"We've been staying at HHI B&T resort for over 30 years and this condo is by far the nicest we've stayed in (and likely the nicest in the complex). Relax on the quiet side of admiral's row, located close to the ocean and AR pool. The owners did a fantastic job with the renovation and the views of the ocean are excellent. The owners were very helpful throughout the stay and even provided a hand truck for loading and unloading your luggage/items which is a huge help. They also provide a great beach wagon, chairs and toys for the kids--which made our stay so much easier. Looking forward to staying here again!"
Here is a cut and paste review from a guest who stayed at a nearby condo in our building recently. This is one of many "stuck in the 80's" condos in our condo building you DON'T want to reserve:
"This property really needs a makeover. It smells like an old house…. The furnishings are not very clean. The bed linens look like they are from the 90’s, and the bathrooms and kitchen look like the original build. Very much needs a new coat of paint at minimum."

BE VERY CAREFUL.......IF you want to enjoy your vacation at a true OCEANFRONT condo....... read below. Most or many reasonably priced HHI condo buildings are not located directly on the Atlantic Ocean and have no beach views from their balconies. HHB&TR TENNIS VILLAS CONDOS HAVE NO OCEAN VIEWS AND NO ELEVATORS, SO BEWARE. You will enjoy ocean views from our balcony as well as views of our building's own pool. HHB&TR is a wonderful family friendly Oceanfront resort. Be advised that NO Pets and NO smoking or vaping are permitted in the condo or on the balcony. Severe financial penalties will result if these mandates are violated.
This spacious 2/2 condo is on the second floor of the premiere Admirals Row building in the Hilton Head Beach & Tennis Resort. 225AR is on the preferred sunny south side of the building and across from our building's pool. There is an ocean view from the double 25' balcony which has a number of chairs for sunning and relaxing. It's only a 3 minute walk to the beach sand. NO STREETS TO CROSS or SHUTTLES NEEDED TO GET YOU TO THE BEACH WITH YOU HAVING TO LUG YOUR EQUIPMENT ALL THE WAY. HHB&TR is the most competitively priced family friendly condo rental complex on HHI. There are not many reasonable cost direct oceanfront condo properties on the beach in the very desirable Folly Field area of Hilton Head Island. Additionally, the long list of on-property amenities far surpasses all other condo complexes on Hilton Head Island.
2 Pools (not heated). The main pool near the beach is HUGE….the largest on HHI…. and also has a Kiddie Pool, 2 on site restaurants with bars........one is open air and near the beachside pool (JJs is seasonal), one is a sports bar and one is a pizza and wings place. An ice cream seasonal shack is also near the pool. Food deliveries to your condo is a snap. Just call and order. There is a Fitness center with multiple machines, 8 lighted Tennis Courts and 6 Pickleball courts (FREE to play), a Tennis shop and Tennis instructors are available seasonally, kids programs are also available seasonally, multiple grilling areas and picnic tables under the trees, sand Volleyball, Basketball Court, Kids equipment play area and Bike Rentals
WE COMPLETELY RENOVATED OUR CONDO, FLOOR TO CEILING AND FRONT TO BACK. It is now the nicest and most comfortable condo in our complex. Our pictures speak for themselves. In-Condo living areas include:
LIVING ROOM: Very comfortable faux leather sofa, loveseat, chair (all 3 recline), NEW 65” Flat screen Smart TV with Cable & wi-fi service, DVD player. Basic cable is offered. Bring your ROKU or Firestick and your passwords including Apple and Netflix.
KITCHEN: Refrigerator with ice maker, stove, microwave, dishwasher (ALL are NEW Stainless steel), a Keurig and drip coffee maker with built in POD single cup maker, toaster, toaster oven, blender, crock pot, George Foreman Grill, pots, pans, dishes, glasses, cutlery, table with chairs, phone landline for local calls, startup coffee and filters, dish soap, dishwasher pods, paper towels, trash bags.
MASTER BR: Queen bed sleeps 2, side tables and dresser, clothes closet, wall mounted flat screen TV, linens, pillows, blanket, comforter

BONUS for our Guests: We are one of the few owners who supply a luggage cart for your use to transport your belongings to and from the condo. Our guests LOVE this cart.
Coin Washers and Dryers ($3 each) are about 75 feet from our condo's front door. NO soap or quarters are available in the laundry room.
There are well over a hundred restaurants within a 5 mile radius of HHB&TR, several grocery stores are nearby, bike trails, a mini golf course close by and 3 golf courses are within 5 miles. Most church denominations and a synagogue are also within 5 miles.
One car pass is included with your rental. $35 for each additional car which we must pay to the resort. NO Smoking and NO pets are permitted on the property. We will not allow pets as some of our family members are extremely allergic to dogs and cats.......so this includes Service Animals. Thank you for understanding.
To enter the property, which has 24/7 security personnel, drive through the manned guard gate, proceed to the AR building, park in a non-assigned parking spot, and take the elevator to your beach escape condo. We will text the door electronic code 1-2 hours before occupancy date and time. It’s all about Family & Friends…enjoy your time together.
Minimum rental age is 25. ALL names and ages of occupants must be listed, exterior cameras record surroundings. Any deviation from declared occupants and/or pets being brought into the condo will result in loss of deposits and possibly you may need to vacate the condo early. Deposits are returned within 5 days of departure. Our Cleaner/Caretaker will confirm there are no damages and will also confirm inventory of the condo before deposits are refunded. Email AND text me within an hour of occupancy to report any damages you may see upon arrival.

Be advised that we just invested $80,000 to completely renovate out condo so it is now a first class accommodation. The beach/ocean is about a 90 yard, 3 minute walk from our building. Our building's pool is 75 feet from our building's stairs. Many condos in our condo community cannot view the ocean from their balconies. You will have to walk 10 minutes or more further to get to the beach. And many condos remain un-remodeled and are close to what they looked like in 1982. We are looking for guests who are respectable and will take care of our place as if it's their own and want a superior beach condo vacation experience.
Minimum stay nights……7 nights for prime weeks, especially spring break and summer months with Saturday to Saturday rental weeks......OFF season rates are lower, discounts are given for longer stays and you will be able to check in and check out any day you want.

At least one occupying guest must be at least 25 and prove who they are. We are respectful people and expect our guests to be respectful as well. Our property has on site 24/7 security. We strongly recommend that our guests obtain trip cancellation protection insurance.
