This one bedroom apartment is ideal for a family of 5, or for up to 4 adults. It is situated in the centre of the village, but in a quiet location to ensure you get a good night's sleep. The ski and hiking bus stop is 100m from the house, and you can ski back to 100m from the house, subject to snow conditions in the winter. There is a separate bedroom with a twin Austrian bed (180cm wide), and sofa bed, a separate kitchen with combi oven, 2 ring hob, fridge/freezer, sink and cooking utensils, a large living area with a twin Austrian bed (180cm wide), a corner sofa, and flat screen TV with satellite channels, and dining area. The living area leads onto the south facing balcony with mountain views.

We serve a continental buffet breakfast as an optional extra, and offer a bread service, again an optional extra.

We offer the Hochkönig Card! This gives you free access to mountain lifts, hiking bus, and swimming pool in summer, and free night skiing and free day's GoPro hire in winter - plus lots more!

We have a ski storage room with boot drier in the cellar which guests are free to use.

There is a parking area in front of the house, and a garden, which you are free to use - this is shared with the other apartments in the house.

The garden is shared by all guests and hosts, and there is a gas BBQ available for use (additional cost), and a large seating area, with shade, so you can enjoy the loevly weather in summer!

There is a children's playground 100m from the property as well as a small petting zoo, open in the Summer months.

There are 2 further apartments in the building to rent, so it is possible to house a party of up to 14 guests. Please enquire about this for more information.

As with all our apartments, fresh linen and towels are included in the price (one set per week). If you would like additional towels/linen, this is available at an additional cost.

There is also a washing machine and drier available for use at an additional cost. Please ask if you require this service.

We can help to arrange anything you need whilst you are here such as airport transfers, ski hire, ski school etc - please ask about this service.

The apartment is on the first floor, accessible via stairs. There is free wifi, a landing area with information on the area, and we provide a ski storage room with boot drier in our basement.

There is a family room downstairs which guests are free to use that has tables and chairs to seat up to 16 people, plus family games.

There is room for parking for one car per apartment, and a shared garden. which guests can use, with seating area, and a gas BBQ (extra cost, subject to availability)

My husband and I live in the ground floor flat and have lived here for a few years now so we will be available for any questions or queries you have on the area or the accommodation. My husband is French, and speaks fluent French and English, and his German is improving fast! He also speaks some italian and spanish. I am English, and also speak French, and basic German. We love the local area and can offer recommendations on the best places to ski / eat / visit during your stay.

The scenery is beautiful with the limestone mountains on the north side of the valley. We are in the centre of the village, with shops, restaurants and bakery and banks a 200m walk away. We are 750m from the main gondola station, accessible either by bus (free in winter), or by car, or by foot. We are 100m from the bus stop. In winter there are 120km of skiing pistes to explore along with cross country skiing, snow shoe walking, ski touring, off piste areas. The area is also part of the Ski Amade ski area with over 760km of pistes.

In Summer there are 340km of hiking trails to enjoy along with various activities for children. The area is known for it's petting farms where you can see the farm animals. The area is also great for mountain biking and road biking, as well as climbing. There is a bike rental shop in the village where you can rent bikes and e-bikes. There is also mountain carting from the top of the gondola.

There is a children's playpark and small petting zoo across the road from the house which is open during the summer months.

There is an outdoor swimming pool in the village, and tennis courts, and there is horse riding available nearby.

There are lots of other activities you can do in the area such as zip lines, high wires, archery, rafting, canyoning, and lots of sights to see. I can provide you with any information on activities in the area and there is also the tourist information office is 200m from the house.

Further afield, there are so many sights to see- Salzburg, Hallstadt, Königssee, Eisriesenwelt (largest ice caves in the world), salt mines, castles, gorges, waterfalls, lakes, and more! All within 20mins to just over an hours drive away.

We offer the Hochkönig Card for free! This gives you free access to the hiking bus, swimming pool, mountain lifts, bike lifts and taxis, tennis courts, plus more in Summer. In winter you can do night skiing in Maria Alm for free, get a free day's GoPro hire, and many discounts!

We do recommend that you can best see the area with a car, but if you do not want to drive, there is a bus stop 100m from the house which can take you around the area.

The minimum stay varies from 2 nights up, depending on season

Linen and towels are included (one set per week). Extra linen and towels are available at an additional cost.

There is a tourist tax of €2 per person from 15 years and older per night which is payable in resort in cash.

There is a 10% discount for stays of 5 night or more, and a 15% discount for stays of 7 nights or more.

There is a washing machine and drier available for use at an additional cost, subject to availability. (€5 per wash and €5 per dry).
