This is a quiet residential area, and we promised our neighbors to keep things peaceful.
Music outside is allowed only during the day and must stay at volume level 30 (controlled by the TV remote).
Quiet hours: 9 PM – 9 AM
No loud talking, laughing, music, or gatherings outside after 9 PM.
All sounds after 9 PM must remain inside with doors closed.
Fines:
Neighbor complaint: $500
Police involvement: $3,000
🚫 Drugs
Drugs or smoking cannabis anywhere on the property (inside or outside) will result in a $2,500 fine, and we reserve the right to contact authorities.
❄️ Air Conditioning
Florida humidity requires the AC to run consistently to prevent mold.
Keep AC ON Auto between 70–78°F while home.
When leaving, set it to 78°F.
Failure to follow this may result in mold and applicable fees.
🛠️ Maintenance
We do our best to address repairs quickly, but contractor scheduling may cause delays. Thank you for your patience.
🧽 Cleanliness
This is a self-managed home, not a hotel.
To keep cleaning fees reasonable, guests agree to:
Wash all dishes
Wipe counters, stove, oven
Clean spills on floors, walls, and surfaces
Empty the fridge/freezer
Take out trash and recycling
Leave the home in the condition you found it
We provide:
2 extra paper towel rolls
1 extra toilet paper roll per bathroom
Mop, broom, dustpan, multi-surface cleaner, and laundry detergent (in laundry room).

Green bins: Regular trash (bagged)
Blue bin: Recycling only (no plastic bags, trash bags, or wood)
Put bins on the curb Sunday & Wednesday evenings for morning pickup.
Failure to take bins out may result in a $50 fee.

Pool heating is optional and available for $50/day.
A lock code will be provided, and the heater must be turned on by the guest.
You will be charged for each day until checkout.
