Bright 2/2 family-friendly condo part of a small beach front complex (only 7 units) with heated pool. This unit offers an inviting open-floor plan with a peek of the ocean. Living room has two love seats, and smart TV. The kitchen is fully equipped. Not a resort vibe; not a modern luxury hotel. Unbeatable location in the most lively part of IRB. Main bedroom has queen bed and a twin size foldable bed; 2nd bedroom, 2 singles.

Spacious condo unit with all you need for a comfortable stay (not modern or luxurious). Smart TVs in living room and bedrooms. Heated swimming pool with plenty of chairs around and a couple of tables with shade. There's also a fridge, a bar setup and a nice Weber grill by the pool. All of this is shared only between the 7 units in the property.

IRB is a lovely community. Not as crowded as other beaches in the area (scarce parking). However, it is NOT secluded. It has a little town feel to it, but not too sleepy as there are several restaurants, ice cream parlor, and lively bars around. Our condo is in the heart of all of that. The water park and the nature parks nearby draw a lot of locals and tourists alike. If you want to venture a bit farther, Clearwater is only a short drive away. The trolley that rides on Gulf Boulevard can take you there or to any other beaches south of IRB, and connect you with public transportation to St. Pete.

* Something else to note: There is a larger unit above and one small one next to ours, so you may hear some noise coming from those. We have quiet hours in the complex and in the City (10 p.m), and all owners are instructed to remind their guests to be mindful of their noise. If it becomes excessive, we can help reach out to owners and their guests

* No unauthorized pets, please!!!
* Unlike other vacation rentals in the area, we supply beach/pool towels at no additional cost.
*We provide a starter pack with TP, dish soap, detergent pods, kitchen towels, etc. Guests are expected to resupply the items they require for the remainder of their stay. Guests should bring their own toiletries, though there are generic shampoo and shower gel int he bathroom cabinets

* AS PER CITY ORDINANCE, ALL SHORT TERM RENTAL GUESTS MUST ACKNOWLEDGE AND ABIDE BY THE OWNER'S (AND GUEST'S) CODE OF CONDUCT AND RULES. (Please read fully). There will also be a printed copy of these documents in the condo for your perusal once you check-in.

Owners Code of Conduct Rules

Upon securing a reservation, guests are required to acknowledge the Sand Isle Code of Conduct Rules and Regulations for owners and guests, and are subject to any penalties incurred by not adhering to them as determined by the Home Owners Association or the City of Indian Rocks Beach.

No unit owner shall make or permit any disturbing noises, nor do or permit anything that will interfere with the rights, comforts, or conveniences of the other unit owners. State, County and City Laws require that the sound level of TVs, stereos, radios, electronics, loud conversation, yelling, etc., be reduced between the hours of 10-7 a.m
Trash needs to be put out on a daily basis, grading it in the appropriate bins. No trash should be left outside the door at any time
Glassware and other breakables are not permitted at the pool area or on the beach
Cigarette and smoking materials must be extinguished in proper receptacles, not on the pool deck or balcony floor
Indoor smoking is not permitted
Additional guests or company on subject property must be approved by your leasing agent. Unit occupancy is limited to 5 guests. With owner’s previous approval, one additional guest can be added to the reservation
Only park your car in your reserved space. Do not park in anyone’s designated parking space
All unit doors leading from the building to the outside are to be closed at all times and are not to be blocked open
Children up to the age of 18 are the responsibility of their adults or legal guardians. Children are not permitted to play in the parking area or driveway areas. Full supervision is required while on the condominium property

The swimming pool is NOT life guarded. Children under the age of 16 must be supervised at all times in the pool area by an adult who is a tenant or approved guest. Children not potty trained must wear a commercial protective swimming garment in the pool area or beach
No diving or jumping into the pool is allowed
Pool capacity is limited to 8 adults
Absolutely NO PETS allowed in the pool deck and beach
Lounges and chairs are not to be removed from the pool. There are special lounges for the beach, which are on the sandy walkway. Return them to their original spot every day. NOTHING stays on the beach overnight as per City of Indian Rocks Beach laws
Towels must be used to cover lounges and chairs when wearing beach attire. Furniture is not to be removed from any of the condo units
No clothing, towels, rugs, hammocks, swings, etc. may be hung on the balconies
When coming from the beach, dirt and sand must be removed from feet, beach chairs, umbrellas, etc. before entering the pool area

No occupant shall permit anything to fall from a balcony of the condominium property nor sweep or throw away any dirt or other substance including cigarette butts, water, or any debris
No pets are allowed without prior authorization. All pets must be on a leash or carried in a closed carrier in the common areas. No pets shall be allowed to commit a nuisance in any common elements. Pets are strictly forbidden in the pool
All walkways and stairs are to be kept clear and free of debris at all times
Follow State, county, and local rules regarding protecting wildlife and our environment (protecting sea turtles, no sea birds feeding or molesting, staying off sand dunes, etc.)

Guest access
Parking space is a hot commodity on the beach. We have ONE designated spot that is immediately on your left as you enter the parking garage. In full disclosure, some people find it tight, but it is big enough to fit an SUV. Backing up may be necessary and is recommended depending on your vehicle's size. There is also one guest parking spot between the two buildings in the property, available on a first-come, first-served basis. *The City of IRB has recently approved public parking regulations at its beach access points. Starting May 18th, 2026, It will be $4.50/hour (M-F 8a.m.-10p.m.). So, please plan accordingly if you are coming in more than one vehicle.

There is no elevator in the building. Our unit is directly above the designated parking spot, one flight of stairs away (15 steps). Please note that stairs are a little steep and may be uncomfortable to climb with heavy/bulky luggage, and for people with limited mobility. There is a unit above and one next to ours.

There are many restaurant options and a CVS within walking distance. You can also visit some nature parks nearby to go for a nice walk in addition to the beach. A water park is within walking distance as well. Splash Harbour, Seaside Bird Sanctuary, and George C. McGough Nature Park are some of our favorite outings for families. John’s Pass and the Largo Botanical Gardens are just as fun.

We fell in love with this condo and its location when we first saw it. It is our dream come true...our vacation home at home. Not a resort, family-friendly, unbeatable location, and on the beach side of Gulf Blvd. We are a local family, not a managing company, with young kiddos who LOVE the ocean and spending time at the condo. We can honestly say this is a unique, low-key spot to relax, play, and enjoy some of the best Florida sunsets. We do not offer modern, luxurious hotel amenities, but our property is clean, well-appointed, and affordable.
