The space
This 3-bedroom oasis in Oro Valley provides outstanding privacy and sweeping mountain and city views.
The manicured backyard with OVERSIZED HUGE pool and jacuzzi area provides a private amphitheater to unwind outdoors under the sunny/starry Southern Arizona skies. Dine under the covered patio, or relax indoors with calming southwestern-style décor, clean, new furnishings, tasteful upgrades/remodel and majestic mountain views.

Property is right by the BICYCLE AND WALKING PATH of about 130 miles all around Tucson – WALK to a wide variety of restaurants, grocery, bakery, Starbucks, Pilates Studio and a hiking trail– and few minutes of a drive to parks, hiking trails, playgrounds, golf, tennis, CATALINA STATE PARK and retail stores. Bring your bicycles or rent one just minutes from the home.
There is an Italian, and Chinese Restaurant and a Special American style restaurant with outdoor patios right around the corner you can just walk to for lunch and dinner! Also Subway and Bakery and other shopping options.

Master bedroom has a California King bed, TV. Bedroom two has two twin beds and bedroom three has an adjustable queen bed. Two living areas with leather couches host two additional TVs. High-speed internet available throughout home. Ping pong table positioned on one side of the garage, and medium-sized car parking potential on the other. Two additional private parking spots outside.

Kids: Highchair, toddler chair, 2 pak'n'plays and a outdoor water table is available for kids upon request and kids plates and cups....

Only guests registered at the time of booking can stay at the home, maximum 6 people. Additional $100 per night per guest fee will be applied for guests arriving and staying at the home after check in and after reservation acceptance.

Parking is limited to 3 vehicles. One vehicle may be parked in the garage. There is plenty of space for up to 3 vehicles on the large driveway. Overnight parking on the road is not permitted.

Do not leave the garage door open for longer than normal operations of exiting and entering. Tucson has a lot of wild animals and mice and packrats that could get into the garage and chew up wires and equipment parts etc, and its a safety concern for many other reasons. Also, heat will enter the garage and the home and put extra strain/overload on the HVAC system etc

Any rule violations will incur a $250 fee.

Guest access
Entire property. Enter through front door with either a key or code, or the garage with code. Garage has a ping pong table in half space and other half can be used to park 1 car. 2 parking spaces outside of the garage on driveway

Other things to note
POOL heating : Contact owner to heat pool and hot tub for additional daily fee :$60 per night Winter rate, (summer rate is $30 per night, June 1-Sept 1,) to be paid for entire stay, at the time of booking. Spa can be running up to 2 hours per day, once a day. To heat the spa more than once a day, the fee is $30 for any additional sessions. ( And $10 per any additional hours beyond the 2 hours running time)
Owner controls the heater from an app , guests are not allowed to touch/manipulate/operate it. Pool and Spa are connected, it takes about an hour to heat spa to 100degrees, message owner with 1 hour heads up for scheduling the spa - please send message by 8:30 pm, but schedule can set for anytime
Guests use the pool and hot tub at their own risk.
While owner rigorously maintains the pool and hot tub, high winds can often blow debris into the pool area without notice. (there is a pool cleaning net to use if wanted)
Some days after freezing cold nights the pool and hot tub might only reach warm enough temperatures til the late afternoon. Heater will not work in temperatures below 45 degrees.
Temperature of the pool can vary from 72-85 depending on the previous night's temperatures.
During the winter the pool has a cover on reels to reduces nighttime cooling off- guests need to reel them in during the day when they wish to swim and roll it back out in the evening for the night, or when done using the pool for the day - otherwise pool temperatures will drop too low during the night even with the heater on and won't heat up enough for a day or 2 if left uncovered

No refunds will be provided for equipment malfunction, or weather-related issues. Weather, length of reservation, and other environmental factors may prevent the pool from achieving your desired temperature
Weekly Pool Service is on Tuesdays between 8-11 am, it is advised to not swim til 1 pm on those days to avoid possible skin irritation.

Do not alter or adjust spa or pool equipment settings or incur a fee of $250 plus any applicable damage.

PETS: 1 dog allowed, non aggressive, non shedding breeds only, up to 50 pounds with prior approval only. $40 per night (Not per stay) fee will be added after booking
Clean up after your pet and do not allow pets on furniture or beds or incur a $250 fee. Any pet damage (furniture, flooring, walls, etc.) will also be charged after check-out.

There are strict guidelines for those who wish to bring their Service Animal to an Airbnb.
A Service Animal staying on our property is NOT allowed to be left in the home alone at any time during your stay. This means not even left alone in a crate. You must take the Service Animal with you anytime you leave the house.
The guest remains liable for any and all damage caused by a Service Animal.
You and your Service Animal will be asked to leave if we discover misrepresentation of a pet as a Service Animal. We will report fraudulent claims of Service Animals to government authorities and will evict the guest(s) without further notice in such cases. If this occurs, there will be no right to a refund.

•Your Service Animal may not be left unattended. (Crating and leaving the animal in your absence is not permitted; the animal must accompany you AT ALL TIMES).
•Your Service Animal must be on a leash at all times, or under control of verbal or sight commands that they follow at all times.
•We will ask you to remove your Service Animal if the animal is out of control and the animal’s handler does not take effective action to control it or if the animal is not housebroken.
•Please walk your Service Animal for bathroom needs. Indoor piddle pads are not allowed.
•Please clean up defecation immediately. Bring your own baggies and dispose in the trash can at the front of the house.
•Service Animals may not be on furniture (sofa, chairs, bed) or counters unless it is specifically needed for your disability. If required, please let us know so that we can arrange additional cleaning.
