: game room with foosball and full size ping pong table, smart TV, full size sleeper sofa

AMENITIES

Lots of thoughtful amenities to make your stay comfortable. For light sensitive sleepers, we've installed blackout curtains throughout the house including the main living room and kitchen patio door. We have sound machines as well for your convenience. 3rd floor does not have curtains, just vertical blinds. Additional pillows and linens in bedroom closets. Fully stocked kitchen to cook meals (you provide the materials). Pots, pans, cutting board, baking sheets, blender, etc. Smart LED Roku TV with Netflix, Prime, Sling TV and standard cable. Alexa (voice activated assistant) for anything you want to search on the internet. Alexa also comes with free unlimited Prime Music at your becking call. Coffee maker with a single serve hot water dispenser. Glass top stove for an easy cleanup. Please only use mild detergent to clean the stove glass top. Newer dishwasher with low dB so you can run it and it will not overpower your TV or dining experience.

The finished basement has a large smart Roku TV for your enjoyment. It also has a full size ping pong table, foosball table and seating. Pretty nice place to hang out. For the night owls if you keep the door closed, most of upstairs will not hear you.

If driving, easy access to major highways. Within driving distance to NYC, Baltimore, Philadelphia, Washington DC, Hershey, Lancaster, York, Carlisle and historic Gettysburg battlefields.

GUEST FEES: We charge additional guest fee above 4 people to cover additional utility costs, linens and wear and tear. It is $20-25/day per guest for the entire stay. We do not break down separate nights or the sorts. This applies to day visitors as well. No visitors allowed without them being included in the booking due to insurance and liability reasons.

PARKING: PARKING: only ONE assigned parking; you can find the parking lot in the middle of the complex (large lot). Remaining cars to be parked on-street that is meter parking or pay $20/car for the HOA parking permit (have 2). Total available parking spot is 3 cars (including the free spot). HOA has an active policy to tow cars there so you are responsible for all fees involved if you do not follow these rules.

You may obtain 2 additional HOA parking permits in addition to the 1 free assigned parking space. It is $20 per permit for the duration of your stay. I will bill you through here - just ask.

IMPORTANT: please place the parking placard on your rear view mirror and only park in an un-numbered HOA parking lot behind the townhouse. If you park in a number, assigned lot you are liable to be towed at your expense. Please place the HOA permit(s) on the kitchen counter prior to check out.

Each missing permit costs $50 to replace.

PET OWNERS: please let us know in advance of booking if you plan to bring pet(s). All pets are on a case-by-case basis and require approval PRIOR to booking. We will need full vacinnation records, pic of pet(s), any bite history, breed and weight. $45/pet cleaning fee for booking. Limited to max of 2 pets. Additional pet rules apply - please inquire prior to approval. No pets on any furniture or bedding at any time. Pretty much common sense stuff.

SERVICE ANIMALS: by law, we are not required to host service animals since we are a short term rental. However, we will try to accommodate as needed and ONLY if our requirements are met. We need doctor's note about disability for affected person the service animal is for with physician's full name, address, date stamp, person's full name, dog's name & picture, registration # if applicable and address of owner. We will need the training facility of the service animal and it's certification record as a service dog. If any of these requirements do not meet current legal requirements, we will kindly abide by current laws and regulations.
