BEDROOMS
This cozy home accommodates 6 guests in 3 bedrooms all on a single level. The master bedroom features a king-size bed with fine linens and lush pillows. Directly across from the bed is a flat-screen TV, allowing you to unwind and enjoy your favorite shows and movies.

Easy self-check-in is available via smart lock keyless technology. A personalized 7-digit code will be sent to you before check-in. The house is exclusively yours, without interruption during your stay, so relax, unwind, and make yourself at home.

PARKING
We can accommodate up to 3 vehicles at the property. One in the garage, and two in the driveway. Street parking is not allowed.

WORK FROM HOME
There is free, high-speed wi-fi available throughout the house, w/ a dedicated workspace in every bedroom.

Arlington is an evolving and diverse city, with old and new builds mixed in same neighborhoods. What makes the house stand out is the location! Our home is just minutes away from the DFW Airport, AT&T Stadium, Six Flags, TX Live, and Globe Life Field.

While private vehicle is the easiest option, Uber and Lyft are also widely available throughout the DFW metroplex. For those of you flying into town, we're less than 10 miles from the Dallas Fort-Worth International Airport (DFW).

IDENTIFICATION
The primary renter must be at least 21 years of age and be present during the entire stay; no third-party/sublet rentals. Anyone under 18 can only stay with a parent, legal guardian, or responsible adult, and must never be left at the property unsupervised. A government-issued photo ID is required from all adults that will be staying on the property. If there is any question as to the true identity or age of the primary guest upon check-in, we reserve the right to cancel the reservation without any refunds.

COMMUNITY
We kindly ask you to treat our home with care and respect to preserve its pristine condition for future guests and your return visits. Please respect the community noise ordinance from 10 PM to 7 AM and be good neighbors.

PARKING
We can accommodate up to 3 vehicles at the property: one in the garage, one in the backyard parking area, and one in the driveway. Street parking is not allowed. Do not block or impede neighbors' driveways. Park only on concrete areas; no parking on the grass or patios. Any citation incurred will be the guest's financial responsibility, and a $50 fee will be assessed to compensate for the administrative burden of handling the issue with the City of Arlington. Garage remote must be returned or there will be a $50 replacement and reprogramming fee.

SECURITY
To enhance security at the property, we have installed cameras at the front entrance facing the street, overlooking the driveway, overlooking the backyard, and in the garage. These cameras allow us to see and communicate with visitors at the front door and monitor for unexpected entrances to the property. However, we also respect your privacy during your stay and want to reassure you that there are no cameras installed inside the house itself. We firmly believe in creating a welcoming and comfortable environment where you can relax without any concerns about being monitored.

HOUSE RULES

CANCELLATION
Our cancellation policy is firm. Trip insurance is highly recommended to ensure you are refunded for any last-minute cancellations.

SELECTED RENTAL TERMS (Additional terms apply, see atlas.realty)
- Government-issued photo ID required of all adults.
- Rental insurance in the amount of $79 per stay (renews every 30 days) is required. This amount is non-refundable and covers damages up to $5,000.
- This is a furnished rental. Utilities (including high-speed internet and Wi-Fi) are included in the rent.
- Thermostat is locked between 65° F and 76° F. Guests may make adjustments within that range.
- This property is a tobacco-, nicotine-, and drug-free home. Smoking, vaping, and the use or presence of any tobacco or recreational mind-altering chemicals/plants/products of any kind inside or on the premises is strictly prohibited. Your reservation will be terminated without any refunds and a $500 (tobacco, nicotine, or vaping) or $1,000 cleaning fee will apply.
- Pets:
- Two (2) domestic dogs are allowed; no other species are permitted.
- $250/month/pet rent
- Guest must declare each pet including breed, age, and source. Multiple photos must be provided.
- No visiting pets allowed.
- Host reserves the right to deny residency of any pet at any time, with or without cause.
- Our standard cleaning fee covers the cost of standard cleaning services upon move-out, which is typically completed by a professional cleaning crew of two (2) within three (3) hours. If the required cleaning exceeds the scope of standard services due to excessive dirt, grime, or damage caused by Guest, the additional cleaning cost will be charged to the Guest.
- Outdoor cooking shack is locked and currently unavailable to guests.
- Home sleeps six (6). No more than 10 people are allowed on the residence at any given time.
- No commercial photography/videography without prior written approval. Additional fees will apply.
