Although The Koi Ponds Retreat is completely private and secluded on a cul-de-sac, it’s still within walking distance to many restaurants and within driving distance to Knott’s, Disneyland, Downtown Fullerton, the beaches & LA.

The secluded lounge area in the back of the property by the ponds was just updated with big new umbrellas and cushions, and bench swing.
Newly updated outdoor lounge area by the pond; relax & hang with the Koi! Tucked-away in the far back is a mini-oasis with plenty of seating, 6-person Al Fresco dining with 11’ cantilever umbrella, ready for you to rejuvenate or entertain.
The secluded area past the honeysuckle vine tunnel is a new dining/lounge area crafted with upcycled wood pallets. Enjoy cozy nights in the hot soak tub next to the custom ponds listening to the waterfalls or Disneyland fireworks.
The Fire Pit area now seats 10 including the Teppanyaki Bar - with So many outdoor dining & lounging areas to choose from — from the Fire Pit to the ponds, the Koi Ponds Retreat is made for nature enthusiasts & lovers of the outdoors!
Welcome! As you enter your Exclusive Rental Area you’ll see the fire pit with seating & kitchen, then further on is the Master Suite (left), and the Casita is the little blue house with white porch, on your right as you enter into the property.
The new Quartz countertop bar has a large 36” built-in propane Japanese teppanyaki grill perfect for entertaining & conversing while making authentic meals for friends & family.
The Al Fresco kitchen has the best of both the Fresh Outdoors & Cozy Cover of the Expansive Patio located thoughtfully between The Master Suite & Fire Pit Area so you can enjoy the best of both worlds!
The solid wood breakfast table has a beautiful view of the courtyard and sits right by the kitchen. The dine-in table has 4 cushioned wooden chairs and is expandable to seat 5 or 6 when unfolded. Move the acrylic chair from back of pond as 5th seat.
The outdoor “living room” is covered by a massive patio connecting the lounging areas with dining & kitchen. The NEW stainless steel fridge/freezer is centrally located for easy access & midnight snacking ;)

The courtyard is lit up at night with solar lights. The view of the Casita & courtyard from the patio bar is serene with wide open views. Bird feeders bring the local birds like cardinals, blue jays, robins, finches, hummingbirds, hawks & parrots!
Two separate buildings/units make up the sleeping quarters with the Cozy Casita (left) and Master Suite (right). These 2 “bedrooms” are separated by a short outdoor walk. The Casita has no bathroom inside; the Master Suite has the only bathroom.

22 Koi Fish, some over 14” long, in 3 separate ponds guarded by Norman the crocodile. Many mature Koi: Cowboy, Orangy, Halloween, Night, Angel, Noname, Ltl Cowboy, Bravy & more young ones growing up every day.
Norman keeps Captain Hooks on his nose as a souvenir while he watches over the ponds! Norman is a great photo op, but don’t climb on him - He’s suspended over the ponds.
The homemade water wheel and scenic art backdrops were just added - the Koi Ponds Retreat is always improving so no visit will be the same. Bring your friends & family for an attraction and adventure all its own.
The koi fish are mostly mature with the oldest, “Cowboy” & “Orangey” at 12 years old, and the youngest at 1 year old, with 22 different personalities to watch, you’ll surely have a favorite!
With 22 mostly mature Koi fish, you can learn their names using the chart next to the pond that shows their name and Japanese Koi type - have fun spotting which koi is which while learning about koi fish .

Norman (our 8 ft fiberglass crocodile) guards the Koi fish day & night. We bought him from a fiberglass artist that said he was a part of Disneyland’s Jungle Book ride about 20 years ago, or maybe he’s Tick Tock from Peter Pan
The ponds are home to over 20 colorful mature koi, from black & white (Cowboy, oldest) to our yellow butterfly koi (Lemoncello), solid white (Angel), full black & orange (Halloween), & a ghost copper black, hard to spot, named ‘Night’.
The Koi Ponds are updated regularly, with a new handmade bridge made from recycled wood pallets overlooking our newest Baby Koi pond made just for our smallest Koi
Walking under cape honeysuckle tunnel to see all of the colorful night lights is an experience you’ll never forget!
This upcycled handcrafted wood walking bridge was made from a steel frame chaise lounge - you can sit on the matching one under the honeysuckle vine & relax next to the pond.
The difference between day & night on the property is like night & day! A beautiful variety of enchanted technicolor views and ambience
So much to explore! Walk on the wood bridge upcycled from a Chaise lounge (300 lb weight limit). Through the cape honeysuckle tunnel you can enjoy an evening of outdoor dining by the new handmade pallet bench & wall.
This is a secret garden escape, your private lounging area in the very back of the property. There is something to enjoy, look at or lounge by in every area of the property

