Please review these requirements before requesting a reservation:
√ The primary booking guest must be at least 25 years old and remain at the property throughout the reservation.
√ Maximum occupancy is 10 registered guests.
√ No parties or events.
√ No smoking or vaping anywhere on the property, including indoor and outdoor areas.
√ No animals.
√ All guests must comply with the community and property rules.
√ Saltwater Pool & Heating Policies: The private backyard saltwater pool is open seasonally from April 1 through October 15. Complimentary pool heating is included with your reservation for all stays occurring during these dates. The pool is heated via a professional electric heat pump designed to maintain a water temperature approximately 5°F- 10°F above the ambient outdoor air temperature. Please note that heat pump efficiency is entirely weather-dependent; unseasonably cool outdoor temperatures, heavy rain, or sudden drops in ambient air temperature may affect the maximum temperature the pool water can achieve. The adjacent hot tub remains open, heated, and fully operational year-round.
The booking guest must complete identity-verification requirements.

🐾 Animal Restriction Policy
Because of severe asthma and allergy issues in our immediate family, we unfortunately can’t host any animals at all. We know this limits some guests and are grateful for your understanding. If you’re traveling with pets, the Outer Banks offers many pet-friendly rentals.

📹 Security Notice
For your safety and the protection of the property, exterior security cameras are installed at the front of the home, facing only the driveway and entry area. These devices record video only (no audio). In addition, both entry doors are equipped with video doorbells for simple and secure access.

💦🏊 Our saltwater pool is heated by an electric heat pump, which raises the water temperature to about 10°F above the outdoor air temperature. Please keep in mind that Outer Banks weather can be unpredictable; cooler days or rain may affect how warm the pool feels.

Animal Restriction Notes:
1. No Animals Allowed
To protect the health of the homeowners, who suffer from severe asthma and allergies, no animals of any kind are permitted on the property. This includes pets, service animals, and emotional support animals. Their presence creates a direct health risk that cannot be reduced or managed.

2. ADA & NC Law Compliance
This policy aligns with the allowances under the Americans with Disabilities Act (ADA) and North Carolina law, which recognize an exemption for property owners when animals pose a legitimate health or safety risk.

3. Violations At Beach Wood OBX
Any guest or visitor who brings an animal onto the premises will be asked to remove the animal immediately or leave the property. Violations will result in additional cleaning fees and termination of the rental agreement without refund.

⚠️ Below is our rental rules to ensure you have a great stay:

1. ID Verification: A photo of your Government-issued ID is required to confirm that we are hosting the same person we are communicating with.

2. Consumables: Guests are responsible for their own consumables after the initial supply.

3. No Smoking or Vaping: Smoking is strictly prohibited inside the unit or in any shared areas. If you smoke on the beach or the street, please DO NOT dispose of cigarette butts in the outdoor bins. A $1,500 fine will be charged for smoking inside the property or any shared spaces.

4. No Animals: Animals are not allowed on the property. A $2,500 fine will apply if any are brought into the unit.

5. No Parties: Parties are not permitted to ensure a peaceful environment for our neighbors.

6. Security Camera: A doorbell camera is installed facing the entrance for security purposes.

7. Trash: do not leave any trash in the house. All trash must be put in the bins and the bins wheeled out to the curb. Any cleanup required more than usual that occurs extra cleaning charges will be passed on the guest
