Respect & Communication

We value kindness and respectful communication.
We reserve the right to refuse accommodation or end a stay if a guest is rude, disrespectful, or verbally abusive toward the host or staff.

Check-In / Check-Out

Check-in: 3:00 PM
Early check-in is not guaranteed and must be requested through Airbnb.

Check-out: 11:00 AM
Late check-out must be approved in advance.
Staying past 11 AM without approval will result in a fee equal to the full next-night rate.

Complaints

If something isn’t right, we’re here to help.
When a complaint is reported to us or Airbnb, you grant us permission to access the property to resolve the issue.

Damages

Accidents happen! Please report any damage, big or small as soon as possible.
If the repair or replacement cost exceeds $12, a resolution will be filed, and charges may apply.

🔊 Noise & Neighborhood Respect

This is a quiet residential area, and we promised our neighbors to keep things peaceful.

Music outside is allowed only during the day and must stay at volume level 30 (controlled by the TV remote).

Quiet hours: 9 PM – 9 AM
No loud talking, laughing, music, or gatherings outside after 9 PM.
All sounds after 9 PM must remain inside with doors closed.

Fines:

Neighbor complaint: $500

Police involvement: $3,000

🚫 Drugs

Drugs or smoking cannabis anywhere on the property (inside or outside) will result in a $2,500 fine, and we reserve the right to contact authorities.

❄️ Air Conditioning

Florida humidity requires the AC to run consistently to prevent mold.

Keep AC ON Auto between 70–78°F while home.

When leaving, set it to 78°F.
Failure to follow this may result in mold and applicable fees.

🛠️ Maintenance

We do our best to address repairs quickly, but contractor scheduling may cause delays. Thank you for your patience.

🧽 Cleanliness

This is a self-managed home, not a hotel.
To keep cleaning fees reasonable, guests agree to:

Wash all dishes

Wipe counters, stove, oven

Clean spills on floors, walls, and surfaces

Empty the fridge/freezer

Take out trash and recycling

Leave the home in the condition you found it

We provide:

2 extra paper towel rolls

1 extra toilet paper roll per bathroom

Mop, broom, dustpan, multi-surface cleaner, and laundry detergent (in laundry room).

🗑️ Trash & Recycling

Green bins: Regular trash (bagged)

Blue bin: Recycling only (no plastic bags, trash bags, or wood)

Put bins on the curb Sunday & Wednesday evenings for morning pickup.

Failure to take bins out may result in a $50 fee.

💦 Heated Pool

Pool heating is optional and available for $50/day.
A lock code will be provided, and the heater must be turned on by the guest.
You will be charged for each day until checkout.

🐾 Pets

No pets are allowed.
If brought without approval, a $300 fee applies.

👥 Occupancy Rules

Maximum occupancy (inside + outside): 16 guests

All guests must be declared with full names at booking

Undeclared guests: $150/day per guest

Exceeding 16 guests may result in immediate termination of the reservation

🚭 Smoking, Parties & Unauthorized Guests

If you:

Smoke inside

Damage the property

Have a party

Bring extra undeclared guests
You will be charged a $500 fine, and your stay may be terminated.

🏠 Purpose of Stay

To comply with housing laws, guests agree that:

Stay is short-term only

Property is not their primary home

Address won’t be used on any ID

No personal furniture will be moved in

Violations may result in reservation termination.

🔥 BBQ Grill

A full propane tank is not guaranteed.
If the tank is empty, guests may refill it at a nearby store.

🌱 Maintenance Visits

Landscapers and pool technicians may be on the property to maintain the grounds. They will never enter the home.

🔑 Property Access

We will always notify you before needing access, unless there is an emergency such as fire or immediate danger.

You will receive your door lock code on the day of check-in once cleaning is complete.

📌 Florida Wildlife

You may see small lizards, iguanas, and other wildlife outdoors—this is normal in Florida. They are harmless.
Please keep doors closed to prevent them from entering the home.
