The backyard is the heart of KC Urban Oasis. It was designed for relaxing, entertaining, and enjoying a private resort-style experience without leaving the city.

* Use as a hot spa, cooling pool, or heated pool depending on season and settings
* Multiple gazebos with comfortable lounge seating
* Outdoor movie theater in gazebo with couch, projector, and screen

* Wood-burning firepit with seating
* Two swings near the firepit, including one that seats three
* Seating for approximately 8 around the firepit area

From late spring through fall, the trees and gardens create near-total seasonal privacy. During winter, when the trees are bare, the highway is visible from parts of the outdoor area.

Guest Access

Guests have private access to the listed indoor living areas and the large fenced backyard during their stay, including the swim spa, firepit, outdoor lounge areas, outdoor bar, outdoor TV, movie theater setup, game court, and gardens.

The following areas are not included and are locked/off limits:

* Basement
* Garage
* Storage area under the deck

The basement and garage are not available for guest use. No one will be staying in the basement during your reservation.

For everyone’s comfort and to keep the outdoor spaces in excellent condition, the backyard and swim spa may be briefly unavailable from 7:00 AM to 8:30 AM for pool cleaning, yard care, and garden maintenance.

Other Things to Note

Important Safety Notice

This property was designed primarily for adult enjoyment and is not childproofed. The home and outdoor areas include several features that may not be appropriate for young children or unattended children, including but not limited to staircases, elevated areas, hard edges, garden features, outdoor equipment, and the swim spa.

The swim spa is not separately fenced. It has powerful jets that can create strong currents and may be unsafe for children, inexperienced swimmers, or anyone who is not closely supervised. There is no lifeguard on duty.

Guests are responsible for using the swim spa and all outdoor amenities safely. Children and inexperienced swimmers must be supervised by a responsible adult at all times.

The property does not include childproofing features, guards, gates, pool fencing, or additional safety barriers. Guests should carefully review all photos, descriptions, house rules, and safety information before booking to determine whether the property is appropriate for their group.

Pets

Dogs may be allowed only with prior approval. Please message before booking if you plan to bring a dog.

Guests bringing approved dogs are fully responsible for their pets at all times. Dogs may not be left unattended outside.

The property includes extensive gardens, landscaping, and outdoor features. Some plants or garden areas may not be safe for pets, and unattended pets may cause significant damage to the gardens, landscaping, furniture, or equipment. Guests are responsible for any damage caused by their pets.

No cats are allowed, except as required by applicable law or platform policy.

Because approved dogs may stay at the property from time to time, the home is not guaranteed to be allergen-free.

Garden & Outdoor Area Care

The gardens are a major part of the property experience and require careful care. Please do not pick flowers, damage plants, move garden items, or allow children or pets to play unsupervised in landscaped areas.

Guests are responsible for damage caused by anyone in their group, including children and pets.

Exterior Cameras

Exterior security cameras are located on the property for safety and security. Cameras monitor exterior areas only. There are no indoor cameras.

Guests may not tamper with, cover, disconnect, disable, or interfere with any cameras or security equipment. Doing so may result in cancellation of the remainder of the reservation without refund, to the extent permitted by Airbnb rules and applicable law.

Before publishing: make sure your Airbnb safety disclosure lists the exact camera locations and what each camera views.

Off-Limit Areas

The basement, garage, and storage area under the deck are locked and not included with the rental. Guests may not access these areas for any reason.
