Sea View Oasis: Pool, Beach & Gym - Oroklini

Please read this before booking:
Sea & Soul Oasis is my home, not an entire-villa holiday rental. Your booking is for your own private guest bedroom, while the bathroom, guest balcony and the other indoor and outdoor areas are shared with me and the other guests staying in the villa.
I live in the villa myself and other registered guests may be staying during your visit. The atmosphere is therefore more like staying in a spacious private home than in a hotel or a completely private holiday property.
Your bedroom is private and lockable, but it does not have a private entrance or private bathroom. The shared bathroom has a modern rain shower and handheld bidet shower.
The outdoor 4 × 10 m swimming pool, gym, kitchen, living room, dining areas and other shared spaces are available to all guests staying in the villa and are shared with the Host.
Five cats live inside the house and have access to the common areas. If you have a cat allergy or are looking specifically for a completely pet-free accommodation, this property may not be suitable for you.
The villa is located in a quiet residential area of Oroklini. Guests are expected to respect the neighbours and keep noise at a reasonable level, especially in the evening and at night.
Smoking and vaping are not permitted inside the house. Smoking is permitted only in the designated outdoor areas and on the balcony.
Pets are not permitted unless expressly agreed in advance.
By making a reservation, you confirm that you have read and understood these points and that the shared-home setup, cats and common facilities are suitable for you.

Oroklini offers a relaxed residential atmosphere while being close to the beaches, city life and natural attractions of the Larnaca area. The neighbourhood around Sea & Soul Oasis is peaceful and mainly consists of detached villas, giving you a quieter base than staying directly in a busy tourist centre.

One of Oroklini’s natural highlights is Oroklini Lake, a protected Natura 2000 wetland where more than 190 bird species have been recorded. During the cooler months, flamingos and other migratory birds can be seen around the lake, making it a lovely spot for a walk and birdwatching.

The coast is approximately 1 km away, with Oroklini Beach around 5 minutes by car. The nearby coastline offers beaches, beach bars, restaurants and water activities, with Yiannades Beach another popular local option.

Larnaca city centre and the famous Finikoudes seafront are around 15 minutes by car. Here you can enjoy the palm-lined promenade, marina, cafés, restaurants, bars and nightlife, as well as historic sights including the Church of Saint Lazarus and Larnaca Medieval Fort. Hala Sultan Tekke and Larnaca Salt Lake are also worth visiting, especially during the winter flamingo season.

The location is convenient for exploring the island. Larnaca International Airport is around 20 minutes away, Ayia Napa approximately 25–30 minutes, and Nicosia around 35–40 minutes by car. Protaras is also an easy day trip. The main highway is approximately 500 m away, making it easy to explore the southeast coast and other parts of Cyprus.

Oroklini itself has local tavernas, cafés, shops and everyday services, while Larnaca offers a much wider choice of dining and entertainment. Larnaca Bay is also a popular area for diving and snorkelling, with local dive centres offering trips to sites including the Zenobia and Lambousa II.

A car is recommended for exploring Cyprus, although buses and taxis are available. Oroklini is a great choice for guests who want a peaceful local setting while remaining close to beaches, Larnaca, nature and the main attractions of the southeast coast.

The villa is approximately 500 m from the main highway, making it easy to reach Larnaca, the airport and the southeast coast by car. Larnaca city centre and Finikoudes are around 15 minutes away, Larnaca International Airport around 20 minutes, Ayia Napa around 25–30 minutes and Nicosia around 35–40 minutes.

Oroklini itself has local tavernas, cafés, shops and everyday services. The coast is approximately 1 km from the villa and Oroklini Beach is around 5 minutes by car. Some local destinations can also be reached on foot, although the residential location and Cyprus climate make a car more convenient for longer distances.

Buses and taxis are available for guests who do not want to drive. Public transport can be useful for travelling towards Larnaca and nearby areas, while taxis are a convenient option for airport transfers, evenings out or destinations not easily reached by bus.

Self check-in via key box makes arrival flexible, and I am happy to help with local transport information, taxi options, buses, airport transfers and recommendations for getting around during your stay.

THE PROPERTY
Sea & Soul Oasis is a spacious Cypriot-style villa of approximately 250 m² on a 400 m² plot in Oroklini. The property offers generous shared indoor and outdoor spaces and is designed as a comfortable real home rather than a standard holiday apartment.
Your bedroom is private. The bathroom, guest balcony, living room, dining area, kitchen, gym, pool and outdoor spaces are shared with the Host and other registered guests.

