Welcome to Sea La Vie-your oceanside home away from home. This welcoming two-unit retreat in Salisbury Beach, just seconds from the shore and 0.4 miles from dining and entertainment. The home offers 5 bedrooms and 2 bathrooms, perfect for multi-family beach retreats, getaways, staycations, or remote work. Explore nearby gems like Newburyport, Plum Island, Hampton Beach, Portsmouth, Kittery, York, Ogunquit, and Kennebunkport, all just a short drive away!

TOP LEVEL (850 sq feet)
Open living, cathedral ceiling, ceiling fans in living room, enclosed porch, dedicated workspace. 2 bedrooms, 1 full bathroom, laundry space(washer and dryer)
Sleeps 6-8: 1 queen, 1 full, 2 twins (bunk beds) and pull out queen size sofa bed. Linens provided.

Beach accessories can be found on enclosed porch on bottom floor and under stairs to second floor.

Note: No pets, smoking, vaping, drugs, loud activities, or parties allowed on the premises.

Guest access
Sea La Via provides one dedicated parking spot. Free street parking is available. After parking, access the bottom level through the first door via the walkway. For the top level, use the entrance behind the house; walk past the outdoor shower, turn right, and ascend stairs.

Upon check-in, follow the private pathway behind the house (toward the yellow house we share with our neighbors) to your own Salisbury Beach spot. Here, you can relax, watch sunrises, or enjoy the Saturday night fireworks in summer. This is the ideal spot for your yearly gatherings- perfect for unwinding, bonding, sharing stories, making memories, and swimming with family and friends.

Sea La Vie is just a short walk from Salisbury Beach's attractions: Salisbury Beach Center, shopping, shows, concerts, ice cream, arcades, historical carousel, boardwalk, and restaurants like Seaglass, Capri, and Surfside.

Agreement:
This agreement is for "Vacation Occupancy" only, as defined under Massachusetts Law (830 CMR 64G.1.1), and does not constitute Tenant Occupancy.

Property: "Sea La Vie 2-Family Beach House, 5BR 2BA," located at 138 Central Ave., Salisbury,
MA 01952.
Guest/Responsible Party: The individual making the booking and agreeing to this agreement. A copy of this document will be sent upon reservation.

Owner: Steven Lambert, the property owner.

By booking the property, you and your guests agree to the following terms:

Key Terms:

Max Occupancy: 17 people (3 Queen beds, 1 Full bed, 6 Twin, 2 queen sofa beds)
No extra guests allowed.


Minimum Age & Booking Eligibility

The primary booking guest must be 25 years of age or older and must be physically present at the property for the entire stay.

Reservations made on behalf of individuals under the age of 25, or situations where the booking guest is not present during the stay, are considered a violation of house rules and rental terms.

If it is determined that:

“Third-party bookings”, The booking was made for underage guests, or The primary guest is not staying at the property the reservation will be immediately terminated, all occupants will be required to vacate the premises, and no refund will be issued.


Check-in: 4 PM; Check-out: 10 AM. Late check-out incurs a $500/day fee.

Payment: All payments must be made via the booking platform and are subject to its cancellation policy.
Damages: Any damages, excessive cleaning, or violations of house rules (e.g., occupancy limits, smoking, pets, etc.) will result in charges, which will be shared with you and the booking platform.
Non-payment may result in legal action in Essex County, MA.

Cleaning Fee: The cleaning fee covers normal use. Any extra cleaning required (e.g., food mess, spills, odors, sand, etc.) will incur additional charges. Please treat the property respectfully to avoid extra fees.

Insects: As a beach property, bugs, ants, and other insects are common. We are not liable for health issues related to insects. Please keep windows and doors closed to prevent pests from entering.

Surroundings: While generally quiet, external noise (e.g., socializing, loud neighbors) may occur. You are responsible for closing doors and windows to minimize disturbances.

Cancellation: You agree to the cancellation policy as stated on the booking platform. Trip cancellation insurance is recommended. No refunds for cancellations, regardless of the reason.

Supplies: We provide necessary items but are not liable for any missing supplies. Please notify us if something is needed, but we do not offer refunds for minor inconveniences.

Security Cameras: The property is equipped with exterior cameras (top floor and Ring doorbell).
Tampering with these cameras is a violation of house rules and will result in reservation cancellation without refund.

House Rules:
No Smoking/Vaping/Drugs anywhere on the property (indoor or outdoor).

No Pets

Quiet Hours: 10 PM - 7 AM. Loud parties or disruptions will not be tolerated.

Parking: 1 off street spot is available,as well as on street parking. Additional paid parking is available nearby.
You are responsible for any towing costs.

Occupancy: Book for exact number of guest staying. No Unauthorized visitors or events allowed.

Prohibited Activities: No balloons, photo shoots, parties, fireworks, or drones. No moving furniture or playing loud games (e.g., beer pong).

Yard Use: No littering, digging, or damage to the yard. The sand dunes area is off-limits (protected by the state).

Trash: If the kitchen trash is full, please take it to the trash barrel under the staircase, near the outdoor shower.

Deliveries: No deliveries before check-in or after check-out. Any deliveries will be refused.

Condition of Property: The property is provided "as is." We will make every effort to resolve issues with amenities but are not responsible for any failures (e.g., TV, internet). Use of certain amenities at your own risk.

Risk of Loss and Indemnification: You are responsible for any personal property brought to the property, and the owner is not liable for theft, damage, or loss. You agree to indemnify the owner from any claims arising from injuries, damages, or loss incurred by you or your guests.

Release: By booking, you waive any claims against the owner for injuries or death that may occur on or near the property, including any amenities. You use these facilities at your own risk.

By booking this property, you electronically accept these terms, agree to the house rules, and acknowledge that all information provided is true. You authorize the booking platform to charge your credit card in accordance with the terms of this agreement.
