Whether you want to soak up the sun, enjoy a hot tub spa massage, watch movies on the big screen or relax by the pool all day, we have all the amenities in one location without ever having to leave home. We have a 129" Cinema projector, six reclining movie chairs and double tower sound system. We also have high end pocketed coil mattresses that are used in 5 star hotels, ranging from firm to pillow top. Private entrance to 2nd home!

$50,000 outdoor living expansion! This includes a $14,000 Hot Springs top of the line hot tub spa for up to 7 people. Spa has moving water jets for spa like massage. Also has an outdoor kitchen, 6 person steam sauna, fire pit & also a propane crystal fire pit area. Commercial fiberglass 30 foot pool water slide and sun bathing area.

Theater seating!! The plush theater seats are hand made. Luxurious leather imported from Norther Italy! Needless to say this seating is extremely comfortable. Try not to fall asleep while watching a movie!

In-law Suite: ***NOT SHARED WITH THE OWNER.**** The owner may periodically be in town on certain weekends and does not interact with the guests by any means. The inlaw suite and backyard is fully for you, the guests, to enjoy! We do not know what weekends he is in town, please do not ask if he will be in his part of the home. Thank you for your understanding.

Everything you see is not at all shared with anyone. Think of it best like a duplex. You will not be in the same living area. The owner has a front door entrance to a separate part of the home and you have your own private entrance to the in-law suite, on the right side of the home, which the owner has no access too.

Explanation of living space: The entire home is roughly 3,700 sqft. The in-law suite is about 1,600 sqft. (The owners part of the home is roughly 2,100 sq ft... this portion of the home, you have no access too and is not pictured) That entire 1,600 sq ft AND the amenities around the home are not shared, it is for you the guests, to enjoy!

- Outdoor kitchen is expensive and must be cleaned every time it is used.
-NO smoking in the pool area/deck area as there is flammable gas being used for the fire features. Smoking outside at the entrance is not a problem.
-Any fire features that you would like lit, please let me know in advance, if possible and I will be more than happy to set them up for you. (Only lit at night)
-Fire features can't be lit if there is rain in the area, if they get wet they can become very dangerous.
-Hot tub is set to 102 degrees F. Seat 7 adults.
- 6 person steam sauna.

*On request: we do have a pool heater but we only run in starting November 1st - March 31st. Pool heaters are very expensive to run. We cannot guarantee a very specific pool temperature as outside weather greatly impacts the water temperature. We set it to ATTEMPT to heat it up to 80° + but once it gets below 60° F outside, rains in the area etc, the heater cannot run efficiently and you will notice colder water temperatures. Please let us know 3 days before your stay if you would like us to start the pool heater so we have time to try and get it up to temp. We charge a $150 heating fee per stay up to 3 days. Every additional day is $20 to keep the heater running.

- *Also please note that this is an open pool, which means we don't have a lanai to always keep out leaves and other debris. Weekly pool care comes on Monday or Tuesday and we leave a long skimmer to be used in the case more than normal amount of leaves have fallen into the pool. The filter and levels of the pool will always be checked and up to par*

The pool is serviced on Mondays with a professional pool company to maintain the perfect outdoor experience.

***Please no smoking in the home, both homes run off one system and the air will be recirculated into the primary home, feel free to smoke outside near the entrance as desired***

Starter pack of amenities you will be provided inside the home:
- Fresh paper towel roll
- New roll of toilet paper per bathroom and the extras will be left under the sink
- Hand soap in each bathroom and kitchen
- 1 new sponge
- Dish soap + 3 dishwasher tabs (Where applicable)
- 1 set of travel sized shampoo, conditioner and body wash per bathroom
- A few trash bags + one in the can upon arrival
- 3 laundry pods for the washer and dryer

LOCATION:

-Tampa Outlets about 10 minutes away.

-Florida Hospital Center (Huge ice rink) about 10 minutes away

-About 10 minutes to veterans expressway, I-75, and I-275

-Restaurants, Walmart, Target, gas stations, grocery stores, ER about 5 minutes or less.

- Busch Gardens is about 20 minutes away.

-Airport is about 25 to 30 minutes away.

-Raymond James Stadium is about 25 to 30 minutes away.

-Beaches are about 30 minutes to 1 hour depending on the traffic and which one you go to.

-Downtown Tampa is about 30 minutes to a hour depending on traffic.

-Many golf courses within 30 minutes.

-Weeki Wachee Spring Kayaking (6131 Commercial Way, Spring Hill, FL 34606)

Outdoor areas include a table and chairs on a lighted deck. We are on a Lake but due to liability we have it closed off.

Periodically the owner of the front part of the home will be in town and will be available if needed. The property manager is always available if a problem were to arise. Please reach out to property manager (Matt) first before the owner.

Parking is limited so please understand we only allow two vehicles. If there is going to be an additional vehicle or someone visiting, please let us know so we can make accommodations for the vehicle as no street parking is allowed.

Florida is home to many bugs and this property is sprayed more than the recommended to try and keep out any bugs that may try to get inside, we have bug spray in storage to try and deal with this if it happens but no refund will be given if one happens to make their way inside, Thank you for understanding!
