Suites by the Sea is the perfect spot for your coastal Maine getaway. Located directly across the street from Lincolnville Beach, you’re just steps from swimming, sunbathing, and searching for ocean treasures along the shoreline. With two private screened‑in balconies, you can take in the views of Penobscot Bay without worrying about bugs—whether you’re enjoying your morning coffee or unwinding at sunset.

Lincolnville is an ideal home base for exploring mid‑coast Maine. Head south to Camden and Rockland for great restaurants, unique shops, and scenic schooner rides. If you love the outdoors, Camden Hills State Park is only minutes away and offers some of the best hiking in the region. To the north, Belfast provides even more dining and shopping options, and about 1.5 hours away, Acadia National Park awaits with its dramatic rocky coastline and iconic views.

After a day of adventure, return to the quiet charm of Lincolnville. The Maine Artisans Shop—located on the first floor of our building—features beautiful locally crafted goods. The Lincolnville Beach Store is right next door, offering breakfast sandwhiches, subs, pizza and more.

Our spacious penthouse, approximately 2,000 sq. ft., offers plenty of room for families and groups to spread out and relax. The front balcony overlooks the beach and Penobscot Bay, while the family room is perfect for kids to enjoy games, books, puzzles, and TV. Music lovers will appreciate the baby grand piano, ready for a sing‑along or a quiet evening tune.

The penthouse accommodates up to 10 guests with three bedrooms (each with a queen bed), a queen pull‑out sofa in the living room, and a daybed with trundle (two twins) in the family room. Need even more space? Ask about our two studio apartments, which can host an additional six guests.

After your day out, unwind in the large jetted tub or enjoy the extra‑large shower with dual showerheads in the main bathroom. In cooler months, cozy up by one of the two gas fireplaces or relax on the balcony as snow falls over the water.

A few things to note:

The penthouse is on the third floor. While there is no elevator, a stairlift is available for assistance.

Suites by the Sea is located on busy Route 1, so some traffic noise is possible. With the doors closed and AC running, most guests find it minimal.

Security cameras monitor the parking lot, entrance, beach, and saltwater marsh.

A Renter’s Agreement must be signed to finalize your reservation and receive your door codes.
