Three Bedrooms and Bedroom one is separate from the main house but still enclosed in the building. This would be ideal for elderly parents or a young couple within the group as it has its own bathroom, small kitchen and also total privacy.

This newly remodeled 3bd/3bath gated community villa is waiting for you to visit! POOL HEATER, SPA, GAME ROOM in the house, GYM, all new flooring, granite countertops in kitchen, new pool furniture, new decorations and SO much more! This home is located only 7/10 miles from Disney World and is VERY spacious as well as having the ability to entertain people of all ages!

At booking, please inform us of how long you would like to use the pool heat and which days you would like to use the pool heat during your stay. If ever you plan on using the pool and you want it to be heated you need to check ahead of time with host prior because it requires some times for the pool to get warmed.

Pool heaters keep a pool temperature between 83-87 fahrenheit. Pools and spas keep the same temperature as water circulates between them.

***The price for the pool heating and Spa is $45 per day. ***Minimum three nights***

Queen bedroom needs to be occupied by adults as there is a separate entrance open to the pool and separate from the main living areas and other 2 bedrooms.

The grill is free for the entire reservation, charcoal are not provided

NOTE: When a guest checks out, the unit will be inspected by a member of the staff. If any damage not previously reported is found, the cost to fix or replace the damaged part shall be billed through the guest booking channel. The guest shall be charged the full mount for fixing or replacing the damaged part and/or item.

Our home fits comfortably 9 guests, 1 additional guest can use the Sofa Bed.

• Please avoid moving furniture, toys and decorations. Renters agree to cover any charge related to damages that occurred during their stay will incur a $500 penalty depend of issue.

POOL WARMING

A separate request must be sent to us PRIOR to your arrival so we can make sure to turn the heat on before your arrival as the pool can take 12-24 hours to heat.

Pool heaters keep a pool temperature between 83-87 fahrenheit. Pools and spas keep the same temperature as water circulates between them. Pool systems are set on timers so they run from morning to afternoon/evening. Therefore it will be some cooling of during night time when temperature drops.

We are not responsible for any refunds on freezing winter days (50s and 60s outside temps) which causes lower than normal pool temperatures. Guests are not allowed to tamper with any pool equipment during their stay, this must be handled by a pool professional.

Lindfields Reserve is a small gated community in Kissimmee, close to Disney World and the ever popular US192, with its wide selection of shops, bars and family-friendly restaurants.

Lindfields Reserve has a tennis court available for guests to use.

The US192 is where you will also find Orlando’s newest water park, Island H2O Live! which is just 5 Minutes away and Kissimmee Old Town, with its Fun Spot attractions at just a 10 Minutes drive from here.

The maximum occupancy of the house is 10 persons. We provide 20 sets of towels, two sets of linen for each bed. We provide specific pool/beach towels. We do provide a few essentials to make you feel more at home when you arrive like: paper towels, dish sponge, dish detergent, laundry detergent for a load, a couple of loads of dishwasher detergent for the machine.

Trash bags in all trash cans, and a roll of toilet paper, hand soap, shampoo and conditioner in each full bathroom.

Early check-in or late check-out may be available at no extra charge for reservations of 4 nights or more if bookings permit, if this is essential to your travel please contact us before making your reservation.

The Villa is about 30-40 mins from Orlando International Airport. When you get to Lindfields Reserve they have gate code. The code will be provided before the date you arrived.
