Whether you want to paddle in clear, spring-fed water, watch loons from the dock, melt away stress in the hot tub, explore foliage on ATVs, or snowmobile right onto Corridor 19, Sunset Cove is a true four-season retreat.

This is ideally setup for 6 adults and up to 4 children. The bunk beds aren't comfortable for adults! It's perfect for two families!

Despite its name, Pine River Pond is truly a full-sized lake. In New Hampshire, there’s no scientific distinction between a “pond” and a “lake” — the names are historical. In fact, Pine River Pond is larger than many lakes in the state.

You’ll have private access to the home, dock, 101' Water Frontage, and the yard. Kayaks, paddleboards, paddle boat, life vests firepit, grill, all included. Smart lock entry for easy self check-in. The 3rd floor of home is off limits as it is used for storage. Also, the garage and land up on hill behind property is off limits as well.

⚠️ Other Things to Note

♨️ Hot Tub Use

We’re excited to share our brand new hot tub (installed October 2025) with you! Please help us keep it sparkling clean and ready for every guest by following these rules:
• Shower first – Lotions, oils, and dirt can cloud the water.
• No food, drinks, or glass in or near the hot tub.
• Absolutely no urine or misuse – This will require a full drain, scrub, and refill.
• Do not add soaps, bubbles, or chemicals of any kind.
• Supervise children at all times.
• Replace the cover when not in use to keep the water hot and clean.

⚠️ Important: Any misuse (including urine or contamination) that requires draining and refilling the hot tub will result in a $900 charge. This process takes many hours, which means it will not be ready for the next guests.

Thank you for treating the hot tub with care so everyone can enjoy it!


• 🏡 The main level of the home is on the second floor so there are steps to climb. There is an entrance at back of house where there are only a couple of stairs if easier for mobility issues. Downstairs is the other living room, and a private bedroom suite w/ separate entrance & Queen bed.
• ⚠️ There is a small dirt road between driveway and our water frontage. Only few cars drive down daily.
• 🐶 Dog policy: well-behaved, pre-approved only
• 🔇 Noise monitors in and outside to preserve neighborhood peace
• 📷 Exterior cameras in place for security and insurance purposes. No interior cameras on premise.
