All guests must always follow these rules. These rules are strongly enforced.

- This is an Airbnb community, not a hotel, and is also my home, please be respectful of the property and keep it clean before you leave. (Respect our property and our things)

- If you have a complaint about any aspect of the property upon addressing this complaint to Airbnb and/or to us you are authorizing us to enter the property and fix the stated issue to solve the problem. We don't need permission to access the property if there is something that you deem unsuitable, that needs remedy.

- Smoking/vaping is a violation of our house rules and something you can’t do. This leaves the house in a condition not suitable for the next guest.

- Locals must contact the host before booking.

- Your white glove service includes linens, bath towels, as well as a starting supply of essentials such as toilet paper, paper towels, laundry pods and basic toiletries. Please let me know if you forgot anything sometimes, I have additional items on hand.

- To provide the best quality service to our guest, we offer luxury hotel-quality towels/linens. Please be respectful of bed sheets and towels.

- Be respectful of the cost of utilities. Windows are to be closed when heating and A/C is being used. Fans are preset for the season and can have a big impact on the temperature of the home.

- Guests are not to wash laundry belonging to the home in order to hide stains. Un-salvageable linens/bath towels will be charged to the guest. Our Housekeeping team will wash all the laundry.

- Check-in at 4pm / Check-out at 11am. Check out time is STRICTLY 11 AM.

- Any late check out is subjected to a late check out fee of $100 USD.

- If your late checkout exceeds two hours, we will charge you for an additional day. This does not award you possession of the property for an additional day, it is a penalty assessed for holding up our next guest and preventing our housekeeping team from doing their jobs.

- This additional day charge is the BASE RATE of the room without discounts that may have been applied

- The occupancy limit for this property is 4 and any additional guests on the property will be automatically vacated for trespassing, without prior approval.

- Broken, damaged, or missing items will result in additional charges

- No parties or events

- No loud noises between 10pm-9am

- No illegal activities and weapons of any kind

- No smoking anything of any kind in the house

- The garage and attic. The basement has a security camera since the area is not able to be secured.

- Do not re-arrange indoor furniture.

- Please let us know immediately if something is malfunctioning so it can be rectified. However, all damages or missing items will need to be paid for by you before departure.

- If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the house in, an additional $100 cleaning fee will be assessed.

- Please acknowledge that occasionally, we may leave consumables such as condiments or snacks. These are free and please indulge yourself to your desire. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables or any allergies that the guest might have.

- Any house rules violation is ground for immediate termination of your stay

• $200 Per day that you are smoking inside or on the property

• $100 Late Checkout Fee

• $Price of the house for the day with no discounted rate (Base Rate) if the late checkout exceeds 2 hours

• $300 Smart Lock replacement if our smart lock equipment is damaged