YOUR ROOM
The guest bedrooms are approximately 14 m² and include a comfortable double bed, five pillows, a generously sized 220 × 240 cm duvet, bedside table, 43-inch Smart TV and two spacious wardrobes. Each room has direct access to the shared guest balcony with sea views.
Fresh towels are provided for shower, pool and beach use.

BATHROOM
The shared bathroom has a spacious rain shower, handheld bidet shower, washbasin and toilet.

POOL & OUTDOOR AREAS
The 4 × 10 m outdoor pool is shared only with me and the other guests staying in the villa. Around the pool are sun loungers, umbrellas and seating areas.
The outdoor spaces also include shaded seating, lounge areas, bean bags and outdoor dining for up to 10 people, as well as a large gas BBQ, outdoor kitchen area with sink, fire pit and outdoor shower.
An outdoor sound system and projector are available for relaxed evenings and movie nights.

CARPORT LOUNGE
The shaded carport has been converted into a comfortable lounge with leather seating, its own bar and a fridge stocked with soft drinks, beer and wine. Drinks are available for a small contribution towards their cost.

LIVING ROOM & ENTERTAINMENT
The shared living room has comfortable seating and a 65-inch Smart TV with Netflix, Amazon Prime, Max, YouTube and Zattoo. A PS4 and Xbox 360 are also available.

KITCHEN
The fully equipped home kitchen offers generous workspace and extensive cookware, tableware and utensils. Facilities include a large fridge-freezer, oven, hob, dishwasher, microwave, coffee and espresso facilities, kettle, toaster and blender.
A washer-dryer combo is also available in the kitchen.

GYM
The shared gym includes cardio equipment, free weights and extensive strength-training equipment. A 50-inch Smart TV is also available.

REMOTE WORK
The villa has fast fibre internet with up to 1 Gbit/s download and 500 Mbit/s upload, Wi-Fi and Ethernet. A dedicated workspace with desk, printer and laptop stand is available and makes the property suitable for remote work and longer stays.

AIR CONDITIONING
Air conditioning is available throughout the villa.

SELF CHECK-IN
Self check-in is available via a key box, allowing flexible arrival within the agreed check-in period.

PARKING
Free parking is available on the property, with additional free street parking nearby.

LAUNDRY
Each guest room includes one washing-machine load per week. Additional washes are available for €3 per load.

HOST & COMMUNICATION
I live in the villa myself and am normally available during your stay. I am happy to help with questions, recommendations and practical information about the property and Cyprus.
I can be contacted by phone or messenger from 09:00 to 23:00. In emergencies, I am available 24/7.

LOCAL TIPS
I am happy to recommend beaches, restaurants, cafés, sightseeing, diving, snorkelling, day trips and other places worth visiting around Larnaca, Ayia Napa and Cyprus.
I have been scuba diving since 2013 and can also share local diving information and recommendations.

CATS
Five cats live inside the house and have access to the interior. They are part of my household and may be present in shared areas.
I want to be completely transparent about this because it is particularly important for guests with allergies or anyone looking for a pet-free environment.

SMOKING & VAPING
Smoking and vaping are not permitted inside the house. Smoking is permitted only in the designated outdoor areas and on the balcony, where ashtrays are provided.

PETS
Pets are not permitted unless expressly agreed in advance.

RESIDENTIAL AREA
The villa is located in a peaceful residential community of detached villas. Please be considerate of neighbours and keep noise at a reasonable level, especially during the evening and night.

SECURITY
The villa is equipped with smoke detectors, carbon monoxide detectors and a fire extinguisher. Exterior security cameras are installed for security purposes. There are no cameras inside guest bedrooms, bathrooms or other private indoor areas.

IMPORTANT EXPECTATION
Sea & Soul Oasis is best suited to guests who enjoy the combination of a private bedroom and generous shared facilities. You can enjoy a pool, gym, full kitchen, spacious living areas, outdoor lounges, fast internet and a dedicated workspace while staying in a real home with the Host and other guests.
Guests looking for an entire private villa, private entrance, private bathroom or a completely pet-free accommodation should choose a different type of property.
