Welcome to Three Oaks Retreat on the Guadalupe River in Seguin. Please note that the water levels in the pictures reflect current levels due to repairs on the Lake McQueeney dam. Current levels are at a river depth of 3 to 10ft in front of the dock for your enjoyment.

Welcome to Three Oaks Retreat, your perfect escape on the Lake McQueeney-Guadalupe River system! This expansive 3,500+ sq. ft. home is designed with large families or groups in mind and comfortably sleeps up to 12 guests. Nestled in a peaceful riverside setting, the home offers plenty of space to spread out, relax, and enjoy unforgettable moments—indoors and out.

Whether you’re watching the sunset from the upper balcony, roasting marshmallows around the fire pit, or paddling the calm waters of the Guadalupe River, Three Oaks Retreat is your ideal home base for fun and relaxation in Central Texas.

Water Level Update
The Lake McQueeney Dam is currently under repair. Water levels in front of the property range from 2 to 8 ft, deepest toward the middle of the river. The area is great for kayaking, paddle boarding, fishing, and floating. A small dock and wide steps provide easy access to the riverbed.
✅ Consistent water levels are maintained by the Canyon Lake Reservoir.
🎯 The lake is expected to return to full levels around December 2025.
⭐There are multiple staircases and a steep drop-off at the dock — please use caution with small children or guests with mobility issues.

Guest have entire home and waterfront to themselves, but we do not allow access to the boat lift. There is parking for 3-4 cars in the driveway.

This home sits on the 46 side of Lake McQueeney just minutes from New Braunfels on Three Oaks Drive in Seguin, Texas.

You will need a car to get around. There is no public transportation.

Please be advised that our property has a maximum occupancy of 8 adults and 4 children. We kindly request that you take note of the weight restrictions for the bunk beds in the designated bunk room, as they are not suitable for adults or individuals weighing over 175 pounds. It's important to mention that our home is multi-level and may pose challenges for individuals with difficulty navigating stairs. However, we do offer a bedroom on the main floor that requires no steps for access.

Please be aware that our rates are based on the number of guests, and any additional guests beyond 8 may result in a change in pricing. Furthermore, we have a $500 pet fee, and we only permit a maximum of 2 pets weighing under 50 pounds each. Thank you for your understanding.
