Cobb Meadow House - Dublin

Settle in at this large, cozy and clean home-away-from-home in Dublin, NH. Minutes from Rte 101 this home is centrally located for easy access to Peterborough, Keene, and surrounding towns in the Monadnock Region. With 5 Bedrooms, 3 Bathrooms, a large kitchen, dining room, large livingroom, and outdoor firepit, the home has plenty of room for the family to spread out and enjoy your time away!

The space:
Cobb Meadow House was built in the 1970s and has been lovingly cared for, and it feels like it: roomy, warm, and made for spreading out.

Downstairs is a big living room with a sectional and oversized couches, made for movie nights in front of the 65" smart TV. The dining room seats up to 12 for family dinners or friend reunions, and the large kitchen (stainless appliances, dishwasher, cooking basics) makes it easy to cook a real meal. In the morning, the coffee and tea bar is ready for you.

Where everyone sleeps (5 bedrooms, 3 baths):
Primary: King bed, walk-in closet, en suite with a soaking jetted tub (adults only, please, and no bubble bath or salts in the jets) and 50" smart TV. A crib is on hand.
Southeast: King Sleep Number bed (each side adjusts separately) plus a Queen bed and 50" smart TV
Northwest: 2 twin beds, 40” Smart TV
Southwest: Queen bed 55” Smart TV
Downstairs: Queen bed with a sitting area and a library-style headboard of built-in bookshelves, 50" smart TV, and a 3/4 bath with shower just outside the door (this bedroom is ideal for guests who don’t want a lot of stairs during their stay)

Nearby: Mt. Monadnock trailheads are 5 to 20 minutes away (Pumpelly is just 5). Also close by are Pack Monadnock, Gap Mountain, skiing at Crotched Mountain and Pats Peak, cross-country and snowshoe trails,golf and more. Peterborough is 7 minutes away with Grocery Store (Shaws) the Peterborough Players, a movie theatre, restaurants, live music, boutiques, and bike paths.

Government-issued ID, agreement to house rules, and signed rental agreement are required for stay as per local guidelines. $500 Security Deposit is required for guests without favorable reviews, or guests traveling with pets. (Software-Connected Professional Host).

****Home is located on the same property as a small construction business and there is limited traffic apart from guests in and out of the driveway. Guests have their own yard and privacy. An In-case-of-emergency property manager is located on-site in an attached apartment but guests enjoy complete privacy unless they require assistance. ****

Guest access:
The whole house is yours except the attic, the owner's storage closet, and the property manager's attached apartment (the connecting doors stay locked). You'll also have the yard and parking for 4 cars. The home shares a property with our small construction business, so there's occasional traffic, but your yard and driveway parking are all yours. The property manager next door is there only if you need help. Your host lives about 15 minutes away and is happy to answer questions anytime.

Other things to note:

• Booking requirements: Government-issued ID, agreement to house rules, $500 Security Deposit and signed rental agreement are required for stay as per local guidelines (Software-Connected Professional Host)

• Pets: Well-behaved pets are welcome, up to 2 with Pet Fee & $500 Damage Deposit (fully verified software-connected host). Undisclosed pets are subject to $175 minimum fee

• Country living: This is an older home in a country setting. We do quarterly pest control, but you may occasionally see an ant, a beetle, or a stray mouse. If you do, tell me right away and I'll take care of it.

• Non-smoking and non-vaping: Violations may mean cancellation without refund and a minimum $500 cleaning fee. We reserve the right to cancel the remainder of your reservation, without a refund, for violating this policy. Additonal Cleaning Fee will be accessed to cover the cost of professional cleaning for smoking inside the home. If additional cleaning or booking downtime is required to remove smoke odor, we reserve the right to charge you our costs for rectifying the problem. You are fully responsible for any damages incurred should you disregard this rule and it results in any type of burn and/or fire damage.

• Biohazard Fees: If urine, blood, vomit or other bodily fluids are found to be present there will be a minimum $175 biohazard fee. Any linens, towels, bedding, beds, carpet, flooring or other property that are damaged are 100% the responsibility of the guest to cover replacement costs within 7 days of stay.