✦ IMPORTANT INFO & HOUSE RULES
⚠️ Unfenced ponds, a hot tub & uneven grounds make the property unsuitable for unsupervised children, pets, service animals/ESAs, or persons with mobility difficulties or impaired judgment.

⚠️ AIRBNB-APPROVED EXEMPTION: Service animals & ESAs are not accepted at this listing.

Owners reside quietly onsite in the main home, separate from guest areas, & are available 24/7 by message for assistance, amenity needs & security.

STRICT PROPERTY RULES
Children under 15, including infants/toddlers, must be supervised by a responsible adult at all times; maximum 2 children per adult. Near ponds/hot tub, the adult must remain within physical reach.

ZERO TOLERANCE
Unsupervised minors are a serious safety emergency & rule violation. Hosts may enter guest areas without notice to address an emergency & may terminate the stay without refund, where permitted. Children may not be left alone, sleep outside, or sleep in either separate unit without a supervising adult.

✦ PARTIAL HOME RENTAL: Private use of the rear property/backyard & 2 separate units.
✦ Master Suite + En Suite: approx. 260 sq ft; Casita: 110 sq ft; covered veranda kitchen/dining/lounge: approx. 220 sq ft.
✦ Guest areas are private, not shared. The Master Suite shares 1 wall with the main home.
✦ Hosts may enter without notice for emergencies, including attempted/actual entry into ponds, the main home or restricted areas; unsupervised minors; drowning risk; gross negligence; imminent danger; belligerence; or illegal activity.
✦ MAXIMUM: 5 guests.
✦ ONLY REGISTERED GUESTS ALLOWED ON PROPERTY.

✦ CHECK-IN RESPONSIBILITY—BEFORE ENTERING
The booking guest must:
• Register all guests & provide ages for anyone under 21;
• Obtain host approval for all guests/visitors & gatherings/events;
• Pay all required guest/event fees;
• Inform everyone of property rules & safety risks; and
• Arrive physically on the property with the other guests at check-in.

The minimum registered guest fee is $40/person/night for anyone on the property, regardless of visit length. Unauthorized guests/gatherings may result in remediation fees & cancellation without refund.

✦ QUIET HOURS: 10 PM–8 AM. Typical dog/vehicle noise may occur; a busy street is behind the property. Privacy fencing provides little/no neighbor view.

✦ NO illegal drugs, illegal activities or fireworks in, on or near the property.

✦ SMOKING/VAPING
• No smoking/vaping inside rooms or in the hot tub.
• No smoking by koi ponds or beyond the Casita/back property.
• Smoke only by the front fire pit; vape only outdoors.
• Booking guest is liable for damages & debris remediation.

✦ EVENT & ALCOHOL RULES
• No unauthorized parties, events, guests or visitors.
• Host approval & applicable fees are required before entry.
• Underage drinking is strictly prohibited; hosts may verify legal age by ID.
• No alcohol/open containers indoors or near water.
• No glass outside the kitchen area.
• No excessive drinking or rowdy, reckless or belligerent behavior.

✦ RESPECT NEIGHBORS: Do not enter/loiter near their property, park in front of their homes, stop/load in the street, or aim headlights toward homes.
✦ DELIVERIES: Meet drivers outside promptly; avoid front-door delivery & wait behind the gate until the driver arrives.
✦ PONDS are treated, with strong circulating water preventing mosquito breeding. Mosquitoes occur naturally & may increase in hotter weather.
✦ EXTERIOR CAMERAS operate 24/7 for security & compliance; no interior spaces are monitored.
✦ A photo inventory is maintained of all items, decor & property.

