Very close to all amenities including local supermarket, restaurants and Boulangerie. 3 min walk to tram, 6 minute walk to Main Train Station, not to mention the many shops very close by on Jean Medecin. If you like the beach, you can take a leisurely stroll to the Promenade des Anglais, or arrive 10 mins if you take the tram :-).
