Welcome to Panama City Beach's Premier all-amenities resort! Our updated, tastefully decorated 2 bedroom, 2 bath villa effortlessly sleeps up to 6 with our queen-size sleeper sofa. Perfect for families, a couples getaway, or friends trip, each bedroom is equipped with a king-size bed, ensuite bathroom access and plenty of closet and storage space. The beautifully updated modern kitchen has everything you'll need to prepare all your meals including a blender and crockpot. We provide a starter set of laundry pods and dryer sheets to use with our in-unit stackable washer and dryer. Guests love our countless, carefree amenities including our fully stocked coffee station that includes a keurig and traditional drip coffee maker: coffee filters, a starter set of pods, flavored syrups, creamers, sweeteners and tea bags to make your morning cup effortless; designated beach towels to be used at the pool or beach; as well as access to our outdoor storage bin stocked with a sand buggy, backpack beach chairs, a small cooler, boogie boards, pickleball equipment and more! We strive to make every stay a relaxing, hassle-free getaway for all our guests.

Once you arrive, with everything on-site, you'll never want to leave. Wake up to the refreshing Gulf breeze on our oversized patio where you can catch a glimpse of the emerald waters of the Gulf between our towers across the street. You'll have unobstructed, relaxing views of our resort's well-maintained par 3 executive golf course where you can watch golfers chip in on the first hole and tee off on the second.

Spend some time strolling the beautiful grounds of the villas where you'll spot turtles sunbathing on the banks of the ponds. Walk over to The Club at Edgewater just around the corner for a morning workout, a game of tennis, pickleball or shuffleboard, or book a tee time for a round of golf (additional fee required. Golf cart and pull cart rentals also available).

Once you're ready to hit the sand, help yourself to our outdoor storage bin and make your way over the safe and convenient pedestrian bridge (or call for a free tram ride) to Edgewater's famous resort-style beachfront. There, you'll find daily events and activities happening all summer long including karaoke, live music, afternoon DJ and "dive-in" movies. You'll have gated access to the sugar white sands of Panama City Beach along with Edgewater's picturesque lagoon-style pool with waterfalls, chaise lounges, private cabanas (additional fee required) and 4 beachfront hot tubs. Treat yourself to lunch at Ocean's Restaurant, or stop by in the early evening to enjoy their daily happy hour. Forget your sunblock or any toiletries? Edgie's Market has you covered. Not only does this convenient corner market have many items you may have left at home, they also serve Starbucks coffee, freshly made breakfast sandwiches along with daily special sandwiches and wraps. After a long day of fun in the sun, you'll look forward to returning to our patio to kick back, relax and enjoy a cocktail while watching the color-drenched sunset skies. If you're looking to cool off during the day but don't want to walk across the street, you have your choice of 8 villa side pools to choose from. The closest one is just around the corner from our front door.

Please note the following house and HOA rules required to book our property:
1. Primary renter/booker MUST be at least 25 years of age and must be staying in the rental. No 3rd party rentals.
2. Signed renter agreement and a copy of your government issued ID (driver's license) are required to book.
3. Security deposit hold of $200 scheduled to be reserved 2 days prior to arrival. Please note, this is simply a hold and nothing will actually be charged unless excessive cleaning is required or there is damage to the property or furnishings discovered after your departure. The hold will be processed by the Host on the Guest's credit card and will be released 2 days after Guest's departure.
3. The uploaded ID must match the primary renter.
4. A maximum of 6 guests allowed, including children/infants regardless of age.
5. No parties.
6. No pets.
7. No smoking in unit, on patio or on our front walkway.

Additional Onsite Fees Required:
All Edgewater guests must register at least one day prior to arrival. A link to the resort's guest registration site will be sent in your detailed check-in instructions 3 days prior to arrival. A $50 resort access pass must be purchased in the portal ($75 if registering same day as arrival). Up to 3 vehicles per unit are allowed—an additional $50 for a 2nd vehicle and $100 for a 3rd vehicle. All Edgewater guests must where an orange guest wristband on any Edgewater property outside of our villa. We provide 6 guest wristbands for your use in our unit. Prior to your departure, all wristbands must be returned to the hook on the back of the front door. If any are destroyed or missing, a $5 per missing wristband fee will be deducted from your security deposit hold.

We also recommend purchasing travel insurance especially during hurricane season as refunds are not offered due to circumstances out of our control including but not limited to events such as weather, travel disruptions, or personal emergencies.
