Guests can access the house using a lockbox located on the left side of the front door, about five meters away on the white door.

When you arrive, face the main entrance and simply turn to your left you’ll see the lockbox attached to the white door. Inside, you’ll find the key to the house.

Respect & Communication

We expect respectful communication at all times.
We reserve the right to refuse accommodation or terminate a stay if a guest is rude, disrespectful, or verbally abusive toward the host or staff.

Check-In & Check-Out

Check-in: 3 PM
Early check-in is not guaranteed and must be requested through Airbnb.

Check-out: 11 AM
Late check-out must be approved in advance.
Staying past 11 AM without approval results in a fee equal to the full next-night price.

Complaints

If anything is not right—cleanliness, amenities, or any other concern—we are committed to resolving it quickly.
Reporting an issue to us or Airbnb grants us permission to enter the property to correct it.

Damages

Accidents happen, and we appreciate honesty.
Please report any damages right away.
If repairs or replacements exceed $12, a resolution will be filed and billed accordingly.

🔊 Noise & Neighborhood Respect

This is a quiet residential neighborhood. To preserve peaceful surroundings:

Outdoor music is allowed during the day only

Maximum outdoor volume: 30 (via TV remote)

Quiet hours: 9 PM–9 AM
No loud talking, laughing, music, or outdoor gatherings during quiet hours

After 9 PM, all sounds must remain indoors with doors closed

Fines

Neighbor complaint: $500

Police involvement: $3,000

🚫 Drugs

Using drugs or smoking cannabis anywhere on the property (inside or outside) will result in a $2,500 fine, and we reserve the right to contact authorities.

❄️ Air Conditioning

To prevent mold in tropical weather:

Keep AC ON Auto between 70–78°F while home

When leaving, set AC to 78°F

Failure to follow AC guidelines may result in mold and applicable charges.

🛠️ Maintenance

Please understand that repairs depend on the availability of local contractors. We will always do our best to address issues promptly.

🧽 Cleanliness

We provide a clean and comfortable space, but this is not a hotel, and daily cleaning is not included.

To help us keep cleaning fees low, guests agree to:

Wash dishes

Wipe counters, stove, oven

Clean spills on any surfaces

Empty the fridge/freezer

Take out all trash and recycling

Leave the home in similar condition to check-in

We provide:

2 paper towel rolls

1 extra toilet paper roll per bathroom

Mop, broom, dustpan, multi-surface cleaner

Laundry detergent (in laundry room)

🗑️ Trash & Recycling

Green bins: bagged trash

Blue bin: recycling only (no plastic bags or wood)

Place bins at the curb Sunday & Wednesday evenings for morning pickup.
If bins are full/uncleared at checkout, a $50 fee may apply.

💦 Heated Pool

Heated pool is available upon request.

$50 per day

Charged daily until checkout

Guests will receive a lock code and operate the heater themselves

🔧 Cleaning Supplies

Mop, broom, dustpan, multi-surface cleaner, and laundry detergent are provided in the laundry room.

💍 Valuables

We are not responsible for lost or damaged personal items.

🐾 Pets

Pets are not allowed.
Unauthorized pets may result in a $300 fee.

👥 Occupancy & Declared Guests

Maximum occupancy (inside + outside): 16 people

All guests must be declared with full names at the time of booking

Undeclared guests: $150 per person per day

Exceeding 16 guests may result in immediate termination of the reservation

🚭 Unintended Uses

The following will result in a $500 fine:

Smoking inside

Property damage

Parties or events

Extra undeclared guests

🏡 Purpose of Stay (Required Agreement)

To protect the property from tenancy claims:

Guests agree that:

Their stay is short-term only (1 night to seasonal stays up to 3 months)

Purpose of stay is travel, vacation, or insurance-related

The property is not their primary residence

The address will not be used on any ID or legal documents

No personal furniture will be brought into the property

Violations may result in termination of the reservation.

🔥 BBQ Grill

We do not provide a guaranteed full propane tank.
If empty, guests may refill it at a nearby store.

🌱 Landscapers & Pool Technicians

Professionals may visit the outdoor areas to maintain the grounds.
They will never enter the home.

🏠 Property Access

We will always notify you before entering the home.
The only exception is an emergency (fire, life-threatening situation).

🔑 Check-In Procedure

You will receive your lock code on the day of arrival once the home has been cleaned and prepared for you.

🌴 Florida Wildlife

You may see small lizards, iguanas, and other wildlife outdoors—they are harmless and part of Florida’s natural environment.
Please keep doors closed to prevent them from entering the home.
