The 4-room attic flat of 74m2 with visible roof construction is situated in a sunny location in the centre of Alvaneu village and is suitable for 2-4 persons (max. 5). It offers a wonderful view of the surrounding mountains.
Location description: Alvaneu Dorf is a small Grisons mountain village on a sunny terrace at 1200 metres above sea level in the Albula Valley and belongs to the municipality of Albula/Alvra in Parc Ela. Davos, Lenzerheide, Bergün and Savognin can each be reached in 20-30 minutes. Good public transport connections.
The penthouse flat is on the top floor of a two-family house built in 1984 and comprises:
- Living/dining room with open-plan kitchen and fireplace, tiled floor.
- Three bedrooms with max. 5 beds, all carpeted:
- 1 double room with 2 beds (90x200cm each), built-in wardrobe, bay window and access to the north-facing balcony.
- 1 small room with 1 bed (120×190 cm), fitted wardrobe, skylight.
- 1 small room with 1 bed (90x190cm) plus pull-out bed (90x190cm), exit to north-facing balcony.
- One bathroom with bath/shower, washbasin and WC, window.
- Two balconies: south-facing balcony (sun all day), north-facing balcony (morning sun only in summer).
- Outside car park.
Notes: No pets allowed. Non-smoking flat (smoking on balcony possible). Not wheelchair accessible. No lift.
Location: Only a few steps to the grocery shop and the post bus stop. On the north side of the house there is a village road with little traffic (residents). On the south side, the house is set back from the main road and elevated. The moderate daytime traffic can be heard well from the south-facing balcony. It is quiet in the evening and at night.