RULE VIOLATIONS may result in termination of rental services & immediate removal without refund, where permitted by law/platform policy. Failure to vacate after lawful termination may constitute trespass & require law-enforcement assistance. The booking guest remains responsible for applicable damage/remediation fees.

The rear portion (backyard) of the property including the Master Suite (addition to main home), and Cozy Casita (separate ADU) are exclusive and private for AIRBNB Guests only.

Please note: there is rough, uneven, grass and dirt (depending on season), so bring proper shoes for walking outdoors especially for inclement weather such as rain or storms.

OFF LIMIT AREAS: The main house, garage, driveway & west side of home belong to residents/tenants and are off-limits to AIRBNB Guests.

PARKING: Free Street Parking in cul-de-sac and on street in front of home. Do not park in or in front of driveways or in front of neighbors homes.

NO PARKING in front of homes on TRASH DAY (Thursdays 6A-7P). Park on side of street with no homes.

NO STREET PARKING Fridays 11A- 4P (Street Sweeper). Park at shopping ctr at end of street or ask hosts for options.

✔ DURING YOUR STAY

With each stay a starter supply of essentials will be supplied, most of which should last throughout the duration of your stay. There are no water/food restocking and if you should need additional linens beyond the provided supply contact host.

FOOD/DRINKS PROVIDED (Not Guaranteed): Waters, packaged snacks, popcorn, treats, oatmeal, pancake mix, soups, & more.

ESSENTIALS: Cooking oil, sauces, butter, salt, pepper, spices, sugar, k-cup coffees, teas, apple cider, hot cocoa, atolé, bottled waters, ice.

SOAPS, SHAMPOOS, SUNDRIES Starter sets provided in the Master Suite Bathroom. Closet has Iron, Robes and Slippers.

FRESH TOWELS (bath, hand, washcloths) for each person/stay. Extras in Master Suite or upon request.

LINENS changed per stay. Extra linens provided in Master Suite. Guests may change linens if needed using extras provided. Dirty linens should be put in the closet hamper.

MOVING CHAIRS: Feel free to move light-weight chairs within property; do not move the outdoor futon or tables. Do not take chairs, furniture, decor or property items off the property at any time.

FISH FOOD: To experience feeding the Koi, feed each pond (there are 3) using the directions on the food container. Overfeeding can severely hurt or kill the koi, so it is VITAL to koi’s health & safety that they’re not overfed and only fed their provided food. There will be a specific amount of fish food provided for your stay. (No food refills).
Do not feed fish anything besides fish food provided. Fish food is in bright green treasure chest by the pond.

POND SAFETY:
• Do Not Stand on Rocks or Paver Edge of Pond, they’re unstable!
• Children Must be Supervised and within arms reach of a responsible adult at all times or stay can be canceled without refund.
• Do Not Throw anything into the water. Pennies, trash, and outside food can make the water toxic and hurt the koi.
• Use Only Small Amounts of the Provided fish food if you wish to feed the koi.

FOOD DELIVERY: Meet delivery drivers in front by the driveway or white entry gate to deter them from entering back property or going to the main home front door.

This is a home, not a hotel so there are neighborhood families & tenants on property ~ please treat the space with care & follow all House Rules.

✔ For the safety and security of guests and neighbors, property is monitored 24/7 by Security cameras viewing outdoor areas. Cameras do Not view interior areas or hot tub.
✔ Quiet Hours: 10 PM - 8 AM. No Loud music or disturbances at any time and all music and overly loud conversations must stop at 10 PM.
✔ No more guests allowed than in reservation.
✔ This property has a variety of different, uneven grounds and steps; Use caution with surroundings.
✔ Guests must understand prior to entering property that there are risks associated with bodies of water, unfenced ponds, uneven grounds, and natural environments. Hosts are not liable for accidents, injuries, or illnesses that occur while on the property.

A car is the most convenient way to explore Fullerton, Disneyland, Knott’s Berry Farm, and Orange County’s beaches. Uber and Lyft are also convenient options, especially when you’d prefer to skip parking at busy attractions.

🅿️ Preferred guest parking is on the street directly in front of our home. Please check posted signs for any restrictions.

🚆 For public transportation, the Downtown Fullerton Transportation Center offers Metrolink and Amtrak trains, plus OCTA bus connections. Check current routes and schedules when planning your trip.
