You have the whole fenced backyard area, and dock area is also yours, but it's not fenced from the street access, thus it's not 100% private. The landlord uses the dock area to get access to his boat sometime.

We’re in the process of refreshing our exterior with a modern gray tone, so the outside wall color may look a little different from the listing photos. Some areas may already be updated, and we’re excited to add a couple of murals soon! These small improvements won’t affect your stay in any way. Thanks for your understanding!

📌 Before Booking
Please make sure to review our cancellation policy. We’re unable to offer refunds for things like booking mistakes, changes of plans, weather, medical issues, airline delays, or other personal reasons.

🎉 House Rules
We kindly ask that there be no parties or commercial activities such as photo shoots or presentations.
For security, we have cameras facing the driveway, backyard, and house entrance. They are motion-activated and record video and audio. Noise detectors are also in place inside and outside to monitor noise, smoke, and occupancy. Please help us keep the neighborhood peaceful and avoid fines by respecting these rules.

🏖️ Outdoor Area Notes
Because we’re in a breezy beachside area, leaves may occasionally fall into the pool. Our team cleans the pool twice a week (Monday and Friday), but this natural occurrence is not something we can refund or accept complaints for.

🔥 BBQ Grill
We do not provide a guaranteed full propane tank. There may be some gas left from previous guests, but if the tank is empty, you’ll need to refill it at a nearby shop.

🚲 Bicycles & Kayaks
Please check all equipment before using it and let us know right away if something seems off. Any damages found after use may result in a charge.

You’re welcome to use the kayaks in the water canal by the dock. Keep in mind that launching them requires a bit of physical strength and assistance from a partner, especially since we don’t have a slip gate. It’s easier during high tide. After using the kayaks, please lift them back onto the dock. You’re also welcome to use them in other intracoastal areas or in the ocean.

⛵ Boat on Dock
The boat on the lift is private property and cannot be touched or used. Occasionally, the landlord may come to the dock to take the boat out, but you won’t be disturbed—your area remains fully private.

🌿 Florida Wildlife
Florida has plenty of small wildlife like lizards and iguanas. They’re harmless and occasionally wander near the home. Please keep doors closed so they don’t come inside.

🏡 A Note About the Property
We’re excited to host you in our cozy beach house! The home is just like the photos clean, inviting, and full of charm. It’s an older, well-loved property with classic touches such as marble floors and tiled outdoor paths. While everything is fully functional, some features may feel more vintage than modern.

If you’re looking for a brand-new or hotel-style space, this might not be the best match. But if you love character, comfort, and a fantastic location at a great value, you’ll feel right at home.

We simply ask that guests come with realistic expectations—signs of age are part of the home’s personality and not cleanliness issues or valid reasons for cancellation.
