🚣 Water Level Information (Please Read)

The Lake McQueeney Dam is currently under repair.
• Water depth ranges from 2–8 feet, deepest toward mid-river
• Great for kayaking, paddle boarding, fishing & floating
• Consistent water levels maintained by Canyon Lake Reservoir
• Lake expected to return to full levels around May 2026

There are multiple staircases and a steep drop-off at the dock. Please supervise small children and use caution for guests with mobility concerns.

Guest have entire home and waterfront to themselves, but we do not allow access to the boat lift. There is parking for 3-4 cars in the driveway.

At Three Oaks Retreat, we prioritize the privacy and comfort of our guests. Rest assured that we will make every effort to respect your space and minimize any disruptions during your stay. In the event of any issues, our property manager, Sarah, who resides nearby, is readily available to assist you. Your peace of mind is our utmost priority.

This home sits on the 46 side of Lake McQueeney just minutes from New Braunfels on Three Oaks Drive in Seguin, Texas.

You will need a car to get around. There is no public transportation.

Please be advised that our property has a maximum occupancy of 8 adults and 4 children. We kindly request that you take note of the weight restrictions for the bunk beds in the designated bunk room, as they are not suitable for adults or individuals weighing over 175 pounds. It's important to mention that our home is multi-level and may pose challenges for individuals with difficulty navigating stairs. However, we do offer a bedroom on the main floor that requires no steps for access.

Please not that current water levels are (3–10 ft, with it being lowest at the dock) great for paddle boarding, kayaking, swimming and fishing while the Lake McQueeney dam is under repair.

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $49 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional.
