Best St. Augustine Beach Condo Rentals: What to Look For Before You Book

Planning a St. Augustine Beach getaway? Not all "beachfront" condos are the same — and the difference between a great stay and a disappointing one usually comes down to a few things you can check before you pay. Here's the checklist we share with our own guests at Coastal Dreams.

Beachfront vs. ocean view — know what you're getting

"Beachfront" and "ocean view" sound similar, but they're not the same thing. A true beachfront unit sits right on the sand. An ocean-view condo, like ours, looks out over the ocean and the beach, with the sand a short walk away — at Coastal Dreams, it's steps from your door via our private boardwalk.

Neither is better on its own. What matters is that the listing says which one it is, honestly. If a listing says "beachfront" but the photos show a parking lot between the building and the sand, believe the photos. Ask how far the walk to the beach really is, and whether beach access is private or public.

Read the fees before you fall for the nightly rate

The nightly rate is only part of the price. Before you book, check:

  • Cleaning fee — is it per stay, and how much? Ours is a flat fee per stay.

  • Service fees — Airbnb and Vrbo add their own fees on top of the nightly rate. Booking direct skips most of that, which is why our direct rate on Houfy is the lowest you'll find for our condo.

  • Taxes — Florida charges 11.5% on short-term stays, wherever you book.

  • Minimum stay and cancellation policy — both change through the year and by booking site, so check the listing for your exact dates before you pay.

If a price looks too good to be true, it's usually the nightly rate without the fees. Compare the all-in total, not the headline number.

Check the access: beach, building, and check-in

A great condo is easy to get into and easy to get around:

  • Private beach access — a gated boardwalk beats a public access point a block away.

  • Elevator — our unit is on the third floor, and the building has elevator access.

  • Parking — free parking on site, no hunting for a spot.

  • Check-in — contactless self check-in means no waiting for a key handoff after a long drive.

Make sure it fits your family

"Sleeps 5" means different things in different condos. Check the actual beds: our second bedroom has a queen plus a twin XL trundle, and the master has a king. We sleep 5 plus an infant, and we provide a pack-n-play.

For families, the extras matter more than the square footage: a full kitchen, a washer and dryer, beach chairs, an umbrella, and towels already in the condo. Ask what's included before you pack half your house.

Traveling with little ones or sensitive family members? Our condo is fragrance-free throughout — here's what that means and why it matters for sensitive guests.

Verify before you pay

Before you put down a deposit, check these five things:

  1. Real reviews — recent ones, on more than one platform. Look for specifics, not just stars.

  2. A real license — Florida requires vacation rentals to list their license number. Ours is FL Vacation Rental License #14783962, St. Johns County Registration #9810043.

  3. Exact location — "St. Augustine Beach" and "historic downtown St. Augustine" are 7 miles apart. Know which one you're booking.

  4. Real photos of the actual unit — not stock photos of the resort.

  5. A host you can reach — a phone number and a real person answering questions. Ours is 716-725-2220.

Thinking about a longer stay?

If you're planning a month or more — a snowbird escape from the cold — the math changes. Monthly rates, a full kitchen, laundry, and fast Wi-Fi matter a lot more than they do on a weekend trip. We wrote a whole guide to snowbirding in St. Augustine Beach if you're weighing a winter stay.

And once you're here, a car makes everything easier. Plenty of restaurants and coffee shops are within a mile — the best restaurants, coffee shops, and things to do within a mile of our condo — but you'll want a car for groceries, the 7-mile drive into historic downtown, and day trips. If the weather turns, here's what to do on a rainy day in St. Augustine.

The short version

The best St. Augustine Beach condo rental is the one that's honest about what it is: real ocean views, real fees up front, private beach access, beds that fit your family, and a host you can actually reach. Check those boxes and you'll have a great trip — wherever you stay.

If Coastal Dreams sounds like your kind of place, check availability and book direct — booking direct is always the best rate. Or book through Houfy. Questions? Call or text 716-725-2220. — Kat
